I am only posting this review in hopes somebody can see what Vacasa has done to this once great realtor group. We’ve always used Outer Beaches but Vacasa has ruined them and will drive them into the ground. Major issues and tune ups needed to the house, and my absolute favorite was legitimate roaches! Alive and dead throughout the house. Disgusting and the previous renter mentioned the exact same thing on their website. Luckily google allows photos to back it up and they can’t control who sees what. So hey, think fast before you just choose a realty group to rent from. Because this one sure ain’t caring about your health or safety.Edit: As you can see from the generic answer below they do not actually attempt to identify a solution or problem. So let me go into more detail. They mislead you on advertisements, lie on what is included with homes (ex: says there should be a gas grill and it’s missing, took 3 days and one legitimately helpful in person employee that worked for the previous owners, to get us a loaner, meanwhile Vacasa sends you in a corporate style customer service line with tickets that never get resolved.). The cleaners don’t actually clean we had trash still garbages, dirty rooms, hair left in the bathroom from previous renters. I could go on but don’t worry they’ll let you know they’re “here to help on location.” Don’t fall for it. Previous renters cleaned themselves and used their own money to by cleaning supplies. Imagine going on vacation and having to clean your house/hotel room when you get there. Which adds to my next point, the absurdly late check in time. If you’re cleaning an house and nobody can go in until after 5PM, wouldn’t you expect it to actually have been cleaned? Absolutely ridiculous and horrid customer service, a shame that hospitality isn’t cared for anymore in the industry. I would lower my score but the one store is for the gentlemen who helped our family by locating a loaner grill for us to use at the house, which was advertised but oddly missing from the actual house with no explanation from Vacasa.

This is the second time we have used Outer Beaches Realty and have been extremely please both times. We stayed at Croatan Ridge and hosted our daughter's wedding there. What an amazing house - the pictures don't even do it justice. It far exceeded our expectations and Outer Beaches was a breeze to work with. House was immaculate, well appointed and one incredibly minor service issue was dealt with successfully within an hour. Will definitely use them again and again!

We booked our July vacation for 12 family members through their website in April due to the house and price being hard to find something better. When we arrived to check in, there was a computer glitch that caused the house to be double booked. My wife spoke with Leigh G at the local office, and she made what could have been an absolute terrible experience and turned it into an absolutely great vacation. Within 2 hours, Leigh was able to find us a house (an upgrade!) and had it cleaned and ready for our family to move in. Leigh and her co-workers personally cleaned the house to make sure we were taken care of. On top of that, the "Sea Monkey" homeowner Dave heard what had happened and gave us $150 to use at Surf's Up Seafood Market and another $150 for Island Spice and Wine. This is customer service at its best! My wife and I have told this story about a dozen times and will continue to do so. Thank you again Leigh, Crystal, Linda and Dave, you made our week!!!

We rented the home "Summer Shack" in Salvo in August 2020 from Outer Beaches Realty, and this was the WORST vacation rental we have ever had, and we have been renting vacation homes every year for the last 22 years. We realize now that Outer Beaches curates the home reviews on their website and does not show any negative ones - so BE AWARE OF THAT when you're reading their home reviews.This home has been sold to a new owner, and it was clear that the buyer is waiting till the end of the season to fix the many, many problems, which means we were deceived about the home we were renting. The pool and pool area were extremely dirty, and the hot tub is old and beat up, as were the pool chairs. The "screened" porch has no screens. The master bed frame was completely broken and near collapse. There were multiple broken blinds, lightbulbs out throughout the house, broken outside lights and closet doors, etc. One bedroom door mechanism was so messed up one of our (adult) kids could not open it to get out, and had to beat on the door and scream for a long time before anyone heard her to help her get out. There were construction materials piled up in the yard the entire time, and tons of cigarette butts all over the yard from the workers. I will say, the maintenance workers that were sent out to try to fix some of the issues were VERY nice and did their best to help, but obviously some of the issues need major repair. These photos are just some of the ones we took.When we called to let the agency know about the issues, the only thing they offered us was $150 in FUTURE rental credit, which was useless to us as we would never rent from them again after this experience. AVOID THIS HOME AND AGENCY!

