Warmly furnished rooms & suites in a polished lakefront guesthouse featuring boat rentals. Jutting out over Lake George, this refined guesthouse occupying a distinctive boathouse is an 11-minute walk from the beach at Rogers Memorial Park and a half mile from The Sagamore Resort's 18-hole golf course. Warmly decorated rooms offer Wi-Fi, TVs, minifridges and private bathrooms. Most have lake views, while some add private porches. Set in a carriage house, the suites feature fireplaces, private balconies and whirlpool tubs. A charming porch has wicker chairs and overlooks the water below. A mahogany motorboat is available to rent for lake tours. Kids age 16 and up are welcome.

Just booked my 2024 summer visit to the Boathouse. We go every summer and would not think of staying anywhere else. The property is magnificent. The owners, Joe and Patti, are wonderful hosts, and we look forward to seeing them. I can highly recommend a stay at the Boathouse. It is truly a special place. Do not miss a cruise on the Lake with Captain Joe! Lastly, I was impressed that the Boathouse is the only inn where you can walk to everything.

The Boathouse Waterfront Lodging is a hidden gem in the Adirondacks. The property is beautifully structured and landscaped, with stunning views of the lake. The Boathouse itself is a charming old building that has been lovingly restored. The rooms are spacious and comfortable, and the beds are some of the best I've ever slept in.The hosts, Joe and Patti, are incredibly welcoming and gracious. They went out of their way to make our stay enjoyable, and they were always happy to answer our questions and provide recommendations.We loved our stay at the Boathouse. It was the perfect place to relax and unwind after a long day of exploring the Adirondacks. You can't get any closer to the water than IN the water! The Boathouse is a charming old inn located in Bolton Landing on the shore of Lake George. The owners and staff are warm and welcoming. The rooms are cozy, with most having a water view. There are numerous seating areas, from room balconies to the community porch to deck seating and a large community room with comfy seating. This room always has coffee, tea and hot chocolate available, and is stocked with paper goods, plastic utensils and such. Great location right off the main street downtown, so shopping is nearby!

Stayed there with a significant other. rude owners who don’t truly care about their guests and just making a quick buck. Care so much about their reputation as a business, but yet never change their behaviors to make it worthwhile. Give it a few days, looking forward to a condescending novel about my review. Overall readers, I’ve stayed in better tents.

August wouldn't be August without a stay at The Boathouse. This is the only place we stay on the lake. Joe, Patti and Laura are fantastic. The location can't be beat and the service can't be duplicated. The rooms are immaculate and Patti's breakfast is delicious. I kid with Joe that I didn't want to leave a review because its hard enough to get a reservation as it is. However, we just booked for this coming August. So, at least we are good with 2021. Seriously, Joe, Patti and Laura are like family. Can't wait till August. Advice, book early.

We love the Boathouse B&B! My wife and I are doing our medical training in NYC and our vacations are few and far between so we are very particular about where we spend them. As soon as we arrived at the Boathouse we knew we made the right decision - Patti, Joe, and Laura are so warm, friendly, and generous. Everything about our stay was perfect. Our room had a private bath but is two steps outside the bedroom door - absolutely not an issue for us, they give you a key if you feel the need to lock the bathroom when you're not in it. It's in a quiet corner of the house, we never had any issues and certainly felt that it was private enough. We stayed in the non-lake view rooms (Allayla room) but truthfully, the B&B is ON the lake! You couldn't dream up a better location. There's plenty of comfortable seating down by the docks, by the fire pit, and on the communal porch overlooking the lake. Drinking coffee out on the porch is the perfect way to start each morning! Followed by a delicious,  3-course breakfast cooked by Patti. My wife is from Albany and has spent a ton of time on Lake George and says this is the only place she'll be staying from now on. I agree!

We celebrated our first wedding anniversary at the Boathouse and absolutely loved it! The property is immaculate and the views are breathtaking. Joe, Patti and Laura are fabulous hosts and make you feel right at home. We will definitely be back!

