Lived in Brittany Knowls Town homes for two years. During our stay ac went out took a week to repair in July of 2018 whitch we where told we are sorry once during the week of it being down. Informed them a month before I was being transferred for work 2 hours away, and had already switched to a month to month lease with a 10% monthly surcharge and was told they required a 90 day notice. Moved and continued paying rent for 30 days spending every weekend cleaning and patching nail holes to still be told our $1200 deposit was only partially refunded due to cleanliness and wall damage. 9 out of 10 do not recommend.

Very quiet little neighborhood in Teaberry Greene, nice townhouse. Reasonable rent. Good insulation between neighbors (we never hear either side). Any issues we've had inside the townhouse has been addressed in a timely manner. Love it here.

We moved here for my work, and needed to find something quick and affordable while we sold our house in another part of the state. The staff have been very responsive and professional. We moved in site unseen, and were pleased. Any issues (there have been very few) were resolved quickly and they have treated us like they really want us to be here. The maintenance guys are very responsive and professional every time. Read the terms of the lease do your part, and you will find they will do the same and more. After being a homeowner for 15 years, I am enjoying not having to do house repairs. We have great neighbors, for the most part, and the neighborhood is safe. Kim and her team really took the stress out of our relocation, and we appreciate that a lot. I couldn't have found a better place at such a great price.

Unfortunately, my husband and I called your business today in hopes of receiving help in renting a place while we transition from our current home to the one that is being built for us.We were greeted by telephone very poorly. Between the sighs of inconvenience, the very rude comments made for utterly no reason and the employee clearly hating her job, we decided not to use your rental company. If this is how we are treated within the first minute of a phone conversation, I can’t imagine what kind of experience the actual rental process would be. I’m sure you have a level of professionalism that is expected of your employees, but unfortunately it is not being monitored closely enough if this is the behavior of one of your first contacts for the company. Hopefully this can be addressed so other prospects for rentals won’t be deterred.A good attitude goes a long way. Poor attitude reflects poorly upon the character of your company.**update**Rent PPM reached out to us and assured us that the issue would be addressed. They explained how calls are outsourced and that they as a company do not accept the behavior that was displayed during our initial phone conversation.

They are very rude and never answer their phone call because they are not responsible, everything is almost broken and it takes forever for them to fix. For this price I do not recommend. I been living in this apartment for 4 years and each years they treat you worse.

I have been a tenant in the past for a year and again just recently for a year since I had a great experience last time. Just be a respectful human and you will receive the same in return. Both Kim and Mike have been great from beginning to end. Also, upon move out, as long as you leave things just the same as move in you should not have any issues with getting a deposit back. I haven’t had any issues. Last time I rented I had a leak in my plumbing in the upstairs bathroom, after hours, I called and someone came right over to fix it. I had a leak this past leasing experience and the same thing occurred and it was fixed right away. I’ve been pleased with the quick responses. Even if they don’t pick up the phone on the first time calling, Kim or Mike has always called back within the hour. I have noticed email is always the easiest way to unless it’s an emergency but they do have an answering service that is great help when emergencies arise.If it wasn’t for my expanding family and moving out of the area due to my job I would have re-signed my lease. Thank you Rent PPM for making my stay and transition out a pleasurable experience.

I rented a townhouse at Brittany Knoll and my experience was amazing! The entire staff is super friendly and very accommodating! The townhouses are very clean and well kept. The property manager Kim is outstanding! Very responsive to any questions or concerns. She is also a fantastic realtor that helped me buy my first home. I HIGHLY recommend using RentPPM for any of your rental needs.

