Management has become oddly aggressive. Our next door neighbor has mirrors taped to her windows, odd “decorations” which include empty alcohol bottles, tons of junk on the porch, and over the allowed number of pets (at least 3 cats and a dog). Management has said nothing to the neighbor but said our neighbor complained multiple times about trash outside our door and said they sent multiple notices. We never received any notices and that was the reason to not approve our lease renewal. Management then threatened to tow our truck saying it hasn’t moved multiple days then a few days later said it had a flat tire and it would be towed that day if it wasn’t fixed. We aired it up (the tire had lost some air but wasn’t anywhere near flat) while the maintenance man stared us down. I cannot recommend this apartment complex for anyone. Consider renting from the few complexes nearby for about the same price.

DON’T MOVE HERE!!! Worst apartments I’ve ever lived at. New management is awful and careless. I’ve never had a single issue with anyone except the office. The lady is disrespectful and insulting. Nothing luxurious about these apartments and everything is so cheap it falls apart. So expensive for nothing but problems. Wish I could give negative stars.

It’s a great place to live, great location, not to expensive and a great staff! However, with that being said, a lot of the people that live there who have dogs will not pick up after them leaving the grassy areas like a mine field.

Lease agreements and verbal agreements don't mean anything. Maintenance was barely satisfactory. Moved out after giving notice, paid a month PLUS a week. 7 weeks go by and then get notice I have an outstanding balance. Now two yrs later and they ding my credit with over $2k in COLLECTIONS. If you want to rent from an honest person/business.... Don't rent here. Like I said, lease agreements mean nothing here. Tried to reason with the owner (whom I knew thru the casino I worked at) but he told me to to get a lawyer and then blocked me. Real stand up guy.

These apartments are reasonably priced and the actual apartment itself is nice but my 2nd floor apartment had noise issues constantly (3206). They assured me when time to leave that as long as I did not leave the apartment damaged, they would not charge me anything. They charged me $169 "sparkle and shine" wipe down fee along with new oven stove covers. Also, I was told it was a 6 month lease and it was 7, so I had to stay a month later than I wanted. Also, was never given a key to the workout facility the entire time I lived there because "the machine to make it was broken" Not a horrible place to live but definitely not the best in Bixby.

I absolutely LOVE IT here! The management team here -Laura and Erica)go out of there way to make sure you are taken care of. They are very friendly and professional.My apartment is clean, new carpet and it is very quiet! Can't wait until summer to use the pool! Love the location and being so close to everything on Memorial! So fun being close to the waterpark also!

Dont get me wrong they are nice apartments but they have the absolute worst management ever! Theres someone new every 3 months and they are always losing paperwork or misplacing important things that's never their fault which is very frustrating! I honestly wouldn't recommend anyone to rent from here even for a 500$ referral bonus it's that bad! We have been nothing but great residents always pay our Bill's on time, never had any complaints from neighbors, and keep the apartment super clean! Very disappointing that's all I can say and definitely wont last treating residents like this!

When I moved in mid October my experience was amazing. The lady that helped me with my paper work understood that my move was temporary until I found a house that I wanted to purchase. I finally found a house that I loved so I emailed the complex my notice. They accepted it within minutes congratulating me and also reminded me about my early termination fee. I go in to pay my termination fee and the manager didn't even know that I was moving. So thank goodness I saved the email and resent it. I move out and never received a phone that I owed money until they sent me to collections. I have only been moved out for 40 days. I call the complex to get answers and wait two hours to call them back only to be told they don't have my file so they can't help me. I call the collection office that they sent me to and they can't help me until my file gets scanned in and that won't be for 48 hours. I have sent both the collections office and the complex all of my information showing that I did pay and yet have I heard back from the complex. When I called the complex and spoke to two different women they acted like they didn't care and that this was not their problem. They lack common courtesy and respect. The apartment complex is very quite and nice, but the new management should make any one think twice before signing a lease for the amount of money you pay.

My four year old and I moved in in the middle of June. We have never felt so welcomed from day from any place we have ever lived! It feels like home... From Thomas the maintenance man going above and beyond, To Jai’s warming smile and hard work getting us in so quickly, to Brett the manager who quite simply just gets things done and is always positive and helpful. These apartments are beautiful and so well maintained that you would think that you are the first tenant in your apartment! I cannot say enough about this place, words can’t do it justice, come by like I did and prepare to be blown away!

Me and my girlfriend came up to the apartments. We were greeted and the staff there was very friendly. They gave us a tour of a apartment and they were super nice. Moved in 2 weeks later and we are very pleased with the place. I recommend anyone who is looking for a place. Pet friendly and quiet area.

Where do I start? I would definitely think twice before signing a lease here. Lived there for two years total. The first lease was great, then they switched owners and management and it was terrible after that. I signed three leases with them and they do nothing for renewing residents only for "new". The rent goes up quite often and is not worth what you pay for. Any complaint we had, there was an excuse for. We had a balcony rail missing on the 3rd floor for 6 months. After move out, the one reward we got for staying (with the first management company and first lease) was a free carpet cleaning. We tried using that and they said we couldn't. So they charged us 65 dollars for a carpet cleaning, 60 dollars for a dirty ceiling fan (didn't realize it was that hard of work) keep in mind we had someone come professionally clean the apartment twice a month along with the carpets professionally cleaned every 3 months. We planned on renewing with them and upgrading apartments in which they questioned me on why I wanted a bigger apartment and to switch again. We were on a month to month lease towards the end and all they told us was that when we were ready to move out, we just needed to give them a 30 day notice that was it. I went in to give the 30 day notice which was on the 5th or 6th of June I believe and they proceeded to tell me you could only give 30 day notices on the first which I would be fine with if I was ever made aware of that. They just have terrible communication and a lot of things go unsaid. I could go on for days. Last thing, I emailed management about the ridiculous charges they were charging us for and it took them a week to respond and then they just quit responding after I told them to keep the deposit the review would be enough. It's a shame because the apartments are fabulous. I am in nursing school living on my own and they are beautiful and so so safe. But the management makes them go from a 5 to a 0 rating. Goodluck!

