We stayed at this KAO campground opening day of 2024. The entire staff is amazing!! Very helpful, and answers any questions you may have. There is a short walk through the campground to the beach. The rv sites are spacious and spread out nicely. We had full hook ups, the water pressure is two thumbs up. Our site had a picnic table and fire pit. We will definitely stay again.

We went there for the location and private beach in the bay which was great with young children.This campground is mostly filled by RVs, which is great if you have an RV. However, we were in a tent, and our site ended up between 2 RVs with no privacy whatsoever... In the middle of our stay one of the RV left and some tent campers were next to us but again no privacy, no site delimitation...We've been to many other KOA grounds and most of them have dedicated sites for tents which offer more shades, privacy.The staff on the ground was great, the staff at the front desk, not so much... It felt like we were bothering them every time we asked them something....There are golf cart to rent. But make sure to check the price first. They hand out a paper at check-in that says $10/ day for personal golf cart. But that is if you bring your own. To rent theirs it's $83 to $100 per day...Overall we had an okay time but probably won't return...

This was our 3rd year in a row vacationing here with our family and friends. This KOA has gone down hill since the new owners took over. The cabins are not as clean as the should be. The main pool was cloudy the whole weekend with chemical data not posted on the boards that they were checking. Pool deck was dirty with standing water because the drain was clogged and trash full and broken cabanas. Grass was not cut in a lot of areas. The staff was ok. The beach is Awesome this the main reason why we come here.

Our cabin was dirty. Crumbs on top of fridge and crumbs in the pull out couch. They did not give many linens. The pull out couch had zero and no pillows. The bunk beds were only given sheets. The cabin was given 4 beach towels and no bath towels. We had a party of 6. We paid for a party of 6. We had to go get more linens from front desk. They didn’t have any pillows they could give us. The pictures are misleading. The beach front is gross and not taken care of. For how much they charge for a cabin. It was a rip off. We don’t plan on returning. The on site restaurant charged over $30 for 6 non alcoholic drinks. They also don’t offer tap water in the restaurant.

We rented a cabin and stayed for 5 nights…this KOA was fabulous!!! The cabin was new and clean. The beach was beautiful with many amenities to use and or rent. We rented a water hammock each day and loved lounging in the warm ocean. The water was shallow and perfect for the kids to play in. The pool was also perfect with plenty of chairs and cabanas. The restaurant had great food and drinks and friendly service. In fact, all of the service from the receptionist, to the ice cream parlor to the recreation team were top notch. The activities were also well planned and executed perfectly. The public restrooms were also clean and well stocked. We will be back.

This is a great vacation spot. I want to say the employees are awesome! They made us feel at home and were super accommodating with any needs.The beach bar was a lot of fun and Mary the waitress was AMAZING!!!!!!!My biggest issue was the disrespect that guests had for the property itself. The bathrooms are hard to clean, someone decided to put a whole soap dispenser in the toilet. WHY? I felt so bad for the employees who had to clean up messes from teenagers. If you are looking for a quiet spot this isn't the place to go, but if you are looking for a party and fun in the sun on the bay do it!!I do suggest that the shower curtains get switched out as they had black mold growing on the inside. We will come back.

All was good except the cabin had sand all over the floors upon check-in. It's supposed to be a cabin for 6 yet there were only 3 bath towels, more than 1 trash bag would be helpful and the towel rack in the bathroom well off the wall as soon as I touched it. Other than those few things it was a good place to stay. Liked that the beach was close enough to walk to and hardly anyone was on the beach.Walkability: To beach

Camp sites were nice and roomy! And we're so glad we could upgrade.It was hot, summertime hot! And then a storm came through and blew away that steamy, smokey air. And all was wonderful again.The pool is clean, well used. Cabanas are $30.00 for 10-4. A smart investment as that sun gets tough.The beach is wonderful.The beach bar for lunch was nice, but the poor guy behind the bar serving drinks and dealing with lunch orders was slammed!!! And he did a great job!!! (Give him a raise......he works well under pressure and is so kind!)The other half of the beach bar isn't open and that's a drag. This was a big draw.Sunsets are amazing there! Good photo ops!This campground is a gem. I would definitely come back. They're accommodating, friendly, helpful, kind and the grounds are well maintained.Don't miss this one.