Horrible!!! We have had a horrible experience with this company and the staff. We moved in 2 years ago and immediately started having issues. HORRIBLE customer service, dont be fooled! They will be super helpful until you sign the lease and then you are on your own. Do your research ask around (I wish I had)! We had nothing but issues from the moment we moved in the first week. We have learned that some other tenants have had the exact same issues yet nothing is being done. We had issues with our washing machine, ants, leaking kitchen faucet and the plumbing/pipes are still an issue- 45 days after our initial report!! The "property manager" Mike is inexperienced and rude. He has blamed us the tenants, the call center that they employ and the maintenance manager for all the issues never once showing any sort of responsibility or interest. They will eventually flat out ignore your phone calls and emails. The Kim who gives this place a 5 star review on their Facebook page is an employee so her review would of course be nothing less. When asked to speak to someone else or the owner they refuse to provide any information stating we could write a letter to the owner and they would forward it on. I have heard from tenants who no longer live there that you will be hard pressed to get any of your deposit back no matter the condition you leave the unit. Do your research, ask around you will learn so much about this horrible company! Most recently this evening, we have just waited for over an hour for maintenance to show up after speaking with them about coming home to water on the floor of our kitchen leaking from the dishwasher. They said they were on the way as I also reminded them this will be the 4th time they have been out to repair the kitchen plumbing/disposal issues since we have lived here. Then received a call back from maintenance 1 hour and 15 minutes later saying that because it wasn't an active leak they wouldn't be coming until Monday morning! This is just another reason we are leaving and will be sure to spread the word about our horrible experience with Rent PPM! We cannot wait to be out of nightmare. Also noticed they have blocked anyone from leaving reviews on their FB page going forward, please help spread the word to your friends and family!Update: When I called this morning to follow up on this and spoke to Kim, not only did she talk over me and mutter while I was speaking after asking me a question she was defensive and RUDE. Little did she know I have started recording these conversations and will be sharing them with all who will listen!

I've been a tenant of 3 years now. I'm happy here, it's a beautiful neighborhood and everyone is pretty friendly here.The Maintenance staff here is amazing. Dexter and Gary worked all day very hard on my Air conditioning unit that needed to be replaced but that isn't all. They made sure that I was comfortable during the time I had to wait until the unit arrived. Gary kept checking that AC that was in place never ran out of freon so that we didn't suffer. It apparently had a leak. I have MS so it's medically necessary for me to have AC and they cared enough to make sure I was taken care of.Kim the leasing manager followed up on emails and phone calls while I was away to ensure that I was kept up to date on the status. They are all Professional, friendly, Trustworthy and very knowledgeable in there areas of expertise. If the jobs needs to get done, they will get it done as soon as they are able to and they do.I trust them all enough to leave them in my place while I run errands and I have never ever encountered a problem with them. That says a lot about the integrity of the people they hire.Keep up the good work guys, A very happy tenant.

The properties are beautiful and in private neighborhoods. Management has been nothing but helpful and always takes care of any requests we might have in a timely manner! I definitely recommend the company if you're looking to rent.

Do not rent a unit from Rentppm, Plain and simple. I have lived in numerous townhomes, apartments, condos, old, new etc. The entity who managed the property was always easy to deal with and understanding if an issue arose, as long as you were a good tenant(I.e. paid rent on time didn’t cause issues for other neighbors etc) my record is great and I’ve always gotten my full deposit back. Rentppm is a different story the maintenance is basically useless, enetered the residence without knocking or notice(once), air filter was changed once in 3 years(manditory this task be done by the landlord agency, rentppm) and essentially had a compete and total disregard for you as the tenan(privacy, addressing issues in the complex that were affecting you, lack of respect) . I regret not taking heed to the other reviews here that had similar experiences. Would not recommend.

We lived here for almost 4 years before buying a house. They were able to get us a unit on short notice (had a week and a half to move due to a job offer). The unit was clean. Maintenance generally arrived within a reasonable period of time. Overall it was your average rental experience. They certainly improved in getting the roads plowed out after snow storms.

The area is so wonderfully quaint and picturesque and the apartments are wonderfully spacious!! Kim and Mike (office staff), as well as their awesome maintenance staff met my every expectation and beyond!! ! Shout out to Gary and Ramy (sp?)....awesome maintenance peeps!! Only reason i moved? I had to downsize!! Kim and Mike / Gary and Ramy (sp) worked with me to make my transition 100 percent smooth .... they even found a way for me to be able to exit my lease a tad sooner! Nice job, you guys ! I highly recommend !! :)-->-----<

The ABSOLUTE worst people to deal with! Left without AC for 3 days prior to them saying They fixed it multiple times throughout our 2 years! 80-85 degrees in the apartment ! Had to leave and book a hotel, that they absolutely won’t reimburse. Even with a toddler and dog. Finally fixed it and completely trashed the inside of our apartment mud everywhere furniture moved and not put back. Then leave a petty note about tires on the back deck saying we were in violation ! Definitely don’t recommend !!!

