As a (now retired) home inspector with 20 years experience, I have met more RE agents than I can count. Most were only interested in their commission, some were outright dishonest. Patricia Hinkein was exceptional in both honesty and dedication to providing service to everyone involved in the transaction. She has my highest regard!

This is a story of how a SELLER'S AGENT, Patricia Hinkein, become an agent for the BUYERS (without us knowing) and had her office help, Pamela, do MOST of the actual leg work. The photos I've attached are numbered and say it all as they show OUR AGENT walking out of OUR closing with the buyers to their car (all details in last paragraph below) and making Pamela, who had been stuck in the snow at a home next to the one we had just sold of Patty's in Germantown for hours (something Patty shared at closing) with no chance of getting out in the freezing cold winter so she could just chat some more.- Patty did a thorough inspection of our home, said all the updates/painting we had done was beautiful, the home was staged perfectly, that her expertise was in that exact area, and priced the house for what she felt could go even higher yet it was appraised for almost $15k less by an outside inspector who wasn't familiar with the area. Patty never fought to change this and said if we did, it could go on for weeks and we'd be further away from closing. (I have since found out, it could have been done within the same week, is ALWAYS done by agents if the inspector does not know the area or is a huge drop -- it was a $22k LOSS all by itself)- Patty NEVER put a sign out front of the house and said this was to save us from people knocking on the door and that she NEVER put out signs on occupied homes. Patty had signs on other occupied properties, one just a few homes down from our own, so this was a bold-faced lie and denied us a lot of traffic.- Patty relied on the buzz of the house hitting the market to sell and once it came to a halt (within 2 weeks), never actually helped to find a buyer or to actively sell.- Patty would choose favorites between buyers and then neither sale would go through as she would choose the wrong one. (Twice)- Although we hired Patty, her office help, Pamela, did the majority of all showings, even being with buyers who wanted their families to see it as well so the house had rooms went through without supervision. We hired Patty and were NEVER told she would have Pamela be doing the work.- When we FINALLY had a pair of two invested buyers, Patty chose her favorite (the couple who bought it for a steal) and pushed for them every step of the way, undercutting our price, our investment, due to choosing who she liked best, not who was best for our bottom line.- Patty was present for the buyer's inspection with an inspector. The attic had vermiculite, the inspector told Patty (and the buyers) that it wasn't a problem, to throw any insulation over it, or just to not disturb it. On the ACTUAL report, which was forwarded to Patty (again showing the relationship she had with the buyers), it said the vermiculite DEFINITELY had asbestos and should be removed. Even though Patty had other homes in the area with vermiculite tested which showed NO asbestos, she put up no fight and INSTEAD told us the husband was nervous again and wanted to take $7,000 off, even though we were already paying ALL THEIR CLOSING COSTS. I said if we could guarantee the funds went to testing/removal, it would be okay but Patty said the $7k would just make the male buyer "feel better" and that at this stage, we shouldn't hold things up. Total loss now at $17k!- The buyers had an appraiser who didn't work or know the area AT ALL and undervalued the house by almost $25k. We gave up $7k, agreed to all closing costs, let the couple even have furniture, yet Patty could not even just contest the finding and have another inspector give an estimate as is traditionally done.- At closing, Patty did not speak to us upon entering and warmly greeted the buyers.After closing, well, as the photos don't lie, she never said a word to us, yet walked the buyers out and stayed to chat.- After closing, Patty messaged my husband continuously with questions from the buyers you NEVER receive AFTER a closing and NEVER answered ONE of ours. Finally had to demand she stop since it was constant.Total loss = $45k with all bills. DO NOT HIRE!

You will not find a realtor with more integrity than Patty Hinkein. Knowledgeable, professional, responsive. But again, her integrity and honesty in an industry filled some who are not is surely appreciated