We have stayed in homes managed by Outer Beaches in the past and had excellent experiences. I am not sure what has changed; however we are currently staying at Le Taha, one of their “Premier Homes”. We intentionally searched for a home with an elevator, as my husband has had a total knee replacement and managing to get up and down 4 flights of stairs is painful. The elevator has been broken since our arrival Saturday. We have called multiple times and emailed concerns. Many promises were made that were totally disregarded. We were told on Saturday evening that someone would be out Sunday morning to check and repair the elevator. No call/no person. As of 4 pm Tuesday, still no working elevator and no one has been here to repair it. We did have a person come out Monday evening who said she could not fix it but would be getting someone else out. This was our primary concern but there were many other things in disrepair. This included, no working lights at all at the pool area so no way to swim after dark, commercial ice maker not working at all. multiple dining room chairs that were broken to the point that if you sat in them, you would be in the floor, and towel bars off the wall in a master bathroom. The “maintenance person” who came out today was truly pitiful. I asked her whether she replaced the light bulb in the pool area and she explained she thinks she broke a bulb off in the fixture and doesn’t think the light is working but she’s not sure whether it’s working. There was a bathroom faucet that was very loose and she said she tightened it with her hand but didn’t have a wrench with her.All of that said, I am choosing to focus on the beautiful scenery around us and enjoy our family.This home is in a wonderful area and has great potential. If repairs and maintenance could be addressed, it would be a wonderful place to stay.

We decided to rent a place that had all the amenities to be able to stay on property during our visit to OBX during the pandemic. We rented the Elite property of Oak Dunes #100. We were there the of week June 6th-13th.From the time we arrived to the time we left there was nothing but problems. Checking in the key code did not work, Thomas came to let us in. We use the grill, it was dirty and rotted out that it kept catching on fire. Go to use the Tv none of them work, except the movie room. Sunday call to let them know that we had some issues and they send Anna out she wasn't able to fix them. She checked the circuit box and the Arc fault circuit breakers kept tripping. She said an electrician would be out to fix on Monday. No electrician came out on Monday. Called again several times. Tuesday Thomas returns we go over all the issues with him again. He tells us an electrician will be out the next day. No electrician again. Thursday Dustin comes out we go over the list with him. He goes and fixes some of the deck issues, offers us ice and a new grill. This is Thursday we leave on Saturday. Friday morning to our surprise the electrician arrives his name is Ryan and had two helpers with him from Outer Banks Electric . Lucky us we find out that they had done emergency repairs on Memorial Day weekend for this property. Apparently they had worked done on the property by an uncertified electrician, he was replacing the outside lights and did them wrong causing the circuits to trip so the people there Memorial Day weekend had no power on half the house. Ryan said he was able to fix it temporarily on Memorial Day weekend and that he email Outer Beaches Realty to say that they needed to do more work to fix the property. He didn't hear from again June 11th to come do more work, they obviously didn't contact him until the end of the week.We did not rent this property until after Memorial Day weekend. They had plenty of time to fix the issues before we arrived. The whole time we were there they promised to be taking care of the issues that clearly they should had done before we arrived. The least they could have done is let us know before we arrived, so we aware or could cancel.Other issues we had was with the pool it was full of algae all week. The hot tub jets were not working properly one side was not working at all. The pool guy was out three times, he said he told Outer Beaches the the pool had clogged pipes and only one skimmer box was working so debris collected in the middle of the pool. He told them this the week before we arrived as well.We called them so many times to get answers it was ridiculous. Spoke to managers Crystal Duvall and Jenny Creech they offered us $1,000.00 refund and a pizza. Told them we did not want their pizza and as far as a refund of any amount we haven't seen anything.They told us the owner, James wasn't answering them for approving any work to be done. Funny James got back to me when I contacted him, we spoke for close to an hour about the issues at his property. James was fully aware of the electrical issues as well.Since speaking to Crystal on June 12th, we have not heard a word about anything. Left a message for Heather George no return call. You can't blame poor customer service on COVID.So basically we spent our vacation giving Outer Beaches Realty a punch list of things to fix. Hopefully they did them and the next renters were able to enjoy the amenities of the property.We completely understand that it is a rental property and won't be perfect but for an elite property you would think electric would work and the pool would be clean.The practices of this company are not up to the code of ethics for National Association of Realtors. Filed a claim with PA Attorney General. The public needs to be made aware of this company and their practices. Look at all the reviews on here they all have had similar experiences.

