Do not book! This place is a disgrace. Looking at the pictures it appears to be maintained and very clean and quaint. With what the price was we did not expect anything fancy, just a place to crash and be comfortable after a long day of hiking.Just to summarize our experience, these were the top concerns. Our mattress was caved in completely, television didn’t work, the bedding was stained, carpet stained, no heat, just a questionably safe space heater, oh and to top it off when I went to use the hair dryer it blew the fuse and left us without electricity. It was almost comical how terrible this place was. We contacted the owner, who was no where to found (the lobby is closed and looks like a bomb went off inside). We were in communication with a woman named Janelle, who I believe is the owner or property manager and she didn’t get back to us for hours. When she finally did she didn’t apologize or act even slightly concerned. She just said she could get us a different room. We said we booked something else but thanks anyways she replied with “K”.I don’t care how inexpensive a place is, this place is despicable. The owners should be ashamed.

DO NOT BOOK HERE.Dirty, horrible customer service.Floor not vacuumed, dresser drawers filthy, had to clean them before I could put my clothes in one drawer, my family chose to keep their clothes in their bags.Sheets stained.Toilet would run every hour and wake us up.Shower doesn't drain, so you are standing in 3 inches of water.Beds are uncomfortable, mattress sags on the middle.Reserved for 4 adults, only left 2 large towels, 1 shampoo, 1 lotion and 1 bar of soap, these are small things however horrible customer service to not have accommodations for the amount of people you Reserved for, had to request additional supplies. No ice.Pictures make it seem acceptable, they are from years ago, very misleading.Even the entrance to your room, filthy, piles of dirt, mat covered in dirt, hasn't swept in front if rooms fir a while.Still playing the Covid card of no open lobby or breakfast.Owner hides behind her phone, I reached out to her about an issue with another guest and she took over an hour to respond.Never came and talked to me, yet told me that she may ask me to leave, guest staying there called the cops and she told me I was in the wrong for calling them and should have called her not them.I tried texting her and it was the other guest that called not us.Even with cameras and cops there she never surfaced.Spend a little more for a better experience, trust me.

If I could give this dump negative stars, I would. Room had no place to hang clothes, no fridge or microwave, TV took me fiddling with it for 30 minutes to make it work. Owner was RUDE in the extreme!!!! I have never been so poorly treated in any hospitality environment in my life! No breakfast. Crown molding falling off. A thin piece of paneling sitting in front of the in room water heater! Furnace wouldn't warm the room over 60. Then CO2 sensor started going off, and the owner told me to leave! I had to get a Deputy out to get back into the room to retrieve some of my belongings. DO NOT WASTE YOUR MONEY ON THIS FLOP-HOUSE!!! There are others who actually care about being hospitable in this town. Nightmare.....Rooms: HORRID NIGHTMARE!!

My advice, don't go here. The room was freezing and the only heat was a little space heater. It was 35 degrees outside and maybe 50 in the room. Never did get the tv to work. The only choice of communication was to text. When we did text and complained, we were told that we were bullies and had 10 minutes to leave. If I could give 0 stars, I would have. Customer service SUCKS there.

DON’T COME HERE. We got to this place after a long day of flying and then driving and when we finally arrived nobody was on site to let us know what our room was. We were "in communication" with a woman named Janelle and she wouldn’t answer our calls, only texts. She not only didn’t have the room that we payed for but also was very rude and didn’t offer ANY solutions at all. After complaining she told us that she couldn’t accommodate us anymore and we had to find another place that same day.

We liked this place, rustic I’d call it. It’s clearly an ongoing project, ongoing in the right direction. We had room 20, the beds were comfy and clean and the pillows sumptuous. The bathroom was good and the shower Great which is all we needed for a night really. AND there was coffee in the room which was fabulous. We loved it, thank you J x

The property was poor in the bed condition (quality and cleanliness) and charges based on facility. We had two queen rooms for a night, and the manager was supposed to send out an email related to check in procedure 15 days before the date, but no email received. I could not contact the person at all. I had to contact Expedia customer support. One of the bed was so bad that it felt like sleeping in a cup. There were hair on the bed! There was a hair dryer pouch but no hair dryer in one of the rooms. There was no fridge or microwave in one of the rooms even though we paid same for both rooms. Both rooms had the noisiest AC unit possible. Couldn’t sleep with the AC on.One of the rooms had a weird shower. For the price, I wouldn’t say it’s bad, except for the dirty and bad quality bed