This was our first trip to this KOA and to Cape Charles. We loved it! We stayed in our camper and our friends got a cabin. The bay/beach was perfect for our small children. We rented paddle boards and enjoyed an orange crush at the sunset beach bar. The pool was great and the bathrooms were clean. Such a great trip. We can't wait to go back.

Was disappointed in the size of the site. We barely got in our site as the cabin across from us had 2 cars and a boat at it. Each site is only supposed to have 1 vehicle. We asked if we could move up one site and were told no. Instead they allowed a pop up camper to go there. This guy backed in as close to our site as they could. His tire was actually over on our side. And he had a huge site! The sites had a lot of mud. We had to go and get plastic mats to cover the mud hole coming out of our camper. We also had to get buckets of sand.(Nobody answers the phone here!) The cabanas at the pool do not have the covers, instead they use a umbrella. The hammocks are gone from the beach area. There were kids driving golf carts all over the place. Taking corners close.We like the beach and the pool. It's nice that the bar is opened again.

I’ll start with saying the staff and location of this place was amazing and for that alone we’ll be coming back. However, the cabin we rented was still dirty with sand everywhere, had ants, broken blinds and broken drawers. If they had better quality cleaning and better up keep of the cabins I would easily give this place a 5 hands down. Again, this is a great location and made a great family trip. Just make sure to call the staff ahead of time and request them to inspect your room before they mark it ready.

Just got back from spending 3 days here. When I first arrived I was skeptical due to the hotel being right in the front, sights were too close. First impression. We were right next to the Yurts. Its still off season so it wasn't crowded at all. We actually used the bathhouse due to how clean it was. I was blown away, We had our own RV too. The Staff was pleasant from the first check in, to getting afternoon ice-cream. The Privacy of the beach though.. Wow.. Pleasantly surprised. I can only imagine how crazy during the summer days it gets. I am so glad we went this weekend. I haven't been that relaxed in a long time. It didn't even matter it rained the majority of the time. I LOVED just being able to take my dogs to the beach with no hassel and the dog park. Again I cannot stress how clean this park was. I will definitely come back again. I will most definitely book off season just to have the beach to ourselves again. Thank you Cape Charles for not disappointing us. Even though we live just over the bridge It really was a great stay and 'Hats off' to your staff keeping the place clean. Thank You

We have gone here before and loved it but this.year was completely different. Not sure what was going on.•The restaurant was slow on food(I think because they had limited staffing)•The water toy rentals were only Th- Sun because of being short staffed•We had trash piling up in front of our camper because no one was picking it up•The bathroomswere nasty (at one point there was an inch of standing water in the women's room)•There were long waits in the camp store•No security so lots of very young children driving golf carts(saw kids as young as 8-10 driving)•The beach was covered with debris•There was construction happening on the public deck area(even though it was a holiday weekend)•The hammocks were no were to be seen•The cabanas were missing the over head shade so most of them just had coverings on the sides.Just to name a few things. I usually don't judge so much but when it isn't what it use to be and you have always loved it, it's hard to not be disappointed when it changes.

It was our first time at this KOA and our first disappointing stay. The staff was very friendly and trash pick up was fast. The campground was clean, restrooms were clean, that’s where it ends. We rented an RV for our 5 day stay. Firstly, the sites are squeezed together very tight. It was actually a bit claustrophobic even for me and I usually don’t have that issue. There are no trees for shade and I could hear my neighbors conversation very clearly. The hammocks at the beach were in tatters and we didn’t dare use them. The beach was nice but there was a lot of trash at the top of the waterline. I know they can’t be held accountable for what washes on shore but to have such a short amount of waterfront it should be a little cleaner. The RV we rented was really beat. The freezer was so packed with frost that we had to scrape it down to put anything in it. The refrigerator handle was cracked at the top making it very hard to open. The microwave was dirty, the tub faucet was pulled half off, the toilet roll dispenser was broken, the wall separating the sofa from the bed was pulled away and wobbly, the blinds were bent, the shower curtain was filthy with some sort of pink , slimy mold, the air conditioning ducts were filthy, there was one bowl for the two of us. We had to buy some paper bowls. The table mount was broken at the floor and was wobbly. There were paint marks on the seat of the dining table the shape of little feet. There was no awning. Not the best stay we’ve had at a KOA. Usually things are in much better shape. I get that it’s the end of the season but if you’re going to charge these resort prices then at least live up to it. One more thing, as I was checking out the man ahead of me asked about the dump station and was told it was broken. Sorry, we won’t be back. Please see my photos.