Sandy Cay was a phenomenal find for us. This beautiful house made our vacation one of the memories we'll cherish for a long time. The architecture of the house and the art inside amazed. We just can't seem to get enough time to relax and enjoy the life on a sandbar lifestyle that is the Outer Banks of North Carolina.

We had a terrible experience with Vacasa, the property managment company, for this vacation. We’ve rented many homes in the past 20 years and understand that unexpected things happen and you work with property manager company to remedy issues. However, the COMPLETE LACK OF RESPONSE from Vacasa is something we’ve never experienced.To provide some context: When we arrived there was no high chair or pack and play (as listed in the property description) - there were also numerous SAFETY ISSUES with the house and BROKEN amenities (e.g., rusty screw sticking out of broken fridge handle, broken front door handle, etc.).Upon arrival, we began communicating with the Vacasa “help line” (both by phone and text) - which routed to the international call center. They proceeded to “create/updates” tickets that would “notify the local team.” Throughout our week-long trip, we’re NEVER contacted by the “local Vacasa team.”It was not until the THIRD day, that we received the high chair. We never received a pack and play. On the FOURTH day of our trip, the homeowners sent their maintenance person, who fixed as many of the broken/safety issues that he could, but many remained unfixed (e.g., rusty screw on the broken fridge handle, broken cabinets, etc.). On the last few days of the trip the POOL AND HOTTUB were GREEN from lack of proper treatment/maintenance - we contacted Vacasa to please send a pool maintenance peeps , but they NEVER did and we were UNABLE TO USE THE POOL OR HOTTUB for the rest of the trip. In addition the ELEVATOR alarm went off the fourth day of our trip. The “local Vacasa team” sent someone over (when we were away) and they proceeded to render the ELEVATOR DISABLED for the WEEK. We contacted the Vacasa “help line” numerous times, but the local Vacasa team never contacted us or fixed the issue.This experience was extremely frustrating. We spent entirely too much time on what was supposed to be a family vacation on the phone, on hold, and putting in unanswered “tickets” with Vacasa. We will NEVER be renting from Vacasa again and we strongly recommend you reconsider before you do. If I were the homeowners, I would want to know how negatively the Vacasa property management company made my guests experience.

Very shady business. Paid for six months of the total weekly rent and then had to cancel our reservation for personal reasons. They refused to give me a refund and instructed me to file a claim with the travel insurance that I had purchased, which would amount to insurance fraud since changing your mind isn’t covered by the insurance policy. Long story short, Vacasa wanted to keep my money and make the insurance company reimburse me! Since I refused to commit insurance fraud they refuse to give me any kind of a refund and kept over $1000 of my money for themselves. When Outer Beaches Realty owned this agency everything was absolutely perfect. Since Vacasa purchased the real estate company it seems more like a criminal enterprise. Next time we visit the Outer Banks we will use a local real estate company, not these thieves who are based in Oregon.

By the Sea by Vacasa (formerly Outer Beaches)The condition of this home was a complete disappointment after having stayed at Outer Beaches properties on several occasions. The bathrooms and kitchen were disgusting. The bathrooms had hairs everywhere, piles of dirt, hair and sand in the corners and behind the toilet. The downstairs bathroom was the worst with black and pink mold (weeks or months worth). I did request they come in and re-clean that bathroom but that was it, because we were ready to start our vacation not watch housekeeping. They also brought a new coffee maker since the maker was filthy and the carafe missing. The toaster was covered in crumbs, the stove top, faucet and microwave encrusted with spaghetti, cabinet doors dirty around handles and I don’t know if the baseboards had been vacuumed even once this year. The staff were polite but all in all Vacasa is no Outer Beaches. So disgusted I will quite literally NEVER stay at a Vacasa property again.

