Simply put, look for somewhere else to stay. We came down for a wedding in October and the cabin we rented (cabin 6) stated “just across the street from the Tellico River”. This was entirely untrue. Both across the street and behind us was nothing but woods. We had to go down the street, across a second street, and behind other cabins to get a glimpse at the river. The cabin we stayed in was severely outdated. It was a cabin for four but the shower could only accommodate one person showering every hour due to an oddly small hot water heater. The bedding was visibly worn out and I received multiple bites over night while sleeping. We rented the rooms in January at one price and they attempted to up charge us at check-in in October. No wifi even though it states there would be. The rest of our group also experienced issues in their cabins as well. I sincerely recommend trying some of the other beautiful places to stay instead. This place was not at all what it claims to be.

BEWARE! THIS COMPANY IS ACCEPTING CABINS RESERVATIONS FOR CABINS THEY DO NOT OWN! We made reservations back in Jan 2023 for a stay in October 2023. We booked several cabins, some small, and some large, for us and our wedding guests. A week before the wedding they called us to let us know that one of the large cabins we reserved in January didn't actually belong to them and they couldn't fulfill our reservation. They offered us a different cabin but we had looked at that cabin back in January and decided against it. When we expressed concern and frustration with the last minute notice (only a 1 week heads up despite the fact that we made the reservation in January) we were told "if you don't like it, you can cancel" Horrible customer service. The cabins that we did rent were old and hardly anything worked. No wifi in any of the cabins despite the website claiming it's available. The pool table was missing balls and was broken in one of the cabins. The cabin we rented across from Iron Works had a flooded basement full of mold! When we went to check out at 10am on Sunday they made us wait around while they went to check the hot tub in one of the cabins we rented. If you're going to demand your guests be out by 10am, maybe check the hot tub before then? I cannot believe you made us sit around waiting for you to go check not just ours, but ALL THE HOT TUBS in all the cabins that were checking out. Avoid these cabins, they have more issues than amenities!

Wonderful place to stay. Our family have stayed there many times through the years. The kitchen is extremely limited. It's impossible to make a dinner. It needs to be stocked better. Large pots, fry pan, cookie sheet, colander etc. A full size refrigerator but no ice cube trays to make ice or a bin to put them in.The cabin was absolutely spotless. Nice location. Janice and Jane are so nice and professional. We have more family and friends staying there as well due to the variety of cabins offered. We highly recommend Mountain View Cabins!

The customer service was good. They are friendly. The cabin (#12, in Tellico Plains), however, was uncomfortable because there were cobwebs and a very overwhelming musty/moldy smell. It was making me nauseous. One of the porch pillars was infested with yellow jackets, the dehumidifier didn't seem to be working. The television in the room we used was blurry. The bed was very uncomfortable, and when we sat on the edge, the mattress lifted up, and we nearly fell off. That makes me think it could be a cot. There was a big spider and some kind centipede in the bathroom. We were uncomfortable enough that we went to a nearby store, purchased wasp killer, cleaner, disinfectant, sheets, and a blanket so we could try to be more comfortable for the night. The office was closed for the evening at that point. We checked out as soon as we could the next day. The office was very nice about it and gave us a partial refund. The hot tub was clean, but there was a set of jets that were not working. The cabin is spacious and could comfortably hold 4 to 6 people. The rooms are large and have a cozy, mountain decor. The refrigerator was very clean, and there were clean plates and cutlery available. We liked that we could bring our dog as that was a deciding factor for picking this cabin/rental. However, we will make other arrangements if we visit again.

We have been here several times and we absolutely love every cabin. They are so clean and neat. Everything you need is right there in the cabinets and cupboards. The ladies that helped us were so very nice and we felt like they wanted us to be there and that they were happy we were there. I will be back to that beautiful paradise real soon!

Let me tell you about the greatest place to lay your head while visiting Tellico Plains. Mountain View Cabin rentals are the absolute best. We dealt with a sweet woman named Janice, who was so very pleasant, and kind and attentive. Every need was addressed and though we are locals we were treated so amazingly.The cabins are clean, comfortable and spacious yet quaint. The price is just right and the views are amazing.If you get the chance, even for a night to stay, try it out you'll be amazed.Rooms: Great clean rooms. Great amenities.Noteworthy details: The staff are amazing. Janice is a gift from God!