Staying at this lakefront historic home turned bed and breakfast is truly a one of a kind Adirondack experience. The property is meticulously maintained with many outdoor areas to sit, relax and enjoy the beauty of being directly on beautiful Lake George. The hosts provide a great breakfast and comfortable accommodations for a quiet stay in their comfortable home. I would definitely stay here again.

Both Joe and Patti are wonderful hosts, they made us feel so welcomed very at home feeling! Loved Patti's cooking!! The Boat house b&b is now one our favorite places ...!! We will be back! :) And please be sure to take the boat ride, Joe's knowledge of the lake and surrounding area's was amazing! So happy we took the trip!

Considering the price of the boathouse, this is easily the worst place we have ever stayed on Lake George and would strongly recommend people look elsewhere first.The room we stayed in was extremely small and you had to be a contortionist to fit in the bathroom. We are not big people (5'11" and 160 lb.s & 5'6" and 100 lb.s) and it was extremely challenging to sit on the toilet or use the shower because the bathroom was so small. The rooms are right on top of each other and there is zero effort in the architecture/decor to muffle the noise from other rooms.Perhaps the only thing tighter than the rooms was the parking. It was very difficult to get in and out of the parking lot. Turning out of the parking lot was a leap of faith each time as cars sped along the street and it was impossible to see beyond the parked cars lining the curved road. The location, while allowing for a short walk into town, felt very industrial in nature. The B&B is wedged into a sliver of land that is between a few marinas and a bridge. There are boat gas stations on either side of the B&B. Not only did that increase the boat traffic, it also made the prospect of swimming in the B&B's postage-stamp sized swimming area (a 10' x 15' square demarcated by unsightly buoys) far less attractive given the obvious gasoline shed in the immediate vicinity. In short, the location gave the B&B more of an industrial vibe than one of a secluded, serene, natural lake.The draconian policies on billing (i.e. pay 66% immediately upon booking and the remaining 33% weeks before our stay) and refunds (i.e. none) should have tipped us off to how inhospitable and unaccommodating this B&B was going to be. A day before we arrived, we were advised that the fixed breakfast would not be altered for allergies or tastes and would only be served exactly at 9 am each day. We had forgotten a small item and called the service number to see if the B&B would provide it for us at 9:41 pm. We were advised that the person who would deliver the item was in his pajamas and did not feel like making the (literal) 50 foot walk over to our room. The B&B representative angrily snapped at us for asking and abruptly hung up the phone and would not re-answer.

Best place to stay on the lake, the owners are very accommodating and the breakfast is unbelievably good. The views are awesome and sitting on the porch overlooking the water is incredibly relaxing. We have stayed twice so far and plan to again next summer, we love it!

