Had a cousins reunion and had a wonderful time. Large bedrooms, clean, well appointed bathrooms and kitchens. The house and pool and hot tub were well maintained. Will be back for sure. Beautiful!

We have been coming to River Oaks Resort for the past 10 years, easily! We won't go anywhere else. It's awesome when you walk in a year after you were there last and the staff recognizes you and welcomes you like a member of the family. This is a great establishment! The pool is beautiful. The cabins are very clean and well-maintained.

Great dog friendly cabins. There were four of us and two dogs. We were very comfortable. One of our beds was a bit firm. Outside of that we really enjoyed our stay. Going to the river was as simple as walking across the street. What really clenched the deal was, we were able to take the dogs down to the river with us. You can rent tubes there too. Friendly, helpful staff.

We recently took a weekend getaway to River Oaks Resort. A friend told us about the resort and informed us that there was a stocked pond on the property that was catch and release. We have three children that were looking forward to fishing. Sadly we showed up and we were informed this stock pond is only for guests in a certain cabin. We were very disappointed as this information was not listed on the website. If in fact we knew about this restriction we would have rented the specific cabin with the pond or vacationed somewhere else.The staff seem to be nice. The cabin was decent and somewhat clean. Certainly do not expect anything fancy. Our cabin had ply board walls and the ac was incredibly loud. The cabin had a hot tub on the back patio. This was great except for the fact that the hot tub smelled like rotten fish in two days and they have policies that state they will not replace the water during your stay. Also the home and patio has indoor tile flooring. This floor becomes incredibly slippery when wet from water. Me and my guests slipped numerous times and its a wonder we did not get hurt. The beds are also incredibly uncomfortable and they provide no linens.The put-put course is not well maintained and mosquito infested. The nature trail is also mosquito infested. My children tried to take the nature trail only to return 20 minutes later with 5+ mosquito bites. The Frio river is about a 5 minute walk to the river. Although you do have to cross a road on a curve that you cannot see around until you are in the middle of the road. There is not crosswalk or caution light.Now for the positive side, the setting is pretty. We stayed in a cabin called deer run and were able to was 10+ deer in our yard in the evening grazing.Overall this place is just okay. I do not anticipate returning based on the amount they charge per night 160+. There are many other places much nicer and safer to visit.

River Oaks Resorts is the BEST place to stay on the Frio! We have been going for 8 years now! We know the area and river so well and I truly believe River Oaks cabins are in the most scenic and convenient locations right on the River! The cabins are clean and have fire pits, bbq grills, hot tubs, AC, and beautiful outdoor areas. We always take our dogs and we have made some amazing memories through the years. We wouldn’t stay anywhere else! The owners and staff treat you like family! ❤️ The Frio River is the cleanest/most beautiful river I have ever seen (and I’m from Oregon!). This is a perfect place to stay to enjoy the peace of nature and enjoy some “river therapy.” I love the Frio and River Oaks so much and you will too!

This place is absolutely AMAZING! Joan in the office is such a delightful person and was so very helpful . We stayed in Deer run 3 this time and we loved it! It was great for all the kiddos. We had horse shoes to play, a hot tub to relax in and spacious cabin. There were plenty of dishes and kitchen ware. At night the fireflies (light bugs) came out and lit up throughout the back yard. BEAUTIFUL!!! We would definately recommend this cabin and resort. Make sure to bring towels and sheets! Next trip is the weekend before the 4th at the Casita!! We loved that one also!! It has a stocked pond, beautiful scenery, washer and dryer and private gate.

So my family stayed over Thanksgiving 2020, what was a pretty drastic year already super excites to see everyone! Then we got to our cabin #4 the water pressure was so poor that we had 2 toilets one of which couldn't be used while the other was being occupied mind you we had 16 people and 2 restrooms which we could only use one... As if that wasnt bad enough then the day after Thanksgiving it just so happens that the water heater broke there was water everywhere living room my guelas room shes 91 years old and couldnt stay in her room because they had to replace it, okay so it gets replaced just to have it short out maybe 2 hours after they did all the work...then we get on the phone to speak with someone and instead of sympathizing with my brother in law who booked the cabin they told him there was nothing they could do for him... NEVER GOING BACK!!!! Worst Cabin stay ever 😒😞

I have been coming here for at least ten years now and members of my family have been coming for over 20 years. You will not find a better place on the frio! Cabins come fully stocked with the exception of bed sheets; just the sheets though, they have blankets and pillows. Less than a 5 min walk or closer to the river depending on the cabbin your in. Stop reading and make your reservation already!!

Been utilizing properties associated with River Oaks annually for the last 8 or 9 years. Friendly staff and great amenities, including hot tubs and with regard to the property I rent- direct river access. These folks allow pets for a twenty five dollar one time fee and provide recreational items like horse shoes and volley balls at no charge. On site, they offer a pool and splash pad for those visits when the river is low.I have noticed in recent years, a decline in the upkeep of at least the property we stay at. Housekeeping missing things like eye level cobwebs and broken lighting fixtures as well as shingles missing from the roof and doors needing paint. To be fair, we visited late in the season after many visitors had the chance to stay and tear things up but some of these things I noticed and commented on to managerial staff last year.Even so and all in all, it's still a great place to stay and fun for the whole family.

We stayed at cypress villa #3. It was perfect for a couple or even small family. They are pet friendly too which was a major plus. We will definitely come back.

Love the place. Rooms are clean, and when you have a problem with the cabin while your there, (coffee maker, refrigerator, oven/stove, A/C, etc. etc.) go to the office and they'll have someone over there within 15-20 minutes.