Chose this for a guys fly-fishing trip. Great location on a secluded creek. The cabin is pretty and was super clean. Hot tub was fantastic after a cold day on the river. Overall, a great value. The management is on site and super helpful. Will definitely visit again

Cabin 13 was cute from the outside,has a nice porch with a good view, and has potential to be a nice place to stay but did not meet expectations as far as cleanliness and upkeep go. We only stayed and made it work because we had plenty of plans and spent little time inside the cabin. There are visible piles of dust on top of the taxidermy and lots of dust on the sides and under the bed. There was a fingernail clipping stuck to the wall in the shower. We used our own cleaning supplies and threw our own sheets over the furniture. The couch in cabin smelled like urine and needs to be professionally cleaned or thrown away. The hot water in the shower only lasts a couple minutes. The hot tub gets warm but not hot. The heating and cooling unit is obnoxiously loud. Many visible entry points for pests and water that need sealed. We found several crickets and a wolf spider during our stay and I heard a scratching noise inside one of the vents. Just because the cabin is in the woods doesn't mean it can't be properly sealed and improved. These are things that should be noticed and taken care of before a guest checks in. They also do have a DVD player in the cabin that isn't mentioned on the website. Had we known, we may have brought DVDs. Nobody asked how our stay was and I had to reach out and ask them to return my hot tub deposit. I have a feeling they would have just kept the cash had I not asked for it back. Ive stayed in other cabins elsewhere that were all more welcoming, had better communication and were also better maintained. We hope than management will make positive changes for future guests but we won't be returning.

My wife and I just checked out this morning and I’ve got to say, I’ve never left a review on anything before but I felt obligated to leave one for this place! We stayed in townhouse J and it was gorgeous! Right in front of the river. It was super relaxing and our little boy loves every second of it! Shallow water that’s great for small children and deeper water for the adults to swim in. Let’s talk about the price, after taxes it was 135 for a night witch isn’t horrible at all compared to everywhere else. The room was really clean as well! It just smelled clean. The counter tops were gleaming and shiny. The flora weren’t dusty. My little man was running around barefoot like they tend to do, and he feet were clean after about an hour. Really well taken care of. We will DEFINITELY be back! Probably next weekend 😂

Five day stay between Christmas and New Years, for a family group of 20+ people. Absolutely wonderful lodge with modern kitchen and dining with two large fridges, great grilling, two levels of covered porches overlooking the river. Terrific open space, modern electronics, new rustic furniture and clean comfortable beds. Lots of bathrooms, pool table and game facilities. Short drive to the falls and surrounded by historic places. Kids loved it. Don't delay this is the vacation spot of a lifetime.

Horrible experience. We were scheduled to stay here 2 nights but called it quits after just one. Of course they would not give us a refund. This place should be on Hotel Impossible as it needs help! Went there with some buddies to do some motorcycle riding. My friends stayed in the Spirit cabin and I got cabin 19. Both were dumps. In the Spirit cabin, the toilet would not flush, AC did not work, and there was mold in the coffee maker. Cabin 19 was a little better but still had a fridge that was missing a leg so it would not sit upright. The shower was crazy high and could not be adjusted. I'm 6' and can't imagine how anyone shorter could even use it. The shower also ran all over the wood floors in the bathroom. There was a super strong smell of mold that would not go away. Dehumidifier was plugged into an outlet that did not work so I moved it. The whole cabin was tilted at a pretty bad angle for some reason. A marble would have rolled pretty fast on the floor from one end of the cabin to the other. The lady at the front desk was super nice but seemed way over worked because she said she was also the housekeeper and had to clean 30-40 cabins/day. I have no idea how this place has a 4+star google rating. All the cabins we saw where pretty dumpy looking with thousands of carpenter bees boring holes everywhere. A great location is all it's got going for it.

Perfect stay! We had a large family gathering and stayed in the new Tellico River Retreat cabin. The pictures don't do it justice. The cabin was beautiful and clean. There was plenty of room for the entire extended family. Great living space and kitchen upstairs and a fun game room downstairs. Each room having its own bathroom. I can't wait to go back.

We stayed in the Warrior cabin for 1 week with a group of family and friends. We rented 4 cabins total. The cabins were spacious. The was a nice large parking area for our truck and trailer and 5 motorcycles. In the mornings and evenings we could cook in the parking area. We brought our bags game and had tournaments at night. The owner was great about us doing a late check in. You couldn’t beat the price for the comfort we had. Will definitely stay again!

I have been here a couple times. Very pleased. Great staff, clean rooms....The cabins Ive stayed were 10... very nice off the main road with 2 other cabins and a pond in site, sleeps 3 couples comfortable.... and 13....getting turned around at 13 can be tricky, and can be a little noisy, on heavy traffic days....but the view of the river and the sound of the river...far outweighed the cons of the traffic. This was perfect for just me and my honey...morning coffee on the porch overlooking the river...priceless!This is definitely my go to place!Thank you for another... beautiful stay!