I would avoid any property associated with Rent PPM at all costs! First and foremost, the customer service is horrible and extremely rude. Kim is initially very helpful in the process of having you sign your lease, but once the process is completed any trace of helpfulness is gone. When we broke our lease, she was extremely rude and cruel even knowing we were doing so because of my father in law's death. Secondly, maintenance is horrible. Requests are rarely completed on time and we have had to call about or air conditioner eight times for the same problem. Both summers we lived there, we went without A.C. For three to four days in the middle of July while I watched maintenance men nap in their vans. I love the area, but Rent PPM is a company I would never do business with again.Update: About 45 minutes after posting this review my husband and I received a call from Kim. She was very worried that we had called her rude and unprofessional, because according to her we had attached her name to the review. In the process of trying to explain our reasoning; I was overtalked and interrupted on three seperate occasions before my husband intervened. In the process of explaining himself, he was hung up on. The other reviewers were correct in the fact that she becomes extremely defensive and will overtalk you once you leave a review, but I cannot in good conscience let other people rent from them without knowing what they are getting into .

I love how every negative review is commented on as being either incorrect or written by a "fake" user with one review. But many of the positive reviews also only have one review, so I guess they are all fake too? Anyways, this is a real review and I have to say my biggest issue is with the face of the company (Kim) because she takes no accountability, as you can probably extract from her responses to tenants. I already expect another deflecting or defensive reply to my review from her.I liked the townhouses we lived in, the maintenance staff was great but they can only do so much. The houses have many issues e.g. frozen pipes in the winter, one HVAC unit/register for three! floors which causes the downstairs to be constantly cold and the upstairs really hot or vice versa. Kim has been treating my family incredibly unprofessionally, we called many times and no one would pick up the phone. Wanted us to pay extra because THEY! weren't available to do a walk-through on move-out day so needed us to stay longer but wanted to charge us for their unavailability. We had problems with ants and mice coming in the house, the toilet was constantly clocked because of a bad piping job.But seriously the biggest issue we had was with Kim's unprofessional behavior! Please, retrain her on customer service or hire someone who can represent your company in a more respectful and professional manner. If it wasn't for her, my review wouldn't be nearly as negative.*edit: If I choose to believe that these responses aren't written by Kim, you clearly do not know what is going on in your own office. We moved out on the 31st, were told no one was there to do the inspection, with the first available walk-through two days later. When we said that we were moving two hours away, we were told that we could stay but needed to pay for the extra two days. Again, you are proving how you disregard your tenants concerns, and are not accountable for anything you do! I hope that people read these reviews before signing a lease with you!

Okay, so you answered my complaint. I WANT MY SECURITY DEPOSIT. ITS mid-September, 45 days since I moved out. Kindly ANSWER that.I gave RENTPPM their required 60 days notice after I had decided to move closer to work. Initially asked them when my lease was up and was told July 2016. When I inquired again, I was told they mixed my lease end date up with someone else's and that my lease ended in Sept 2016, by then I had already secured new housing and told her that that mix up was not acceptable. I was told by Kim that I would NOT be charged for moving out early. I paid my rent on time, kept the condo spotless and when I moved out, it was cleaner that I found it. When I moved in, the dryer hose was not hooked up, the bathrooms were filthy, the mold/mildew coming from the vent in the Jacuzzi tub was so disgusting, CLOROX couldn't even alleviate it.The back door screen door lock never worked. No blinds for the Sliding glass door that lead to the patio so I purchased curtains for privacy as the backyard neighbor could easily see in. Speaking of backyard neighbors, on several occasions I was party to ash flying into my yard when they were burning wood very close to my house.. I went up to them on several occasions to no avail. Scary to say the least. The maintenance crew were subpar, saying they changed air filters when they hadn't and when they FINALLY did, they charged me for them. If I had known, I would have changed them myself. Now let,s get to the real reason why I am dissatisfied with RENTPPM, they NEVER tell you have to wait 45+ days for your security deposit, never. And their reasoning is, amongst many others, is that tenants are paid in line of their moving out. So they are telling me that there were THAT many people who moved out in July or before that took precedence over ME? Really? Then I got fed they needed the LAST water/gas bill for me, okay, you get that the beginning of AUGUST. In addition, there was very little the maintenance people needed to do to "flip" my condo as I cleaned the carpets, painted the walls, scrubbed every inch of the kitchen/bathroom AND the condo has already been re-rented. Excuse after excuse after excuse. I moved out completely, keys to RENTPPM on the 31July, Its 7th of September 2016 and still NO Security deposit check. Wonder what their excuse will be now?