DON'T RENT FROM Vacasa OBX. Especially if you are used to Outer Beaches Realty. Rented an Elite home and well....I arrived and was disappointed in the condition of the rental. Every ceiling fan was covered in dust. The fridge smelled bad despite the numerous boxes of baking soda.There were cigarette butts on the deck. There were several children's toys scattered by the pool.There was a bucket in the pool, I have no idea.At 4am the door in the master bedroom flew open. We had to place a chair in front of it until maintenance could come out. I also found the window lefted open over the bed.The cushions on great room sofa are ripped.Oh and we found a loaded GUN in the side table in the master bedroom, had to call management to get it removed by the police, glad I don't have any children. The management never reach out to apologize for a home that "cleaned", prior to arrival and it was not found by the cleaners after the last renters.Elite rentals are supposed to be the cream of the crop, not the half eaten cobb.I have been coming to OBX at least once a year for 9 years never been so disappointed.I should also say that I have rented this home the past and it was a big disappointment this time.And another issue is that the fireplace wouldn't stay lit despite it being a gas fireplace.Unable to attach pictures.The worst I have ever experienced.

We had a fabulous vacation this year at Salty T! The staff at Outer Beaches Realty was great from the first call. After getting settled in we were walking down the steps to the dock from the house and noticed one was unattached. I did not want them to think we had done something to the steps so I called just to let them know. They were immediately concerned for safety reasons and transferred me to maintenance. The maintenance guy showed up within 30 minutes. Not only did he fix that step he looked at each one to ensure they were all safe for our stay. Very professional and the house was PERFECT for our family. So thankful to the home owner for opening up their home for us to rent. WE WILL BE BACK! Thank you OBR team! Great vacation experience for all!

Overall terrible experience with Vacasa. We stayed in Sunset Pleasure from 10/08 - 10/15. Vacasa website says the house has amenities like ovens, dishwasher, cable TV, and high speed internet. One of the ovens does not work. The dishwasher does not work. There is no cable TV and the so-called high-speed internet is less than 5 mbit/sec. Not fast enough to stream anything on the TV without constant buffering if it connects at all. If you rent this house be prepared to wash dishes the old fashioned way. If you want to watch TV, you'll need to bring your own mobile hotspot or upgrade your hotspot plan on your phone. Maintenance has been called 6 times this week and nothing has been repaired. I have stayed in this house when it was managed by Outer Beaches before Vacasa bought them and did not have issues. No maintenance is getting done and it has rapidly degraded into third world condition. If they're not going to keep it in good rental condition and to avoid false advertising the owner needs to sell it if he cannot afford to keep it up and/or list it with a more responsive agency. Overall my vacation was ruined by having to deal with all of this.

This has been taken over by VACASA however was run locally in the previous Outer Beaches. We stayed with them for Mother’s Day weekend in Avon. We arrived and our home was ready 3 hours early. It was clean and extremely well stocked. The realty company has treats for our dog and children. A nor’easter blew in while we were visiting trapping us on the island. VACASA went out of their way to make sure we could stay and were safe and taken care of. We could not have been more pleased with our stay as far as the reality company goes. Highly recommend

Notice the 1-star reviews. This company lacks integrity. My pet died prior to the trip I booked and they refused to issue a refund for the $125 pet fee after promising it for over a month. They were notified about my dog's condition prior to the trip, as we called to discuss cancellation/transferring the rental to other family members. I went forward with the rental myself because unfortunately my dog passed the day before the trip. They will reply to this comment that they weren't notified, which is a lie. I wouldn't give this company another dime, and encourage anyone reading this to avoid them. The house itself had plenty of cockroaches in it, which we didn't say anything about. It wasn't the end of the world but definitely gross. They had plenty of chances to return my money before this review was written. Truth hurts when you're selfish and unprofessional. Do the right thing next time.