Recently my friends and I stayed at Tellico River Retreat. It was one of the most beautiful cabins I have ever been in. It was clean, beautifully furnished and perfect in every possible way. The office staff is professional, and friendly. I have stayed with Mountain View Cabins before and am always impressed with the beauty of the cabin as well as the cleanliness. The cabins are reasonably priced in comparison to other areas. We hiked around Indian Boundary (3 mile round trip), shopped in the town, visited Charles Hall Museum and had coffee and hot chocolate at the Coffee shop. We loved our stay.

This experience was the worst one I have ever encountered dealing with a business. I would not recommend giving a single penny to this company. We booked cabin #13 for a long weekend for my sisters wedding, checked in and proceeded to go to the cabin. The cabin itself was in a fantastic location but don’t let that fool you. When we opened the door the smell of mold and mildew was so overpowering we immediately had to open all of the windows and doors. We thought that maybe it had been unoccupied for some time and airing it out would make it better. We left to join family and came back 6 hours later but the smell was still there. As we were getting ready for bed, my wife noticed a giant centipede under the nightstand near the wall. After taking care of that, we tried to call it a night. The pillows were damp and smelled of mold as did the sheets and bath towels. We had to wrap our t-shirts around the pillows just to make it sleep-able for the night. We went to Walmart the following day to buy new pillows, sheets, bath towels and a shower curtain as we were told they were sold out of cabins and this is what we had to stay in. The front office lady said that she warns people when they call that this particular cabin has a musty smell. I asked why we were never informed of that and she stated, “It’s because you booked online.” We were treated with such disrespect from the front office staff that I could never recommend this place to anyone. I will say, after 20 minutes of argument my wife was able to get them to let us stay in a larger cabin that they originally said was unavailable for no extra charge after they told us we would have to pay an extra $399 a night. I don’t want anyone that might be thinking of staying with this company to have to go through what we had to. Save your money and go somewhere else!

Loves our cabin here!!!! Was right off below the little gas station. It was beautiful! The cabin/house was perfect and so beautiful. We were right in the water. My husband and daughter and I rode our kayaks down the river, and with quiet a bit of effort paddled back up to the house. There isn't really good fishing right there but just up the rode every all caught there limit almost ever day. This place was far enough away but still conveniently close to things. Our whole family loved it here! And the owners were so helpful and kind and always there if we needed anything. Don't hesitate, this place was one of the best places I saw in all of tellico!

Absolutely wonderful place to vacation or just spend a weekend. The cabin was clean with a wonderful view. It was beautifully decorated with attention to details. Each bedroom had it’s own bathroom. We stayed in Tellico Mountain Retreat with several others and plan to return.

Great place to get away from the city. Small town surrounded by mountains and beautiful nature. We stayed at cabin 12(mountain view cabin) for our stay. It's styled like old times cabins with low ceilings and raised and lowered stepped sectioned. Hot tub was real nice too. Our only dislike was the bed and pillows, which are like old style, hard. Rooms are small but the one with the twin is a cluster phobic's nightmare. There's a nice closed in front porch, perfect to sit and drink coffee in the mornings. Stream across from it and the mountains are a gorgeous view while drinking said coffee. No WiFi but had cellular reception at least. Toilet was clogged when we arrived with the previous users discards still in it, luckily there was a plunger provided and it was resolved quickly. I'm sure that part was a singular event that doesn't happen commonly. We still enjoyed our stay though.