If I could give this company zero stars I would! Customer service is horrible. Kim is rude and unprofessional. Calls aren't returned in a timely fashion and when they are returned they are impolite and extremely rude. I broke my lease because of my fathers death and I had some questions about the legality of their lease termination. When I asked for a corporate number Kim refused to give it to me. I would never rent from this company again. PPM should stand for Piss Poor Management

Whatever you do, DO NOT EVER rent from any PPM properties. We lived at Brittany Knolls for a year and the way they get around keeping your deposit when you are ready to move is by requiring 60 days notice instead of the customary 30 days required in every rental and state I have lived in. We were told we had a notice put on our door at 60 days which DID NOT happen. We kept the place nice and made sure it was very clean when we left. They charged us for a months rent when we were living across the US from Virginia. Using the sixty day notice is very sneaky of them because individuals only think 30 days is required even though it is in small print in the lease when you sign it.When we moved in there was a broken board on our balcony. It took them 11 months to fix it.So glad we don't live there anymore.

Extremely over priced maintenance doesn't respond in in a timely fashion they require a 60 day termination letter even if your month to month they have a very unsafe playground at Brittany knoll apartments and they won't accept a check then they charge you a $30 fee if you pay your bill by card online would not recommend dealing with Rutherford or rent ppm

PPM is great. It's a safe and friendly neighborhood. They have fixed everything, even little non-necessary repairs, quite quickly. I brag that we never hear our neighbors. We had neighbors with an infant, yet still never heard their baby crying. I highly recommend PPM Rentals.

So i was scheduled for a walkthough today at 9am. That I scheduled at the end of April. It is now 1014am and there representative is still not here. I have let messages on there phone that they never seem to answer and sent an email. Poor customer service. Had to actually go to the office. They got person on the phone to only say they were overbooked. Really? A phone call asking for a different time would of been appreciated. This is unacceptable as well as HORRIBLE customer service.

Rent PPM manages storage units in Fishersville, Virginia. My sister rents a unit there and can't afford to keep them from auctioning off the contents. She's staved off the auction for several months by making small payments of 10 or so dollars here and there. She also claims others have anonymously made payments for her. Not according to Rent PPM. I sent my girlfriend into their Fishersville office with a wad of cash to pay the unit off. They had me pay every single month plus various other fees. Maybe my sister didn't pay on it at all. I don't know. My girlfriend left the office feeling like they didn't really have it together. They knew she was coming to pay in cash and didn't even have change. Not that we needed any anyway. After receiving the invoice for payment its obvious to see they nickel and dimed my sister out of whatever extra fees they could legally slap on. While within their rights a rip off is still a rip off. I called several times before a fellow named Mike eventually called me back. He could only tell me that Rent PPM were within their legal bounds to charge whatever fees it stated in my sister's contract. I let Mike know I understood that, but let him know he was ripping her off. He became very angry. He asked me if I think he liked auctioning off people's things. I'm sure he doesn't, but he works for a business that capitalizes off of missed payments and they do make it financially difficult for customers who get behind on their payments to save the items stored in the unit. Mike ended the phone call when I continued to use the term ripoff. I suppose I hurt his feelings. Its hard to be a bottom feeder and have someone with no real stake in the issue call you what you are. I've read Rent PPM's responses to the other reviews on Google. I'm sure they'll respond in a fashion declaring they do nothing to take advantage of others because its all plainly written in a contract what will happen if you miss your payments to them. I just hope I don't find out other people actually made payments for my sister and I paid it all in full. If they pocketed the money my sister and others gave them while letting me pay the full amount that I did I do believe that is theft.

The landlords have banned kiddie pools and sidewalk chalk, now they are getting ready to set traps and kill the neighbourhood working cats. We have been catching, vaccinating, fixing and releasing them so they can hunt the field mice that plug up our vents and come in our houses.It breaks my heart, because I am a longtime resident and loved living here for a while. I help clean the neighbourhood, help monitor local kids, and now I feel like I am being bullied.Also, warnings - they charge for the paint if you want to get your deposit back, THEN they will fine you no matter what. They charge you for replacing the filters and I have caught them twice lying that they replaced them. Their customer service people are EXTREMELY rude (I caught one of them calling me stupid). Lastly, there are leaks and sprouting black mold patches in several of the garden apartments.Avoid!

Unconcerned about residents issues, non responsive with trying to come to a resolution, only followed their standards and didn’t work with other institutions standards, and charged for unnecessary move out prices to lessen the return deposit.
