We booked a cabin several months ago for the weekend of July 14th and 15th. I was left a voice message on July 6th that they were cancelling our reservation (and a friends) because our cabins have been double booked. Now we are left with a week to try and find another place to rent. Very unprofessional and poor management skills. Book somewhere else so you are not left in a bind like we are!

Centrally located for riding in the Eminence area and close to town. Beautiful trails that we took our dogs on,clean campground & we enjoyed the peacefulness of it. Cathy, the owner was very accommodating & helpful. We had a great stay!

We had the best time here. So beautiful. Kathy is the best cook. You haven't had biscuits any gravy until you've had hers for breakfast. The cabin we stayed in was great, everything we needed. Very neat and clean. We rented our horses and they were trail worthy sweethearts. Easy access to 250 miles of horse trails.

Rented us a cabin, was upfront with the owner about the number of people that they would be accomodating. We got there and the jacuzzi tub was not operable, which they did not take off any of our expensive bill. She just said that it stays rented, and they haven't been able to get in there to fix it. Okay. Well, there is a flat carpet up to the kitchen stove. We had some grease spatter on it from breakfast bacon, and it burned some small spots. We left the cabin in otherwise great condition, and the owner was not available to speak when we left. Two days later, she charged us an ADDITIONAL $200 for the damage. Was extremely hateful when I returned her call. We stay at very nice resorts all over the county, and nothing like this has ever happened to us like this. She HUNG UP on me after I told her I would dispute the charge...she took no responsibility for the carpet in the kitchen (who does that?) Horrible experience!!!Stayed July 2014

Just got back from a 5-day stay at ColdWater ranch the horse stalls were good the cabins were very good for the price and the showers were extremely hot. We loved playing with Zac and his ball or stick. It was enjoyable to have a pet dog running around. It was a little hard for us to get out of there with the truck and trailer when we went to leave, would be nice if would be a little easier to get out of there. Trails were really good but I don't know if it's due to covid or whatever but the maps sometimes were showing there was supposed to be a trail and there wasn't one or it wasn't maintained so it kind of got you a little bit lost and having to scramble for another trail to get back.I would say it was a very good experience. If we do come back to the area we would consider staying there again. It would be nice to be able to find a little help when you needed it because for some reason the office staff were hard to get a hold of, and it's hard to call them when there's no cell service. Would recommend them though

Beautiful ranch, nice clean cabins and stalls, friendly people. Kathy is an amazing cook if you decide to purchase meals. After a long day of riding she made an awesome home cooked meal for us that hit the spot. Riding is beautiful, but if you are a novice or unfamiliar with the area you may want to pay for a guide as the trails aren't well marked. Bring your GPS and camera!!

I stayed for several nights last Fall. Overall, I enjoyed my time there, and I do think it is a nice property, but I have a few caveats for people who may be more like myself. (After arriving, I suspected that I’m not quite their typical guest, and I understand that things that bothered me might not bother other people.)Pros:Clean sheets, comfortable beds, bathroom facilities inside cabin, small kitchenette, heater worked well, no bugs inside (I was there end of October), affordable cost (and fifth night free). Because of COVID, I didn’t have the opportunity to order food, but under normal circumstances, that’s also an option, which I think is a nice touch.Cons:There were small spiderwebs/cobwebs in every corner, including the shower stall, which made me afraid there would be a bug problem. (Thankfully, I never saw any, though I don’t know if that’s because I was there in the Fall.)If you don’t like dogs, this may not be the place for you. I’m not a big fan of dogs myself, and they have three that roam the property. They don’t jump on you or act aggressive, but they will run alongside your car, hang close by you while you try to get things in/out of your car/cabin, scratch at your cabin door and whine/bark outside it at night, etc. They also are always outside and dirty, and one had an eye full of mucus. I’m not a country gal by any means, so maybe I’m just not used to that kind of thing, but I felt bad for the dogs a little bit, but I also really just didn’t want them around because, again, don’t like dogs much. I'm kind of afraid of them and OCD about cleanliness, so I didn’t want to touch them either.This property is also more remote than I was expecting. I had envisioned a collection of cabins off the side of one of the main roads, but instead, the property was on a dirt road a couple of miles away from the roadway, and the road to them passed a section that had water flowing over it every day that I was there, passed what appeared to be other small lots lived on by other people, and then at the end went up a slope that had rocks jutting from the ground that worried me every time I drove my sedan over them. (I freely admit that I’m a nervous person who gets anxious about any variety of “off road” driving.)Conclusion:I know it looks like I have more cons that pros, but overall, I definitely thought the place was fine. I was comfortable, Cathy was polite when I spoke with her on the phone and briefly in person (never had any contact with her husband), and they never bothered me while I was staying there. I think it’s a fine option depending on what you are looking for; that said, whenever I revisit Eminence, I will probably try a different location solely because of those few cons that, for me, I would prefer to avoid in the future. But if I knew someone who needed a ranch to bring their horse to, or who liked friendly dogs, or who liked more seclusion, etc., then I would recommend this location for their stay.

I have been going to Coldwater Ranch since 2007, The food and service have always been spot on. The cabins, stalls, and bathrooms are clean and the food is good old home cooking... the trails are always an adventure. I've met and made friends from all over the U.S always a great time..

This was our second stay at the ranch, perfect as usual! Love the horse stalls large and comfortable for the horses! The addition of the bathrooms at the bottom of the hill perfect! Love staying here, love the people! We will definitely stay here again!

I loved it. We had 5horse trailors, bathrooms were the nicest ive seen in a long time, private bath with shower. Horse stalls were big, enough for the biggest horse to turn around and store people were awesome. They lend out movies when they could easily rent. I enjoyed my weeks stay and am going back. I loved it there. Trails were great as well.