We had stayed here in the past and loved it. Our recent visit was a horrible experience. We needed a place to stay to visit local family and thought we'd stay here. We'd stayed before and enjoyed it but it was in the fall of last year in cooler weather. Last weekend we rented a cabin for 3 nights. No refund. That's okay we didn't need one. We checked in Friday evening and it was around 1030 pm. Office was closed. No worries we had the code. Immediately I smelled suage. It was warm in the cabin so I turned on the ac. Throughout the night it only gets worse. By morning my eyes are irritated, I have a headache and my stomach is upset. Yes it was that bad. I call the office early the next morning to report it. She sends maintenance to check the suage pump. No problem there she said but she'll send maintenance. By 430 pm he finally comes and we can hardly stand the smell. It's hot outside so you can't air it out. She tells me that she'll have someone look into it further. I ask finally if we can move. All day long back and forth she sends the owner's son. He smells nothing. Really? Then she tells me she can move us to another cabin. Then calls back and says she has someone cancel. Then calls back and said that she cannot move us. She can offer a full refund or if we want to stay, shell offer a rain check on a future visit. I accept the full refund after finally finding another place to stay that is 30 minutes further out from my family. We get checked out, return the keys and she tells us to come back the next day as she cannot refund it yet as it's too early to back out of the credit card payment. No worries. We come back by the next day. No one is in the office. We come back on Monday the next day and finally get told it's refunded completely. Only to find out that they charged for the one night we stayed and inhaled the toxicity of the suage. When I called today to see if this is an error, I'm cut short while trying to find out if it's an error or if this is correct. She tells me that she isn't aware of my situation, that there's 8 people who work there and she's the only one available. She did call me back to tell me that they are charging for the night we stayed in the suage cabin. Asked me if I did receive the refund for the nights we didn't stay. I said we did and she hung up. We will never stay here again. Look elsewhere. I never leave reviews like this but I hope this steers someone to a better place

We stayed over Thanksgiving. We had 6 families staying in 6 different cabins. I was excited to stay because we pass by it all the time. We had a range of cabins from the cheapest to the most expensive. First night, it was about 20° outside. The heat would turn on and off every 5 minutes and sounded like a freight train.The shower had minimal hot water and the shower head hardly worked. The blinds were broken in the bathroom so everyone could see in. ( Maintenance did come and fix the blinds)The cabin next to us was rented 4 times within our 4 days we were supposed to stay 5. Which would have been fine cept they were loud and going in and out all night. We ended up leaving day early because we hadn't slept.I would recommend them if they fix the hot water and shower head issue.

Great cabin for the price. Was very clean, homey, decently stocked, and the hot tub worked like a dream. The bathroom was roomy and clean, however the water pressure sucked and the hot water ran out pretty fast. The bed was awesome and bug free. The view from cabin 8 was so-so and a little anticlimactic. Also the "complimentary" coffee they promised was two packages of very very off-brand DECAF so I ended up having to go spend $8 on a small can of folgers at the gas station down the way, so I'd bring your own to be safe. Overall, I had an good trip and would definitely rent again.

My husband and I rented Cabin #2 to stay in for the Thanksgiving holiday (his dad lives in Tellico Plains). We were hoping for a simple but clean place to stay to let our time visiting family feel a little more like a vacation. Unfortunately, that wasn't the case. Our cabin was littered with dead bugs on the floor and window sills. We even found a few in our bed. The sink in the bathroom wouldn't drain and when my husband checked under it to see if he could get it to work, he found it bound with a hair tie. We only managed to get thirty seconds of lukewarm water in the shower before it turned cold, and the heater in the room was littered with dust which made us both wake up with itchy noses and eyes. The fridge and freezer were both broken which was a disappointment because we were hoping to save money on eating out while we were there. All of this was compounded by the numerous signs all over the cabin instructing us on what we could/couldn't do (this really annoyed my husband) plus the tip envelope.I have never left a review for a place I've stayed in (and I've stayed in some worn places on military bases, but they were always clean). My husband and I would not come back to these cabins. Especially for $65.00 a night. $30.00 a night would be a better price. If you're considering staying here for the convenience of the location to Tellico Plains, I would definitely recommend staying elsewhere.

Cabins have declined over the last 4 years. We stayed 4 years ago and were very pleased . This year was horrible showed up and as soon as we showed up immediately say a cockroach on the floor in #1. I called the manager her response... not shocked ... we can come spray . How can u spray and then have my child who has asthma go in right after?!? So she found us another cabin . #20. Not clean everything broken, no light bulbs, wires out of the wall, hole in ground, fridge crack, dirty cabinet drawers, bed had black crumbs it it. Holes in ceiling where wasps were getting in we counted 4 . Stains on sofa bed. I wouldn’t let my son sit on furniture until I checked for bed bug so he sat on chair and got bit by an ant and left a mark. At this point because we had our dogs and drove 10 hours we were going to make this work. I called the office and asked if they could at least provide cleaning supplies and bed sheets and she replied you can come get sheets and in the mean time she booked the cabin I was willing to deal with so we could only stay the night and then have to leave. I couldn’t believe their lack of compassion, cleanliness. Now I know why there are not many pictures online. We ended up calling multiple places and all said they were not surprised what we found there and have heard this from many customers. How they allow people to stay in these conditions is definitely not up to code. I will be reporting this to hopefully save someone the hassle.