Pretty disappointed. We rented a cabin and while the cabin itself was beautiful and awesome, the campground itself had much to be desired. They advertise for a restaurant on their grounds, but it was permanently closed. They advertise the ability to rent golf carts. They had none ready to rent. They advertise an arcade, but 98% of the games didn't even work. They advertise a late check out, which they wouldn't let us do. We had really bad weather our first 4 days so it would have been nice to be able to stay later on our last day that had great weather, but we were denied. This campground needs to get it together. Or at least not advertise for all of the things they don't even have. I will say that the staff was very nice and the campground was clean. But other than that, I could take it or leave it.

We have a 40ft camper...they jam you in...even if the park is not full. Can't say it's because of mowing because we were there 6 days and never saw a lawn mower. The biggest issue..pool wasn't open. Really..it's June. We pay for the amenties. And the wifi was in and out some days. But beach was nice and restaurant had beautiful views. The dog run was great. The staff was friendly and nice at check in.Would I stay here again..I probably would if pool was open.

Update: I contacted the staff and they were very responsive and apologetic. They sent someone to clean the cabin and switched the mattress cover and sheets out. Maybe they are just getting started and will work the kinks out soon. The beach area was nice, but the pool still is not open. Lots of changes are being made once they are complete I hope this place will be nice to visit again.I gave it two stars because we stayed here in the past and it was very nice. If this stay were our first I would not ever return. We rented 3 cabins. The a/c did not work in one so we had to move to another. That makes 4 cabins we entered. ONLY ONE of the 4 had been cleaned. I don’t mean a little dirty, the other three were filthy dirty. The sheets on the bed were even stained with a big blood stain right in the middle. Disgusting. The new owners makes this feel like a Natzi prison camp. You have to sign that you inventoried the cabin and will leave the exact number of items upon departure even before you are given the keys. I am very clean and very honest. I don’t appreciate being treated like a thief upon arrival. I know there are some people who would steal everything not nailed down, hopefully that number is small. I feel like if you are willing to pay $300 a night for a cabin you can afford to buy your own kitchen items and do not need to steal the cheap scratched up pans in this kitchen. The golf carts are new and would be very nice is someone cared enough to wash them or at least sweep them out before delivery. SMH I was told things were better with the new owners, I am questioning the definition of better. I expected more and got much less. The orange table in the screened porch was covered in black mold. This was after I cleaned it and the cracks still hold the mold. This place needs a good power washing, but make sure you don’t take a cheap fork or stained sheets.Noteworthy details: Bring cleaning supplies, you will need them

This is one of the top 10 KOA’s that we have stayed in the bathrooms were clean and tidy and the views were amazing. The grounds were well taken care of and the site was good and level with plenty of space for our 30 foot RV. The dog park is huge and well taken care of our 90 lbs German shepherd enjoyed it immensely. The employees were friendly and helpful and it was very easy to get in and out of. 5 Stars.

