Run down. The fence is rusty and falling over, the paint is falling off the structures and the roofs look like they were bad 20 years ago. No camp host, and it seems like no one cares about the place. Most spots do not have septic due to issues. I understand that life by the sea can be rough for structures, but a coat of paint will really increase longevity and could bring in more guest. I didn't like that the fence was falling over and rusty it made it feel like an old run down trailer park in the ghetto. It seems like Sunrise resorts has decided not to invest properly in this location and I will not be returning. I will not stay at any location if this is how they treat their properties. Money grabbers not re-investing in guest experience.

Extremely run down place! All buildings look like they could fall at any minute! All sites have really bad weeds that have stickers. The stickers get tracked in on shoes and are bad for animals. Several people had their dogs running around with no leash. Still have septics issue and it’s water & power only at most sites. The only nice thing about this place is that you stay in your own home (RV) and you don’t have to stay in the nasty hotels in ocean shores.

We have stayed here twice in our motorhome and have enjoyed both stays. Quick walk to the beach, full hookups, a playground, and bathrooms and showers. We also used the clam cleaning station for the first time and it was perfect. Staff is very friendly. We will continue staying here.

5 minute walk to the beach, which is not crowded. The on-site restroom and shower facilities were clean. Space 11 was pretty flat, so our trailer was easy to level. Full hookup site, everything worked great (did not use the available cable TV). Wifi was down during our visit, but we try to stay away from the internet when on vacation. The whole facility is a little run down, but the staff are super nice and its a beautiful, quiet location. The store at the end of the road is well stocked with essential items, and ocean shores is only a few minutes away!

This is an older RV park, about a half mile from the ocean via a walking trail. The cable did not work in the park. The "clubhouse" was a musty smelling building that technically is only open until 4 pm. The owners were nice enough to let us stay past that hour to watch football since the cable was out at the campsites. The bathrooms were clean. Not sure if I would stay there again or not.

Great place for tent and RV camping. The beach is only a foot path away and the features are great. I would do 5 stars but the bathrooms/showers/club house need some love. The clubhouse and clam washing station need a decent amount of work done. Overall I'd recommend it and will return.

The best thing about this place is the short walking distance to the beach. For those who have not been to this beach, it is wide and soft sand. Our dogs love to run off leash on it. The RV camp is okay but there are some things about it like the cable does not work. It really doesn't have any views. The staff is pretty nice. And the General Store that is a short walking distance from the camp is really well stocked.

Extremely dated camp grounds for RVs and tent camping. Would recommend for proximity to the beach as it is less than a 10 minute walk through a dedicated pathway to get there. Only if you are doing self contained camping.Clubhouse was closed during the year of 2020 for Covid but the building is close to looking condemned with a sagging roof and grass growing from several holes in the walls.They have an enclosed clam cleaning room with running water, again it looks like zero maintenance has been done for many years.The deluxe spots are tucked in a corner and seem to have a little more space between sites at about $12 more per day.Only spoke with staff at check in/out. Overall not too bad of an experience but we didnt spend much time at the actual RV park in a trip to the beach.

We Love this place! Great walk to a big clean beach! Premium sites have lots of space. Owner is very nice. Market is within walking distance, huge plus out here! We've had a great stay. 7+ nights this go round. We will be back next summer.

Starting with the good: super close to the beach, has a small store close by, and a decent playground/ space for kids to run and ride bikes.For the not so good: you have to pay for internet, their power grid kept getting overwhelmed and shutting off the shore line connection so no ac. Also the camper sites are incredibly close together, we had about a foot and a half on either side of our picnic table between our trailer and the one at the site next to us. Also don’t walk around barefoot, there are these incredibly painful little hidden pokey plants that will wreck your kids and your feet. Not all sites have picnic tables and over all it’s super basic with little amenities.