Love these apartments! The staff is always so nice & welcoming even when I bug them 100x a day. I’ve had residents asking if we need help when moving in which is really thoughtful. Amazing deals moving in! For the price this is by far the best apartments that we’ve looked at. We are from Tulsa & only moves to bixby for these specific apartments. I definitely recommend going in & talking to Brett. He’s a great guy & always has a smile on his face & positive attitude!

I had an amazing move in last week! Brett and Jai were both extremely kind and helpful! The maintenance staff has taken care of any minor issues I had very quickly! The property is really clean and quiet, it’s the perfect place to live!

Living at the Marquis has been a wonderful experience. My apartment is clean and beautiful. The staff go over and above to make it a community and not just a place to live. The advantage of being able to bring my chocolate lab (a large dog) is a comfort as well. The location also has so many advantages with a place to walk, run or bike along the river, a beautiful sports complex with a playground and splash pad, easy access to major roadways, and grocery store, pharmacy, gas stations conveniently close by.

I have been a tenant a few months, and i am very satisfied. The management goes out of their way top keep thinks clean and i working order. When ever i have an issue there is a very kind woman in the office named Jai who takes my concern seriously and will address the issue quickly.

Pet fees are expensive, office wasn't very reliable with mail and maintaining office hours. Kids used the community pool house as a play house despite the fact it clearly says no minors without adult supervision. Rent was expensive for what it was. Nothing is done about dogs being left on balconies 24/7 and barking their heads off which echoes between the buildings.I did like how close it was to parks and the river walking trail.

Horrible management. Staff is always hateful. Repairs take forever or you end up fixing yourself. Go to a case property it’s the same price for a brand new place with better pool and amazing staff! Lived here for almost 2 years and hated it after 6 months but stayed due to only place south Bixby. Save your self a headache keep looking!Also the dumpsters are always full and trash all over the ground. There is dog poop on sidewalks and never picked up.

We've lived here nine months and love it. The pool is great in the summertime, the workout room is nice and never too crowded when I'm there, and management is friendly and helpful. Very convenient to downtown Bixby. Easy access to highway 75. Best apartments I've ever lived in!

I'm not one to write reviews on things, but I have to on this.These apartments, staff and the people living here here great (awesome).Makenzie in the office is always smiling no matter what time of day or what you might be there about (problem or just to pay rent). She always greets you with that smile and at some time while talking will make you smile or laugh. So by time you leave there your you feel better. The pool (salt water) is wonderfulf, its always clean, and after a long it feels like a spa in a way, ( I think cause its salt water) all I know is man where has this been all my life 😀. Not to long a needed the maintenance guy to vome look at the sink and they came out quick. He, his name is Thomas, was so nice courteous and paid attention to what I was telling him was wrong and didn't mess up any of my stuff. Even wiped his feet before he came in. I always see him keeping the complex clean and tidy, ( other places I never seen the maintenance guy unless I needed him). I can say I will and have recommend these apartments to friends and even my coworkers. 😀😀😀 definitely a five star for me.

Lived there for 6 months. The apartment was dirty when I moved in but I didn't receive any reimbursement or discount. I didnt have access to my mailbox for the first 3 weeks because they had to have it rekeyed. The outside stayed dirty with trash, bugs, spilled ashtrays. To top it off - 1 year later, I just found out I am in collections over the surety company they use called Sure Deposit. It wild how when I moved out I paid everything owed and had no charges, yet I owe a 3rd party surety company for my stay there. I highly recommend you look somewhere else before wasting your time and money here.

Very nice and friendly, new, updated light fixtures are so cute and all bills paid is available! I love it here! Jai in the office is the best! Quiet and close to a lot of kids stuff!

The office staff and management take advantage of their renter's. My experience was following my move out date in June, 2013. I was not contacted as requested to be present for walk through. 9 months after moving in my new home I received a call from Collection agency saying I had an unpaid balance turned over to them and reported to Credit Bureau. I requested to see details of these charges and on March 18, 2014 was first time I had any knowledge of fees. The charges are unsubstantiated and untrue which is their method of gaining financially by not allowing you present for walk through and then basically could put down anything with any charge. I am demanding validation. It is very unethical and shady practices. I'd happily pay anything I was responsible for had I had the opportunity afforded me to be present and validate. A receipt of their cost is only expected when charging someone else for their expense. They are very friendly to your face but are not decent ethical and lack lawful business practices. If not for the renters they would not have a business.

Disappointed since I showed up 10minutes prior to appointment time and there wasn't any staff there. I had called the day before and made an appointment so certainly expected to be able to get more information and view an apartment today. I even waited for 15 minutes after my appointment time and still no one appeared.

Do Not rent out Apartment 1103 it has mold they tell you they will hire a contractor to fix it and don’t the maintenance man comes in and cuts a hole in the wall and leaves it for 2 weeks and the mold continues to pop up everywhere and there’s also mice all over the apartment would not recommend!

Never received a final bill or a phone call or a email for apparently replacement of the carpet when we moved in they didn’t replace it and now we have to pay for new carpet? To send us to a debt collector to force you to pay.