I haven't even gone on vacation yet and dealing with their help line has been a disaster. When I tried to pay my trip off in advance online, it would not process. I called to inquire and it was because they could not accept my husband's card information due to him not being the primary individual on the vacation account. I initially laughed in disbelief and then apologized and asked if there was a way we could submit a feedback or recommendation form regarding that whole process because it's going to be an ordeal switching out the accounts and cards to get to the funds we saved for the trip. I indicated I was aware it wasn't the person's fault who was helping us and I knew our situation would not be remedied; however, I wanted to submit a feedback form of sorts as a recommendation that they not limit who can pay towards a vacation. The individual helping us put us on hold at least 3 more times just to come back each time and tell us they could not accept my husband's card...which I kept repeating back I knew and we had established that much earlier on in the call. I simply wanted to formally submit a recommendation to someone above her who might address issues such as this and may modify business decisions in the future to make it a little easier for us to book. She finally got back to me after almost an hour and said there was no form available. I asked if there was any way to submit any feedback to the company. She indicated there was not. I asked what other rental companies are managed by Vacasa in the OBX because I wanted to avoid them in the future. She remained dead silent. I inquired for a reference number for the call. She remained silent on the line for an additional 10 minutes of so. I could hear her clearing her throat every so often. As of right now, I am still waiting on the phone but now the hold music is playing. I guess she must have recognized I could hear her. I worked in a call center and managed one for 3 years back in the day. I get it. I didn't raise my voice. I wasn't rude towards her. I just simply persisted with the information I wanted to know about. This is ridiculous in terms of customer service. I do hope the home we rented goes over better than this call. However, as a general guideline I would caution anyone who has a desire to buy from or work with companies that have such a difficult time with information transfer and communication.

This review is about Outer Beaches response to their guests. While we had a great vacation we had a major infestation problem in our home that made our week a challenge. Maintenance was quick to pick up the phone and made efforts to improve the situation but to no avail. We ended up having hundreds if not thousands of winged ants on a daily basis all over our kitchen, windows, food, furniture. We found them on us and our children. We cleaned them up a couple times a day with a shop-vac (thank goodness we had one). Some days were worse than others but it was every day.I called the main customer service number on three occasions during our trip. After long wait times I spoke with very nice people but they could only tell me to call maintenance and to be sure to fill out the post-departure review so that someone would follow up with us. The second time I called maintenance I was given a specific name (I won’t name drop on this platform) and a number to call, which I did and left a message. I called the main customer service number a final time the day before we left, and they assured me that if I called that specific person, they would be in touch.It has been just about four weeks since our vacation ended and no one has reached out to us. I filled out the post-departure review as advised and as soon as I received it. I don’t know what else I can do, but the bottom line is no one has followed up. We made the best of our trip and will certainly be in the OBX again, but the lack of response by this company is reason enough for us to look elsewhere next time.

My family and I have used Outer Beaches Realty for several years now. It is a locally owned company, so when you call, you always get to speak to a person. Any time we have had an issue with a rental they have been diligent in working the issue out in a timely fashion that is the least disruptive to our vacation. When you rent, they don't tack on a bunch of additional fees - rent, tax, and trip insurance if accepted. Of course there is an additional fee if you bring pets. They also offer a monthly payment plan which makes renting much more affordable, especially if you book in advance which gives you more months to spread out payments. We have rented from another competitor company on Hatteras Island, but moving forward will stick with Outer Beaches.

The Outer Beaches staff is ALWAYS pleasant and helpful. We've rented with them for years! We have rented Casa Kinnakeet twice now. We really like this house. It's always very clean and well kept. There is plenty of room to walk our dog. Great location near all sorts of restaurants and stores. Beds are comfortable, house is well equipped in the kitchen. Nice size kitchen for a small house that is open to the dining and living area so everyone can be together in the same place.

The Magic Moments property was beautifully appointed, had terrific amenities and was perfectly located for where we wanted to be. We were able to see dolphins from the balconies of the house half the time we stayed in the house. Everyone loved the kitchen, home theatre, game room and hot tub. The views from the back of the house were unbelievable and access to the beach was a 15 second walk. The Outer Beaches staff was extremely responsive, courteous and professional to every single inquiry and request. We will never use another realty company if we are fortunate enough to make our way to the Outer banks again. Thank you for making our trip absolutely outstanding!