TERRIBLE EXPERIENCE.- I was supposed to get married this year. Because of Covid I had to cancel my wedding, my shower, my bachelorette party. My fiancé and 2 girlfriends made a plan to surprise me and send me off to Lake George to relax and lay in the lake. Friend #1 was surprising me on Sat. and the 2nd friend Sun. AM. One was staying 1night because she has an infant at home, one was staying the other. In fact, my fiancé when booking my surprise even told the person who took the booking this.- I was at bfast with friend #1 (Show up at 9am prompt and don’t eat slow or that won’t be enjoyable either but that’s the least of my worries here) and friend #2 showed up Sunday AM and wasn’t allowed to surprise me. She was yelled at for coming on the property and removed.- Now, I don’t even know she is here because this is a surprise, which she explained to Joe upon arrival. After she was removed, Joe came flying out onto the front porch angry and I was met with a “I am going to tell you right now how this is going to go”. The owner was so abrupt and hostile that I even said, “sir I think you have the wrong people.” He read us the riot act about having 3 people at his home and we left the front porch without finishing our breakfast scared/concerned/ bewildered. Almost forgot, we are paying over $500 a night to get treated like this but more on that later.- All three of us left the property to figure out a new place to eat and a new place to go for the day until friend #1 went home. Found a new place to eat and found a new place to sit in the water with our tubes, perfect. We went back to the room so that friend #1 could pump and get the breastmilk into the fridge/pack up her bags and friend #2 could put her valuables in the room/out of her car/change into bathing suits for the day.- We heard banging and screaming at the other side of the door. The owner Joe was livid and accusing us of lying to him because we went in the room together (the room I have paid over $1,000 to be in). At this point I turned my phone video camera on because he looked like he wanted to drag us out with his own two hands (Trip advisor won’t let me add a video, inbox me if you want to see him in action). We tried to calm him down and asked him to stop pointing a finger in our face and screaming. His response was you leave in 5 minutes or I call the police. The friend that is pumping was in the bathroom and he accused her of hiding. We were told we are liars, a disappointment, “something is wrong with our DNA”, made fun of where we went to college, etc. Because we were physically unable to leave within 5 minutes, he called the police. What happened for the next 10 minutes of scrambling out of their and finding a new hotel was something I will never forget in my life. Looking back, I would have asked to talk to the police officer because we later realized he just wanted us to be so scared and flustered that we didn’t get the proper documentation.- To the general public, if you are still considering booking here read the fine print in his contracts. Whether he kicks you out, you cancel, a natural disaster occurs, a family member dies, Joe will still walk away with your money. Just filter the bad reviews and look at what others have gone through with this guy and his negligent responses to those reviews. He mocks, blames, and misconstrues the review of every single customer and takes no responsibility. This behavior is unacceptable. Joe was able to kick us out and still take both night’s $. We were only able to stay 1night. My 2 friends & fiancé paid over $1,000 of their hard-earned money so I could have a wknd to celebrate what was supposed to be my wedding all to get screamed at, surprise ruined, kicked out, and mocked. We didn't get to finish our bfast, shower, brush our teeth, nothing. I hope you sleep well at night with our hard-earned money Mr. Silipigno, we are good people and I hope I NEVER have to deal with someone like you again in my lifetime.

Very disappointed in the staff. They were incredibly rude and not accommodating whatsoever. According to the manager, all they care about is “making money”, and it shows. I would give zero stars if I could.

Dishonest owner.. Be aware. I made reservations several months ago for 3 nights around the Americans festival. Our sons 8th grade graduation was moved to the first night of our stay. I called the owner to discuss options. I was 1 day out of the 30'day window to cancel. The owner said he would attempt to rent my nights. He said to keep following on line to see the availability. He was successful in renting 2 of the 3 nights. He said "unless he could rent the 3rd night, I would LOSE MY ENTIRE amount paid for the original 3 days. As time drew near, he did he felt confident he would rent the 3rd night. I don't understand why he would on rent the 2 nights thus making the 1 night hard to rent. My wife spoke several times with the owner well before, during and after the weekend. We were told the people who rented the 2 nights cancelled their stay. Thus he charged me for ALL 3 nights. I understand the cancellation policy. There seemed to be poor communication and a genuine lack of caring regarding the nature of our situation. We even offered to be penalized the $100 for a change in plans, and would agree to having house credit that we could use later in the year. He refused to turn over the rental nights actually used. I am having my attorney look into the matter. There should be NO double dipping as in charging us and another for a stay. I have no way to know whether it was rented or not. The owner was NOT forthcoming with any information. I would recommend being very careful in making reservations here. We understand it is a business to make a profit, but given that the situation was out of our control, I would have expected much more understanding and an ability to assist us without losing our entire amount of our stay. Certainly, this could have and should have been handled FAR differently. The 2 parties should have been able to work out an arrangement where they were penalized for a change of plans BUT NOT TO HAVE THE ENTIRE AMOUNT BE CHARGED TO US. Especially after saying it was rented for 2 of the 3 nights. Consumer Be Aware.....This was for June 8,9,10 207. Our lawyer is working on the matter. We will follow up here and to the BBB when the matter is or IF it is dealt with.. Very disappointed with the owner and his conduct and potential falsehoods given us.The SmithsConcord, NH