Our stay there started out a bit rough due to a pushy neighbor that said it was his friends spot and we went to the front desk and Andrea handled everything so well (including the angry guys attitude) it’s was a great rv park, clean and quiet and everyone followed the rules. We extended our stay and even though it was quite busy due to clamming and Andrea (she’s awesome!) let us keep our spot. not a bad place to spend the night all things considered. a little older resort in that the park has been there for a very long time and could use a little updating.we chose it because it was recommended and because it was supposedly one of the few RV resorts that allowed for having and outdoor fire but learned upon arrival that they no longer allow outdoor fires due to a fairly recent accident where some camper caught his RV on fire and subsequently torched a number of nearby units. yeah the one bad apple spoiled it for all...as to the amenities besides being a full hookup the resort offered Wi-Fi as well although we were the furthest site from the hub being closest to the beach and could only get one bar. it was also an open network , no password required so I was a little hesitant to connect regardless. they had cable so it wasn't an issue we hooked everything up and experienced no issues.there was a nice little playground set up for the kids so that was nice too.

No stars! The the showers are moldy and so are the shower curtains. The sinks are rusting out. The maintenance man was more worried about the grass then cutting down the limbs on the trees that he said he would come cut down so they wouldn't scratch our truck. The resort Association or owners or somebody needs to do an Undercover Boss on this place it's not good. Four maybe five picnic tables and fire pits for the whole Camp tenting area. All the buildings are rundown and not even usable. And the woman that answers the phones and checks people in is very abrupt and rude. We will not stay here again and we will not encourage any friends or family to ever stay here again.

This place is a dump, these are recent pictures. Many comment on it being 5 minutes from the beach. I guess that is an advantage if you can overlook the fact that the place is falling apart and there are homeless shelters across the street just to get access to the beach. I stayed one night and left the next morning and then had to have the credit card company block payment since the company never responded to my calls or emailed complaints. When checking history saw company had been sued over misrepresentation of memberships.

Great location VERY close to the beach. Nice quiet campground and the management were wonderful. We had a site with full hookups and cable and everything worked perfectly. The sites are large but like most ocean campgrounds, essentially gravel spots. Regardless, we'll definitely stay here again... 30' motorhome

We stayed at the park a few weeks ago. Calvin the host was very pleasant and helpful to our group of 3. Rustic campground with grass sites. Short walk to a beautiful beach. The sites are huge and well maintained. Building are in need of upgrades.

The bathrooms were decent, showers were another story. A fair amount of broke down or "lived in" RV's in campground. High price for low quality. Claming station about to have the roof fall in on ya.. The women in charge was very rude. Will not be going back.

The grass is nicely maintained. Unfortunately, I cannot say the same thing about the bathrooms & showers. The curtains look as though they have been there for 20+ years. Yuck! The showers are worn and there are cracks and holes especially around the shower knobs & heads. The showers are dirty, full of hair and old soap, etc. Unless, you want to be really grossed out, don't look under the shower mat!

Cold water shower, gate attendant seemed just as cold as the shower. They don't allow tents in the RV spot with your RV. You have to pay more for a tent site that was on the opposite side of the park from my friends RV. They called it a short walk to the beach but the trail was deep sand and there was no shade it was a sweat filled walk. There wasn't much outdoor activities besides the beach and camping not even horse shoes. NO SHADE

Not as advertised. Buildings are a bit run down, sewer (hookup) smells horrible, and electricity hookups surge a lot, causing blown fuses in RVs. Path to beach is not maintained and is infested with devil's head burrs that imbedded in our dogs paws. Restrooms are clean and staff is friendly.wifi is offered for a fee but doesn't work at all. We rented a site that said it had a view of the ocean, but it isn't even on the ocean side if the grounds and even the ones that are don't have a view. Probably won't camp here again

Favorite place to camp at the ocean. Good size lots. Full hookups. Never used the restrooms as we have full hookups in our r.v. the only thing I don't like is not being able to reserve the spots u like. Besides that all is great.

Nothing fancy, but a great family place. RV area is essentially a large gravel and dead grass lot, but full hookups and pull throughs. Lots of games and puzzles in the clubhouse. Showers are free. Great kids play area and there's enough kids in the park that I wasn't worried about the noise from mine playing.