This is the cutest little place. The rooms are clean, pets are welcome and check-in is so easy! They have nice big tvs with Direct TV. They have free Wi-Fi with with 5G connections. Management is on site and available for anything you need.I stay here multiple times a year, and will continue to do so.Rooms: Clean and comfortable, microwave and fridge available in some rooms.Safety: The town is a safe little spot anyway, the kind of place where you only lock your car doors so the neighbors don't fill it with zucchini, but the rooms have three different kinds of locks so you are and feel extra secureWalkability: The whole town is easily walkable, and this motel is situated right in the middle of town. Makes for a nice stroll with the doggos.Food & drinks: Desert Grill is really good food and it has a cute little gift shop.C-Stop pizza is also worth checking out. The pizza is the best I've had in a long time, and the fried ravioli is to die for!

I booked via airbnb in November last minute when my Motorhome got towed to Panguitch. Pet friendly and no additional pet fee, was clean, nicely decorated and has everything you need, hot shower, heated room, a decent bed to sleep in, good towels, coffee in room, self check-in, lighting in the room was great, tv was great, lots of pillows, decent blankets, the place has some effort put into it even though it’s an older place and was a good place to hunker down for the night. The owner Jenelle was available via text to answer any questions/concerns and responded within a few minutes when I texted her.The not so great: it’s not « pretty » outside, the place looks a bit old and rundown like most places in town. Could hear noise from people in room next door and outside (very loudly) because the door is very thin, but was quiet 10:30pm-5:30am. There was a cool draft from the door. The sheets weren’t perfectly white, appeared to have some old stains but they were clean. There was damage on the doors/door frame from some previous dog(s) but nothing that affected functionality. The heater was outdated and I had to turn it up higher than what it read for it to kick on. The room I was in didn’t have a microwave or fridge but I believe some rooms do. It’s a 2 star motel and I think it’s a good bang for your buck. Happy solo female traveller (with a dog)!

Two stars may be a stretch. The building is dilapidated. The rooms did appear to be fairly clean, save for the hair in the shower and dingy sheets. After a long day of driving and one of the worst beds I have ever slept on, I got to spend the next night in the local hospital with a roaring case of Sciatica. If you are over 50 like I am, do not stay here. Plenty of other better options in town that are worth paying a few more bucks for.

SINGLE TRAVELERS BEWARE. Keys were taped to the office door with my first name on the envelope. If it was night time when I got there I wouldn't have even entered the room for safety reasons. Also an inch gap under the door. Parking lot was poorly lit. I didn't stay the night because the room smelled due to a mini fridge which was left unplugged. Apparently the room wasn't supposed to have one so it was deemed that this was not the owner's problem. I was just looking for a safe and quiet stay. Nothing fancy, no fridge needed or even AC. If you a single female traveling I wouldn't recommend at all. Otherwise it seemed like it would a nice simple place to stay. I'm sad that the owner didn't seem to care about these concerns.

Really nice rooms for the price, I love the contactless check-in and checkout too. My only issue is that the mattress on one of the beds was really old and worn in, so much so that my back immediately was bad laying on it. Luckily the room had 2 beds so I slept on the other which was okay (still not the best). Highly recommend the manager change out the old mattresses, if I only got that bed I'd have had to sleep on the floor or go elsewhere.

Keeping in mind that you get what you pay for, our bare minimum expectations were still left unmet. The bathroom had a very funky smell throughout the duration of our stay. We could not get the hot water in the shower to work, there were stains all over the bedding, and everything looked very unclean. The stuffing was also coming out of the comforter. The blinds did not even shut all the way so we could see people walking by at various times of the day. It’s a place to stay, but if you’re looking for anything that’s halfway decent, then this is not the place for you.

Heater didn't work well. Either way too hot or way too cold. The bed nearest was too hot and the one by the window was too cold. I like it about 10° cooler than my wife but this was too much for either of us. The decor was very outdated but southwestern in style. If you take the other hotels in town into consideration, they were all the same style looking exactly the same. Same horseshoe shape with outside doors. Though if you have pets this is the only one you can have them in, as evident by the carpet. Considering it is a very small town, there aren't any other options, except for a couple rated as 3 stars. If you are looking for a nice, standard hotel cleanliness, stay closer to Bryce Canyon if that is your intended destination. If you are looking to save money, pick any of the 2 stars in town. The three stars would be barely a step up.

Definitely not like the reviews on here. My husband and I drove around looking for a place to stay the night, fortunately this motel had a vacancy large enough for us and our 3 children. The place was clean and offered enough towels for all. It also had a fridge, microwave, and coffee maker, which is a plus. The beds were nice, comfy, and clean. All the faucets and drains worked. I liked the vintage feel to the place. We will definitely use this place again when we make another trip back to Utah.

