This area was great. We went in the off season and water is low so we couldn’t float the river but there are plenty of holes. There were 17 of us. The bnb we stayed in had a great kitchen, dining room, 2 outside extra rooms with full bath and a bathroom for the pool. The pool was awesome. Picnic tables bbq and fire pit. The view was great. Neighbors weren’t on top of us. Walking distance to the river. We found a great hole right down the road. Next day went to Neil’s and found another great place. Not so much algae. But that’s a river flow issue. Store employees at flip flop were super friendly. All in all great time. My camera broke so no pics but google has that covered.

I didn’t even want to do one star, but the site wouldn’t let me submit the review without one.Plan your vacation VERY carefully and absolutely get the vacation/rental insurance…if you have to cancel under any circumstance they do not refund your money (would love to know how 10 days matters when they’re making the money they do), they only give a credit to use ‘by the end of the year’ (and it’s July….🤷‍♀️). We have been staying at Frio Country properties for soooo many years. The management company that took over a few years ago is by far the worst customer service and a sad shadow of the original owner’s ethics and genuine care for the circumstances and returning renters that made them who they are today. Our vacation is still six weeks out and they absolutely would have rebooked the house again tomorrow. This was not our first negative experience with the new management. We will not be back, ever, and we will talk anyone we know into staying anywhere else.

We visited for the Women on The Frio event and had a great time. The cabin (#20) exceeded our expectations! It was clean and included towels and toilet paper for all.Accidentally left behind a personal item that was found by the cleaning team, and the staff was quick to contact us and offer to mail it back.Planning to return with my family this summer 😊

A group of six of us went for the Women on the Frio retreat. Staff was very nice and the location was beautiful. However, even though no Styrofoam or glass was stated, they served us with both as well as allowed vendors to. Found broken glass on the ground several times. A severe storm came through in the middle of the night and our room leaked right above my bed. Also, the resort put a public restroom on the map that was being used by the massage therapist as well as by the esthetician. That should not have happened.

Owners are the issue. We were 1 of 4 families at the cabins for Easter weekend. Mind you there’s almost 30 cabins at this location. So it was a ghost town out there, rightfully so. There’s no water and we were harassed by a blonde lady (the owner) in a silver GMC the whole trip. We were approached about having a golf cart on the property when we witnessed multiple other people drive through the property with atvs. But it seems as the owner only applies the rules to people of color. She came by multiple times to harass us about different “issues” while drinking and driving herself around the property all day. Save yourself the money and time.

It was our first time going to Frio. We were excited and our expectations were definitely met. The cabins were clean, the kitchen was stocked with the essentials and the atmosphere was great! We didn't encounter any problems. There were plenty of spaces by the river and we felt safe during our stay. I would highly recommend Frío Country Resort.Rooms: Rooms were spacious and comfortable.Safety: We felt safe leaving our belongings in the cabin. We also felt safe at night when sleeping.Walkability: We were able to walk to the river or to visit our friend's cabin in just a few minutes. The grounds are well maintained so paths are easily accessible.

Yes, i stayed at the Cedar Hollow cabin and it was wonderful. What i didnt know was the "river" was a cesspool, there was a pipe coming out of a retaining wall that was humming and whatever it was was going right into the river. Downstream it stunk and there was black sand and when i said something about it they acted like they didnt know about it. I have pictures and a video to prove it.

Can’t wait to get here. We have a pop-up camper we’re taking my handicap father on a grand adventure starting on the Frio River. We’re so lucky to get a reservation at such a nice place June 1st can’t get here soon enough. Most places turn there noses up to a pop-up. Or don’t have a spot available. So it was my first time staying there. They sold me on the fact that the cabins are walking distant from the river which is awesome. What they don't tell you and I guess it's a bad on my part too is that the river is so low the part of the river where the cabins are is pretty much dry. So my family and I still had to end up driving to the section where there river was still flowing. Had they told us that I would have looked for something cheaper because they use that as a reason to bump up prices. Other than the cabin was ok, older but clean for the most part.

Everything was amazing. Plan on returning. Our trip was for 3 nights and 4 days but after being there and enjoying ourselves we decided to stay an extra night.. I had alittle issue with the refrigerator not cooling quick enough but got a quick response from management apparently its been an issue with all the rentals. If u put alot stuff in thats hot like sodas it takes a good while to cool. So I plan next time to take everything already cold. Other than that it was totally amazing. Plenty of room and comfortable seating for my family and guest.

