Marvin is the best maintenance man out there!! The light in my bedroom went out and once he fixed that super quickly he generously noticed the battery for the lock on my door was running low and he just fixed it on his way out. Super sweet and efficient guy!

I've lived in my place for over 6 years and I can honestly say that Dan is THE ABSOLUTE BEST maintenance guy we've had here!!!! Our washing machine stopped working, of course a few days before Christmas! He stopped by yesterday and ordered the part that was needed. He came back over today and replaced mine with one from an empty apt! Being a holiday week, he wasn't sure when the part would be in. He definitely went above and beyond! I'm so grateful that he's at L46 now!Thanks Dan!!!

The apartment seems nice from all the extra amenities...but in reality the pool/hot tubs are "closed for maintenance" almost every other day and the community room costs $100 for a "cleaning fee" which is very unreasonable considering you also have to put down a deposit and it doesn't take long just to clean up after yourself. The maintenance man is incredibly nice but very busy, so maintenance requests take a long time to be filled. Some staff are very helpful but others don't seem to give you the time of day and don't care about your concerns. Overall, I wouldn't recommend renting here.

The sign says these are upscale apartments and it appeared that way with the provided amenities: laundry in the unit, underground heated parking, pool, hot tub, sauna, community area, and a generally green lawn as the apartments were pet friendly. Most of the time something in the pool area is broken. I do not remember the last time I saw it fully functional during the 2 years that we lived there. We would get complaints of the noise during times we were sitting at our desks working or watching a movie. It was not until we finally got ahold of the office to inform them of the nerf fights in the hall that they checked out the cameras to check the actual noise. The fire alarms went off constantly leaving our dogs anxious and other howling down the halls. The hallway is stained of animal urine. When contacting the office about the hallway, which lease states to do, office personnel did not answer and when they did they were rude. Multiple times we went to the office to communicate with the office and they would be sitting around on their desks gossiping. Many rules were not enforced until we left the property such as picking up after your dog. The lawn reflected the neglect of its residents, especially around spring when the snow melted and there were mounds of fecal matter at the entries. Careful when you order packages as they are often lost here and the office will not assist saying stolen or misplaced packages are not their concern. The parking lot is dangerous. There is an area marked for people not to park there, but nothing is enforced. The sign was later knocked down and replaced with an orange cone that even the sheriff ignores. The building has multiple entries that rarely work with the fob given to residents. When contacting the office, they said the doors would be fixed after winter, but were still broken when we left. I could probably count on one hand how many times the main entry intercom was in working order. Living here was not an upscale experience or a safe one.

The property itself is nice with many amenities that made it very appealing. However, the management of latitude 46 was very negative and demeaning. They are not first time renter friendly and would often threaten me with deadlines stating that there was a better applicant behind me waiting if I didn’t make a decision with in a few hours. The property manager often ignored my emails and calls for clarification and I often felt very pressured because of the deadlines that they were making. I was notified within two to three hours of the deadline and there was poor communication about the information I needed to make a proper decision. I was very baffled at the comment, “why does it even matter” by the property manager.

Lived here for a year and loved it! The assigned underground parking is almost worth it in its self. We had a three bedroom and it was very spacious and affordable. I do recall the fire alarms going off once but I can't say I have ever lived in an apartment complex that they didn't? ( not sure why that would be an issue?) Pool and hot tubs were great (No glass or alcohol fyi). Workout room was great. Parts of the complex are pet friendly. We lived on a corner unit and it was very quite, we had no issues with other tenants. Walls must be pretty sound proof. Maintenance requests are responded to in a very timely manner, we had a pipe that started leaking in the ceiling and was creating a water/mold spot that was fixed right away! We cleaned the place thoroughly and had the carpets shampooed and we got our FULL deposit back. We also had a dog. We would of stayed here if we wouldn't of moved out of state!

Very wrost experience by living here, I had lived here 2 years back and did my final settlement and confirmed through mail that I don’t owe anything (Covid time) and after handing over the unit, after 2 year suddenly I got an call from collection agency via L46 apartment that I owe $512 to them, i was surprised when i heard this and I asked the same question why you are calling me after2 years. I had contacted several times to the leasing people what is this charge for, first they told me this is about the damage carpet and when I asked them to send me those pictures, and after seeing those pictures, I couldn’t find any damage I asked them where is the damage. Then after 1 week I am getting a call back from leasing office that this is due to smell in carpet and this is what the charge for. So beware of these leasing peoples and their management you never know when you will face such kind of situation. You have to be alert when you are planning to vacate this apartment make sure you call these leasing peoples and make sure they do check out in-front of you so that it will be crystal clear how much money they will be charging otherwise you will except a call from collection agency after 2-3 years that you owe more money.

I have lived here for 2 years now. I really like this place. Like the central air, washer and dryer I each unit, underground parking great especially in winter. nice workout room too. I have been lucky and have had quiet neighbors. If you have any matience issues they are taken care of fast. It's nice having the rental office in the building great to talk one on one if you need something and yo drop you're rent off.

The place itself is a nice facility with some great amenities - underground heated parking, a pool, large community area available for rent, and a ton of grassy area outside. The management wasn't the greatest - slow to maintenance, communication skills lacked, and they didn't even put me in the directory to get into the building for 4 months.

Worst place I've ever rented from. The staff was completely incompetent. I gave a 60 day notice and they rented my apartment out a month early (30 days) and asked if I could get out sooner. I was repeatedly lied to about the contactless check out process. They said they would take pictures if there were any issues and call after they went through the apartment. They did neither of those things. They charged $200 to clean the apartment and when I asked for proof they had none. They stopped replying to my inquiries about the charge as well. Completely unprofessional terrible rental company.

Hands-down the worst rental company I've ever dealt with - and I didn't even end up renting from them. They showed a complete lack of customer service when I inquired a handful of times about the supposed "refundable" pre-deposit of $400. These apartments are not nice enough to make that requirement during the application process. Paige (receptionist for the building & point of contact during application process) at Latitude 46 showed a complete disregard for professionalism for her job.

My family and I just recently relocated to ND and are excited to make Latitude 46 our home...The staff were extremely helpful with the process and answered the million questions I had without hesitation. Facility has great amenities we look forward to using...indoor pool, gym, underground parking, etc...if you’re looking for an apt, Brittney is awesome!! Super friendly and helpful...can’t thank her enough for a stress free transition!!!😊

Underground parking lot is so good and convenient during the winter and the streets in this area get plowed quite regularly which is great. The appliances are a mixed bag and the sewer system is so so. Regardless, for the price and consistent cleanliness of the hallways it's pretty worth it.

My experience with this company has been nothing but negative. Harassment and discord were the norm. I have now received an OUTRAGEOUS bill, charging me fees for things that are totally erroneous. Carpet cleaning AND carpet replacement? Which is it? And believe me, I left the apartment in pristine condition. My lawyer will hear from me.

Terrible apartments. Lived there from 2016-2017. Rent went up 3 times, plus changed property mgmt companies 3 different times. Fire alarms would constantly go off and pool area was dirty. Look elsewhere.