I was a homeowner for many years and we rented our property so I believe that my expectations and requirements are fairly reasonable. For the past 4 of 5 years we have rented from Outer Beaches Realty and have been more than happy. The two houses we have stayed in were well cared for and equipped with all the necessities for a family beach vacation. Everyone on the office staff are very friendly and helpful. I can highly recommend this rental organization and their properties.

We stayed in 'Sandy Point' in Avon during the last week of July. The place was not even clean by basic standards much less COVID times. There was hair in several places in the shower and bathroom. Hair in the freezer AND refrigerator. Food stains on cabinets. Dishes and pans that weren't clean. Hair on multiple beds and on/in the washing machine and dryer. It was gross. I called the housekeeping line and left a message about the condition and informed them that I was already cleaning everything with bleach and did not want anyone coming to the home, but I thought they should know. Then, the next day I received a 'cleanliness' survey which I completed. Do you think I ever heard back from a single person at Outer Beaches? Nope! After years of renting from this company, I'm done.Not to mention that the house was not visible from the street and had no sign like the one next door noting that it was down a drive. The beach access was also incredibly challenging on this street. The walkway and stairs were missing wood planks and had rusty nails sticking up, it did not feel safe at all and after using it twice we just drove to other places to access the beach.

Location, location, location!! The condo is cute…very clean, nicely decorated and affordable! Owners had directions for t.v.s, ceiling fans, shed, pool etc. ( very user friendly) and equipping kitchen. The linen service is great. We enjoyed the live concerts at fishing pier from our deck, walks on the beach, renting bikes & kayaks etc. The pool was clean and never crowded. We will definitely rent again!!!

We rented a wonderful house close to the beach in Avon. (Outer Limits #343) Everything went smoothly with booking and communicating with the company. The house was exactly what we were looking for and had all the necessary amenities for a great week at the beach. It was very clean and in great condition. The location was perfect and easy to access. I would definitely use this company again and highly recommend it for anyone wanting a stress free vacation!

**RENTERS BEWARE**Stayed at the Pompano in Frisco on runboat circle June 13-20th 2020. Had a leaking ceiling from the rain the first 4 days in a row. Called 9 a.m monday morning.. Maitnance deemed room unusable. CALLED SEVERAL TIMES AND LEFT SEVERAL VOICEMAILS, EVEN TALKED TO THE SUPERVISOR OF CUSTOMER RELATIONS (Crystal, who stated Wednesday June 17th DAYS after trying unsuccessfully to talk to anyone who could help that she would get back to me.) All to no avail. Still haven't heard back from them. We checked out 2 days ago. We will NOT be staying with this realty company ever again. If you're looking for reliable services during these tough times I advise you look elsewhere.

Great Vacation Rental Company. Everything was in order upon arrival and check-in was quick and painless. House was very clean and well equipped. They give you more "get you started" supplies than any other rental place I've used and with a lot of their properties having the keyless access there is no need to return to the office to check out. Had no issues at all during stay. Will use again.

We were promised a luxury property with amenities and we got a money pit next to a campground. There were countless problems during our stay and we were given misinformation in order to make it very difficult to get our money refunded. The pool heater was broken, we were assured that worked prior to booking, as it was communicated an absolute essential for us. The stove didn't work, the grill didn't work. The refrigerator downstairs didn't work. The power went out in just this place. The deck has nails and metal stick out in between the boards, not one, dozens. The place wasn't prepared or cleaned in the manner it was communicated due to the virus. The downstairs was dirty. The WIFI is USELESS! Pool table was broken. Foosball table was broken. outlets didn't work. lights didn't have bulbs. There is more. We were told that we were going to be getting a more substantial refund than the pittance we received so we stayed the remainder of the trip. After they communicated that the only refund they would offer is for the pool heat and since we stayed, they would not provide and more restitution. Between the phone calls, the misinformation, a stray nail cutting one of the kid's feet WHEN WE WERE CLEANING UP BEFORE WE LEFT, I am just sad that we had anything to do with this company and the Rise and Shine property. We have to get an attorney involved