Stayed at the True Love housewater had a horrible smell, the water stained the bathtub. They did send someone to fix the issueThe ad for the home said it had satellite tv, we did not have any television serviceThe ac would not get below 78 in the heat of the day, after sun went down the temperature of the home was betterThe fireplaces have no covers on the outside , wasps would come in.we had to place blankets in front of the fireplace to keep them out of the houseThe circuit breaker kept trippingThe only good part of this house is the location . I would suggest staying at one of their other properties . House is not worth the price being chargedWould not stay again. The property management was nice and issued us a small refund

Very friendly service, and extremely quick. My family and I drove all the way from the far east side of San Antonio to pay for the house that we are going to be staying at this summer, and the lady behind the desk at their new location (about 100 yards down the street, past the bridge with the tree in the middle of it...regulars will know where I'm talking about) was very nice and didn't make us wait. The new location is also very clean and new, and I can't wait to see the finished product once all the remodeling is done. My family and I are really looking forward to our vacation this summer, and if our experience with the front office is a precursor to our vacation, it is going to be a great one! 5 Stars for excellent, speedy service in a very clean environment. Highly recommended for families.

This was a family vacation with 3 grandchildren and parents. I would definitely stay here again! The owners were very nice and accommodating. It was an easy short walk to the river for two grandparents in their 60s with not such great knees. They also had golf carts available to rent if you want. The grandkids thoroughly enjoyed the pool.

Updated review from a year ago. I have to say how amazing the customer service is here. I have stayed at all 3 big resorts in Concan and Frio County exceeds expectations. Cassandra works in the office she is so smart and fast with anything that comes up. Dennis the maintenance man is on top of his game with any repairs I needed. I stayed at the Cypress Villas for 3 months and was literally in heaven. The main property at the office is very clean and well kept. Reach out to me for any cabin recommendations ! We have been coming to this place for years with our camper because of the rope swing, but this year some people supposedly got hurt and they cut the rope swing down. It is gated and somewhat secluded and quiet. The staff are all super nice and the new manager at the frio country store is awesome.

We love the River!! Been going since we were small with our parents now taking our children and our grandchildren. We've been staying at the cowboy riviera cabins and we Love them. Perfect with a swimming pool in front and walking distance to the river. Can't wait to go back!! ❤️❤️❤️HAPPY FLOATING

My family and I have stayed at Frio Country Resort for 6 years in a row now. They have a very clean facility. We have rented cabins, houses & even brought our camper and stayed in the RV section. The people are always very friendly and helpful. In my opinion, they have the most beautiful stretch of river that runs right through their property. Great for sitting and relaxing, watching fellow tubers float by and watching kids young & old enjoy flying off the rope swing into the perfect swimming hole! Even at its busiest, it always feels like the river is not overcrowded and there are plenty of great spots to enjoy your own piece of God's country. We can not wait to go back this Summer!

Outlaw Getaway is an incredible place to stay, especially if you have a large family or several families that are wanting to all stay together. It has a huge kitchen and family room area and lots and lots of outdoor space. It has a great pool and it is back in the middle of nowhere, so it feels like you are far away, but really only 10 minutes up to River Road. It has an outdoor kitchen, fridge and bathroom. It is also great if you have anyone in a wheel chair because they have lots of room to move around, and all areas are options for them. I would highly recommend this beautiful place, and would definitely stay there again. I am a BIG FAN!!!!

I've always had a great experience during my stays. Though I changed jobs a couple of years ago and had to cut back on my trips to the Frio, I've always stayed with Frio County Resorts in Beach Clubs 1-4. I've stayed in them all at one time or another. Perfectly equipped for all your needs and just a few yards from the river. Rope swing and a waist deep, for some, swimming hole. The pool is always clean year round and ready for occupants to enjoy. I've stayed all throughout the year and it's a great time to spend in nature and with family/friends. I highly recommend to anyone and everyone.

From the moment you arrive it is truly heaven!! The staff exceeds all expectations. Every time I had to call for whatever the reason before our arrival everyone was extremely courteous and helpful. I grew up going to the Frio. I had not been back in some time. These past 3 years that we’ve been going every memorial weekend have been the best. Love showing my daughter where I grew up having the best summers with y’all. See y’all in May!!

Perfect!!!There were 4 of us and we had a cabin right by the pool, and easy walking to the river. The water was down, but we enjoyed just sitting in the river (days later, it flooded, but obviously no one has control over that!!!), and it was great to have the pool (most other cabins in the area do not). A washer/dryer was not a requirement for us for a weekend stay, but it sure was nice to have the dryer. Will definitely stay here again. Just wish it wasn't such a long drive from Dallas!

We have been staying at Frio Country now for 25+ years! Our two children are now grown with children of their own...and we have made it our family tradition to meet with our lived ones and even extended family members . We will someday write a book sharing all of our adventures including the year we were there for the flood and awaken to the river being on all sides of our cabin with coke and ice machines floating past! It is definitely our happy place in this crazy, busy life! No phone signals!!! LOVE it!

I absolutely loved our stay here!! There is not anything they can do about the river level but even with it on the lower side, we had a great time with our friends. Cabins were clean, A/C worked great, area was picked up around the site, trash was emptied regularly, staff was friendly and answered all questions. Looking forward to staying here again and would recommend it to anyone wanting to hang out on the Frio!