Booked over the phone with Andrea who was abrasive doing so. Paid for a premium site and were arriving after hours. We were assigned site 45 which is not a premium site. Next day went to the office to get moved. Andrea was there and I explained we didn’t get the premium site as we paid for. She was again abrasive and perturbed I was asking for something else. She said she had someone holding on the phone andneeded to get on with it. She asked if giving us the site next to us would suffice. I agreed but wasn’t happy I had to dicker for the bigger site I paid for. Won’t be back.

Most sites are pull-through, and everything is full hookup, that's nice. There seems to be no binding definition of "resort", although most places giving themselves that name seem to have at least a hot tub, if not a swimming pool. None of that here, though. The attraction is apparently all about the beach, which is an easy walk out the opening in the fence. Nice, big sandy beach. Lots of clam digging, it looks like.This is probably why people put up with the surly management team. I can't imagine any other reason; it sure isn't the showers, which are still somewhat disgusting ... as reported by someone else a year ago.

I give the time we spent w/family and friends 5 stars but can't say the same about this "resort". 1: Check photos - the sites are as close as they appear (very much like your average parking lot but without asphalt). If your rv has a slide, be prepared to be very cozy with your neighbors 2: Campfires are limited to the community burn pit down near the play area. This was in wet and wild October - no burn ban in effect. 3: I did not use the bath or showers but if the community structure and clam cleaning room are any indication, I'd avoid. At all cost. 4: Website indicates Wi-Fi which is a bit misleading in that it can be purchased thru a 3rd party But otherwise, nada. No internet. 5: There are no discounts for military or club membership. 6: We upgraded for an ocean view, as indicated on the website. I imagine we could have seen the ocean had we crawled atop our trailer - strange an ocean view is offered. 7: The man running this show clearly desires a job change. It appears he has alot on his hands. He actually hung up on me when I questioned the amenities listed on his site after our stay. Prob not the best convo; my input was negative although not rude or unkind but rather questioning the whole upgrade thing. Give him a call, see how he answers his phone. Anyway, we won't be back. Hoping if you take the bait, you fare better than we did. Happy travels!!

Beautiful beach, a short distance walk. Low pressure water making showers sparce. Nice management in a very old resort. Very clean but things are crumbling. Not one tree on place but nice space between RV's. Lots of green grass and sun.

You drive up to the opening of park. It looks really nice. Very green, trees, then you drive back to where the RV's park. It is basically a gravel lot. There once was grass, but what is left is brown and no maintenance done on it. Some other people came in at the same time we did, they had sat out on the road waiting for noon. The people would not let them check in until then. Their friends were sent away being told they were out of room, no spaces available. We were here for 3 days and never saw the park more than 1/2 full. The restroom/shower area smelled of sewage. I was afraid to do my laundry here, so waited until we left and went to next park.It states out front that Cable and WiFi are included, but you have to pay more for those things. They do not offer any discounts, such as Good Sam, AAA, Senior. This is the first park I have ever been to that was so bad, but looked so good from the entrance. The walk to the beach is short.One extremely large RV came in while we were there, they had been assigned a space, the RV was too large for the site, sticking out in the road. The people running it would not allow them to move until the next day at noon. They have a very strict noon check in and no deviance whatsoever. Frankly. There are many parks in this area. I will stay in one of those from now on. No more at this one.This is a resort type park that is run out of Florida. I don't know if they are franchised out, but I could see that the Manager's, or whoever was running this place was not into making a profit, or maintaining anymore than they had to. It could be a very nice park. They could have a store in one of their large building and make more money, they do not and the nearest store is too far to walk to, so if you do decide to stay, make sure you have everything you need or want before arriving.

The place I remember from when I was a kid is gone, however the beaches are the same and the manager and his wife are the friendliest of hosts willing to accommodate the weary travelers. Enjoy your stay and search for agates , but leave the driftwood!
