Our room was spotless and had a great view of the lake but the beds were hard and uncomfortable. The restaurant staff was very nice and food was good but the pie was not home made as advertised. Long drive to get there, probably good for family vacation if you like water activities.Nearby activities: Nothing else for miles.

We’ve been going to the resort for over 50 years. 3 generations of my family have enjoyed the beautiful lake and the great services provided by the Cook family. I can’t say enough about the resort and employees they have. The Marina, Lodging, Housekeeping, and Cookies Restaurant are all staffed by friendly people who are are always eager for you to enjoy your stay. We always look forward to our next visit.

My husband and I came here a few years ago on a whim and stayed one night. We enjoyed our time together and decided to come back for a couple more nights this year. The hotel room we stayed in was decently comfortable and the back bedroom was nice and dark, which is what we like. Cookie's has good food at decent prices. The top floor has a better view of the lake and is quieter than a ground floor room (we've had both), but it's nice having your car parked right outside your door on the ground floor.We will be back!

I have only utilized the restaurant here- Cookies. I love it. The food is great, the view of the lake is great and the carrot cake is to die for. The wait staff is always cheerful and helpful. You will feel like you've gone home to homemade food and deserts.The marina and cabins look well cared for, but I have no experience with them

Arrive there via party barge. Staff met us at the dock and secured the boat, then drove us up to Cookie's Restaurant and picked us up after we had eaten.The Cookie's staff were great and the food was delicious. We came 18 miles up the lake for lunch and was not the least bit disappointed.

Love this place it's free to swim and fish. The waters is very warm and the COOK'S are very good people there are hotel room ,campgrounds,rental cabins, and day camping spotsNearby activities: The lake is right outside the door.

Nice little facility. Facility is a little older, but still fits the needs. Definitely not for bigger boats, just a little tight. 26 foot was fine, but a 30 and tall might be tougher.They have gas, boat batteries, 2 stroke oil, and basic snack food.Staff were helpful and very friendly. Will return.

Never disappointed at Cookie's. Had a huge BLT !!! Best in the State!!! Crispy Sweet Potatoe Fries. Also the most tender, moist and flaky catfish EVER !!

Such a great family vacation spot! Love the variety of places to stay...Motel, cabins, lodge options....Cookies Restaurant is fabulous!....The guys at the Marina are really fun! Lake is so big, you can always find your own cove to anchor in and not be in a crazy crowd ofother boats and people. Love that pets are allowed too.

Stayed @ Cookies Landing Apt. Very peaceful, low traffic due to time of year. Apt. was PERFECT, CLEAN and exactly what we needed. Cookies restaurant was also very good. Delicious breakfast and reasonably priced. Perfect for a fall fishing trip/get away for us.

This is the only place on the north side of Bull Shoals that will rent a room for one night only. We were referred by another nearby resort and found our accommodation very pleasant. We arrived late without incident and arrangements for access were simple and easy. Breakfast at Cookies was a short walk and the hospitality was excellent.

Second time this summer (August 2020) we have been here. The first time was our first time to rent a pontoon boat. The marina has a few to choose from. Has a restaurant just off the lake. The marina had our rental agreement waiting on us the second time! Which was pretty awesome! We rented a boat with a 90hp motor. Which was plenty fast for us (our year and half old, my wife, and myself). We stayed close-ish to the marina the first time as we were unfamiliar with the lake. Google maps work great on the lake by the way. Our little fella didn't like getting in the boat at first, but soon was having a great time! The second time we were able to rent the same boat. We rented a second time so close together to see if a pontoon boat would be a future expense we would use. We are less than two hours from here, and believe this is something for us! We drove around for a while just letting the wind blow, and before we realized it we were almost to the dam. So, we went a ahead and drove to it. The pontoon boat was nice. The radio worked great! It did have a little damage, but I've never seen a pontoon without (yes this was my first and second time renting and operating, but have been around them before). All the important things worked great! For what we paid for eight hours on the lake both times we had a blast! Highly recommend these guys! If you have never been on a boat. You may want to do a boaters education class. For some born after a certain date it is required! They do have a small observation point on their dock with tons of fish and turtle that come and go as they please. You can also buy a bag of fish food! Our little guy really enjoyed this! From what we noticed this place stays busy between the dock and fueling station. Again, if your looking for something fun to do. Hit these guys up! Call ahead first make sure they have a boat!

Delicious food in a relaxed atmosphere. Kinda slow to get served though and the menu prices are a bit on the expensive side, but we ate at Cookies three times while I was visiting Missouri and I was pleased with the food.

We came for many years back in the 80's, 90's and early 2000's and loved it then. We had to take a15 year break but returned this year to find upgrades in the infrastructure that only enhance the experience. Friendly and efficient staff who really like what they do and look for ways to make guests feel comfortable and well cared for.

Theodosia Missouri beautiful place. Quiet, yet full of friendly ppl. Water body is bull shoals lake.Nearby activities: Fishing, boating, hunting, kayak, swimming,Walkability: Would not recommend walking.Noteworthy details: You can see the Milky Way, and tons of wildlife.

Cookies Restaurant was awesome!! The food was absolutely delicious and what great! Highly recommend! Coleslaw was homemade as were the mashed potatoes! The meatloaf was moist and it was HUGE!!My sister got it.