In 2019 we found a hidden gem. The KOA Chesapeake Bay Sunset Resort. Imagine jumping back in time when you had a private beach resort, the (original restaurant, hail the mighty Jackspot) wait staff welcomed you at the restaurant/bar overlooking the best sunsets found on the beach with menus, drinks in hand and smiles. They basically became your servers your entire stay going above and beyond to make your stay a memorable one (beach, table or poolside). The resort had a live band every night and the deck was packed full of families eating, laughing singing and dancing. The pool(s) were clean, and open, the gazebos (all) had roofs, loungers and palm trees, a towel and snack stand (which isn’t the case now). This was the ultimate place to be, we found our summer getaway. Fast forward to 2022. The beloved Jackspot is gone along with staff, the resort is still clean but rents cabanas at the pool now (insanely costly instead of first come first serve). Fast forward 2023… I waited over 35 minutes (only RV checking in mind you) to get someone to bring us to our site after walking back inside to an unmanageable, chaotic front desk that could just not get anyone on the walkie talkies. We finally had two (wonderful, definitely original staff members, not the new ones who don’t want to work and can’t smile) employees take us to our site to whom we tipped (you should) because we were grateful and I knew they appreciated their job here, as it once was. Site was clean, they always are. I can’t speak for the cabins (heard horror stories today that make me not want to have our big family reunion here in August) we have an RV. Yes it’s cramped but we don’t care about that, your glamping anyway; if you want privacy go to the woods or stay home. Water pressure was great, 50amp, which I need—perfect. The one pool was drained, the other pool was packed (but always is, it’s hot down here so it’s a must to have the pool running). You need to tell people they can’t bring floats and pool toys into an already crowded pool, there’s no room. Seriously? One kid brought in a small body board today. He’s going to crack his head on the pool wall or someone, run that filter 24/7 and shock the hell out of it, it’s nasty. Also, what happened to quiet time? People were in the pool blasting music and getting cranked at 1am. Since when? Start enforcing rules again guys, it’s turning into a trailer park. 5pmh zones? No, more like 30mph with RVS PULLING IN AT 30! You’re going to have someone get killed, probably a kid on a bike! The bar your building on the deck should have been completed in May/June. This is peak season and it’s in rubbles, wood and trash all over the side deck, you can’t even sit on that side. Do not get me started on missing the Jackspot, th nightlife, the bands (no bands, not like it was), fix the foot shower at the beach, fix your golf carts, they’re brand spanking new! Stop letting 5 year olds drive said golf carts speeding around at all hours playing tag! Oh and put those hammocks back! That’s what we missed the most, swinging the bike watching a sunset that is to die for. Fix the front desk—management—answer the damn phones. I needed to fix something in my reservation (I added a day unfortunately) and no one answered (all hours of the day) for FIVE DAYS STRAIGHT! Unacceptable. Bring this place back from the peak of death, clean it back up, get it back in straight. It’s SO SAD that in three years the best place on earth has gone to complete hell in a hand basket. We are DEVASTATED. Truly, it’s heart breaking. Fire the people who complain (in front of you) and don’t want to work here or appreciate it (garbage pick up was seconds—now it’s a full day in hot sun that attracted bugs while garbage golf cart pick ups stared and drove by—what in the hell? Do your damn job!). I love this place, I hope that next year if we come back it’s been taken care of in hopes of coming back up to par. Otherwise is the biggest, saddest waste of that hidden gem I told you about. We’ll see… and hope come 2024 season.

Spots are more roomy than I thought and bigger store. Everything that is needed. Private beach is really nice. Especially when you don't have to worry about parking and normal beach chaos. Already want to book another week.Walkability: Easy walk to pools or beachFood & drinks: Hershey ice cream!!!

I originally booked a room for my wife and I at Sunset Beach Hotel. Prior to arriving there, a slew of events stalled us from leaving early that day so my wife called to ask what we could do about late check-ins. We learned from the nice lady on the phone, Candy, that the hotel was undergoing renovations. She kindly upgraded us to a cabin at KOA and accommodated for us arriving after hours. Overall, a lovely stay, friendly and knowledgeable staff. Highly recommend!

Should have checked the reviews before booking. Because of the bad reviews I have been trying to cancel for 2 days, 20+ phone calls to every single option on their automated phone message with no answer. Tried contacting KOA corporate and you can only cancel by contacting the location directly.Truly a joke and glad I didn't actually commit to this campground. For anyone reading this, check out Sun Outdoors campground, it is closer to Cape Charles, is bigger, and has way more amenities anyways. Assuming their pool has water in it, they are already beating this excuse of a KOA.