After reading the reviews, I understood what I was getting; a roof over my head with a private bathroom for a reasonable price. It's an old building with some cosmetic upgrades to demonstrate a conscious effort at a decent place to stay. I found it acceptable to my needs for an inexpensive place to stay to go do some hiking nearby.

The room was extremely outdated and therefore very overpriced (105 dollars for 1 night). There was a weird smell, the furniture was very old and we were genuinely afraid the bed was going to break if we turned around to quickly. The bathroom was clean, but again: outdated. Breakfast is less than basic, but my husband really loved their burritos. The breakfast staff is friendly and trying their best. Evening staff at the reception was very friendly and cheerful, morning staff the exact opposite.

What a nightmare! I traveled and booked a hotel for a short stay for my sons wrestling tournament at the Adobe Sands Hotel. I let the host know (booked through Airbnb) that I would be a later check-in (8:00ish) and an early check out (8:30am)… no response. Upon arrival I found a dark office and dark grounds (pics below-the blue was my headlights illuminating the property). I got out to find a note on the door that said “if you’re an Airbnb booking message through the app - 1 hour response time noted on the chat)… it’s 19 degrees out and Im traveling alone at night. I wait for 10 minutes and nothing. I go back to the office window and find the phone number “text only, do not call”. I text the number (text log below). A man later comes out of a dark room in the distance and walks to the office, comes back out and hands me a key saying “room 7”… I ask him if there is a light so I can see my room, to which he responds “no, I’ll walk you there”. Forgive me for being a little uncomfy with the situation, but I opt to drive. upon arrival to the dark room in the vacant hotel, I decide to leave. This is when I get “what’s wrong with you people” from Jenelle Molenda - who appears to be a “woman owned business” and has moved to small town Utah and has sever hate toward the culture and people here. Now, don’t get me wrong, I frequent Oregon (my son is moving to Portland) and I am not a small town girl myself… but dang chick! This is not how to become successful in ANY state or city! needless to say, I ended up driving to the very next hotel (still small and locally owned- not a franchise) and booked myself a room WITH a light and am now settled in. Wow! I just can’t even believe I’m too bougie for asking for a lighted entryway to my hotel room 🤷🏻♀️🤦🏻♀️

This place is bad..I usually try and find positive things to say, but this time no way. First the photos on thewebsite are false, place looks nothing like them..Second, the room was very musty and smelled of mold, Third, the shower water did not work so we had to wait for someone to come fix it at 9:30 pm.. The parking lot is dark with no parking spots marked and construction going on in the room next door so we got no sleep. I felt un easy all night, and tried to find another room in another hotel but nothing was available, if I hadn't had my hubby and our dog with me, I wouldn't have stayed as I just didn't feel safe at all...The bed was bad, very old cheap mattress, and no heating and no AC at all, like none in the room..Key was taped to office door in an envelope with my first name on it, so literally anyone could have taken it .I was on a business trip and needed a safe, good night's sleep in a comfortable room, and that didn't happen. The New owners really need to update this websight and be honest...people need to know this place needs lots of work and that it should not be advertised untill it's done and the rooms are properly prepared to accommodate guests. as of right now, August 20, 2022..This place is a dive. They need to fix it proper . Zero Stars...the only reason it has 1, was so we could post this review.

The customer service is horrendous!!! We showed to find our reservation was not available due to card error. We read the instructions and and sent a text amd email to the number listed. No response for over 35 min. So we followed the instructions on the door only to be told by the irate unhinged worker that we stole from her and she screamed various explicatives at me and hung up the phone. Mind you we were in the process of trying to pay her for the room ,when she lost it!!! She threatened to come down and mess us up for stealing! And then claimed i messed up HER phone by calling!!! This woman should not be servicing the community when she can become unhinged so easily over an honest mistake. Needless to say we're not staying there, Now!! BEWARE!!!

Stayed there when we moved to arizona, the lady at the front desk was very nice and was understanding that we needed to get a roomThe room was dated but they were nice and the staff were doing their best to keep us comfortable. the beds and blankets had an odor and so did the floor when you got close enough, the room itself had a odd feeling but i shook it after i settled in but the room smelled like gas around 3am. a man with a dog was creeping us out when we left in the morning but i would recommend looking elsewhere but if in dire need of a room this would be decent but anymore than a day would be a bit much.