Really nice cabins more than I expected for the price... Beautiful views from the cabin definitely better than staying with all the party folks tent camping... This is awesome for families or couples our 4 month old son loved it! We plan on coming back thanks Kathy and David beautiful property you have guys!

Very peaceful. Like the fact that the cabin had a kitchen in it. There were friendly dogs on the property. Very close to all of the activities and eminence. The hostess was extremely nice.

Loved staying at Coldwater! The place was very clean and well kept -Kathy was a perfect host, great food, showers and restroom and stalls. Loved the trails and riding the current and jack fork rivers. We will be back for sure!!

We purchased a gift certificate at a silent auction (it was a fundraiser) for "one free night cabin stay" at Cold Water Ranch in Eminence, MO. After reviewing the website, picking which cabin would be best and figuring out how much it would cost per person (we were bringing extra couples with us), I called to book the cabin and was informed that I could only use my "gift certificate" if I booked the cabin for two nights. I explained that not only did the gift certificate not state that, I would be due to deliver my baby in 4 weeks and driving 7 hours to stay at their cabins so two nights wasn't an option for us or the other couples coming with us. The lady I spoke (fairly certain it was the owner) with was rude, not helpful and frankly didn't care nor was she even apologetic. After getting off the phone with her, I emailed her and re-explained my situation hoping it was more clear and attached a picture of the gift certificate giving her another chance to honor it to which I got zero reply, which I consider to be more rude than a simple no. I'm originally from the area and have stayed several other places in the area, it's a gorgeous area with a lot to offer so basically, I would recommend anywhere but here. Grant it they wouldn't have got much revenue from us that stay and my silent auction donation still went to a good cause but they did lose future business with us and disappointed a hormonal pregnant lady really looking forward to a trip home, introducing the area to friends and a last getaway before the baby. I was required to put at least one star but that's more than they deserve. Two thumbs down to say the least.

Never has a web site been more decieving. The lake as the website says is stocked with catfish and bluegill well it was eight years ago. And the lake is a stagnic pond. It is so over grown it isn't funny. If your going for horse riding I guess you would be happy. But I told her I was there for fishing and it is not handicapped friendly at all. So i won't go back. And she even went to say if her dog happened into our cabin we would be charged a fee. And she gives no refunds.

Where do I begin, the view from the cabin was a 20 foot drop off, weeded overgrown mess with a stagnant pond. Lady said we had a HOT tub, it was just a big tub and jets didn't work. The bugs in cabin were awful there were water bugs or roaches in bathroom sink, one of the biggest spiders I've ever seen in the kitchen and what looked like worms with a ton of legs on the floors. The web sight state cooked meals, well wrong again she said her knee hurt and she couldn't cook. I wouldn't stay there if it was free .

The owner of the operation (Kathy) was very rude to me even before I got there. I felt very singled out as I was the only "younger" person there (24). She was complaining one night about young people being rude and she didn't care to have them there and i now know why other people have been rude because she's extremely rude and money hungry! I did not purchase a meal one evening but went up and sat with my friends while they ate and as they shared what they were going to throw away, the owner charged me $20 for their, what was going to be, trash!!! I will NEVER go back and don't recommend for anyone. Fire wood is available but if it rains you're screwed on that as it's not kept dry... The bugs were also a very large problem while there. The trails that led out of the camp were very grown up and brushy.

Make sure you tell them your breed of dog your bringing when you call to verify cause they are very racist against some breeds but others can run the campground. The lady is nice but the guy there is very rude . Won't be back

Best luxury Cabins at Budget Prices! This the place to stay in Eminence! Coldwater Ranch has luxury Cabins at budget prices!Kathy Phillips and Dave Somers are wonderful hospitable hosts, at this bucolic out of the way gorgeous resort! If you are a regular traveler to the Ozark National Scenic Riverways this is the place. Super clean cabins well insulated, great A/C and heat.Free firewood. Filtered tap water, and water pressure is fantastic. Brand new sheets, tons of pillows, each cabin is decorated in country style.3 miles from Main Street and 1 mile tucked into the back woods sits 250 acres of quiet, starlight and scenic tranquility. Dave Somers has refurbished all cabins and cabin 4 was our place for 7 delightful days. (4 over looks a beautiful pond and faces the sunrise). Dog friendly, we brought our two pups that played well with Kathy's doggies. See pics for gorgeous views of Coldwater, outside and in. 5 stars for Coldwater ranch! We will definitely go back to this amazing place!

Just left there.... Came down from Springfield Missouri for a nice get away and fishing.... The owner said they (LAKE) was stocked with bluegill and catfish.... Well she failed to tell us it was 8 yrs ago when it was stocked I have posted pictures of the LAKE... more like a pond to me but hey.... They trail down isn't easy access like it said on the website hasn't been mowed or kept up at all.... Very disappointed

Soooo...We recently stayed at Coldwater Ranch last weekend and the experience was great.Not alot of people know about this place and I think its because its a horse ranch...which it is and so much more.For starters the cabins are very affordable, clean, and AC stays nice and cold.There is a lake on the property which contrary to what some of the other reviews complain about that there is no fish....that is not accurate. A guy in our group caught several 2-3 lb Large mouths, a catfish , and some blue gill....in about a hour.Coldwater ranch is serviced by Windy's Canoe rentals to accommodate your floating needs.The dog in the pic is named Zack and your arm will fall off before he quits chasing whatever you throw to him.The biggest highlight for me/our group...Coldwater Ranch provides secluded river access.....which NONE of the other outfitters down there can claim.Finally, the staffCathy and her husband couldnt have been any nicer hosts...this is my second time down thee and we will definitely be back.