We booked for the week for our yearly vacation. No one mentioned at check in that there was a power outage or that both pools were closed. I chose this park based on the fact that it had swimming pools and beach access, so not having a pool to swim in out a huge damper on our vacation. (Not everyone is willing to swim in the ocean) And although the power outage did not last long, after a very long travel in the heat I would have liked to have known that information up front, as well as it would have helped when we were trying to troubleshoot why we were not getting power. Also, the cable hook up on our site was broken off and although there were several sites in the patio section we paid extra for, they insisted we park in the one area with a pole that obstructed us from using the patio with our front door. And to add, the patio sets face each other, so you get a nice view of your neighbor. I personally don’t like feeling like people are watching me when I am cooking, or trying to spend time with my family. The patio set is just a round table and chairs (hole for an umbrella, but umbrella not included) and a wooden two seater rocker with a fire ring. If you insist on coming here, save your money and don’t pay extra for this site.The bath houses were large but not very clean, especially the men’s. There were no paper towels and every toilet in the men’s was full and overflowing. And while we have a bathroom in our camper, I would prefer to keep the sand out of it so we planned to shower in the bath house during our stay. We did call the number on the door to get the bathroom cleaned, but when we finally got through a man came and simply told us the cleaning lady was out.There are 4 ice machines for pay in the property, but only one seemed to be working.Laundry facility is just Ok, $2 for a wash or dry and smaller, older machines and no rolling baskets to assist with transport (most KOAs we have stayed at did have this).The park shows on the map two playgrounds which are not much to offer, one is just a structure with two slides while the other play area had a similar structure with one slide and two kids swings as well as two baby swings.There is a jump pad, however the blowers that they are using do not put out enough force to support more than a small child, I tried to take my youngest onto it and I sunk directly to the ground. (I have enjoyed these at other KOAs so I know it’s possible to make it hold the weight of an adult.)The K9 park is just a big open area by the road, with no toys, or benches - again we have stayed at many that have a few things for the doggies to play with, water bowls, and the nicer KOAs even have a dog wash, which would be great at this park to wash all the sand off.And then there is all the extra fees, amenity fees, a fee for bringing my own golf cart - in total an extra $180.The WiFi was not great, but if you have a Verizon jet pack you can make itI will say that the check in area that is attached to the hotel does have some hot items (pizza, wings, chips, pretzels) and ice cream treats and scoop ice cream, as well as most anything you may have forgotten to bring for sale at a small mark up, as well as arcade games (make sure to bring cash) and a small gym.The best thing about this was the beach access, but we spent more time down the road at the Kiptopke State park with a nice fishing pier. Would likely consider camping there next time if we return to the area. It was very hard to fish with many families swimming on the beach, even on the ‘fishing side’.The ‘private beach’ is not actually private, because if you come down to park the the bar on the beach, you can enjoy the beach without staying at this park.Overall, this place has the potential to be much better, but fell short for us during our stay.

We rented an RV for a week in the middle of September. The beds were very uncomfortable, the bunks were dirty, everything looked as if it had never been cleaned. We did the best we could before we set up.The private beach was very nice. Since it was off-season it wasn't busy at all.The pool was nice but very cold. Didn't spend too much time there.Kids were disappointed that the rubber duck claw machine wasn't working.Restrooms, showers and laundry were OK.Location is close to the bridge and tunnel which made it easy to go to Virginia Beach.Overall it was ok but we aren't raving over it or recommending it to friends. Will probably find a different campground next time we visit the area.

We had a great time at this KOA. Nicole was SOO helpful and fun to talk to. She really has a good handle on things and made our trip very enjoyable. Josh was super nice and helpful too and the whole place just had a great and friendly feel. The gentleman named Pry who helped us with the propane was also great and we felt like he really knew what he was doing and felt confident with the filling of our tank. Sometimes at other places we get a little worried but not here. Love the whole experience. Sites are level, showers great and CLEAN! Hats off to you all!
