After reading the reviews I was a little worried about staying here but it was better than the reviews lead you to believe. The young lady working when we checked in was very friendly and helpful. The camp store was really nice with lots of nice items and snacks.You can tell they are putting money into the place and looks like they are slowly remodeling it.The bathrooms could use a little more cleaning. When we showed up they were really clean and by the end of our stay they were starting to get dirty. You could tell they hadn't been cleaned as the same stuff was there the next day. But it wasn't as bad as the reviews lead you to believe. Also have to remember guest can big pigs too.Overall a decent place and look forward to seeing what improvements they continue to make.Also feel like if you bring things to the staffs attention they try their best to fix/accommodate you. Everyone was very friendly that worked there.

I would seriously reconsider if you are thinking of booking here. The campsites are tiny, you will be right on top of your neighbor. The shower facilities are a joke, good luck finding a shower head that actually works how it should. The worst part is the customer service.I was told by the front desk staff/reception staff that I would receive for cancelling my spot within the 14-day timeframe. I have waited over 3 weeks to hear from someone. I was never told I would be paying 100% of the cost of my reservation until check-in day, otherwise we would have never let the spot go. I understand that it may have been an oversight of the worker at my time of cancellation that I came in on a holiday weekend. But the woman I spoke with, we had to revisit my reservations 3 times before I could cancel since when I tried to do it online myself it was going to make me cancel all three spaces. We had several family members in town that weekend and could have used the extra space if we weren’t going to get our money back, which she had reassured me I would receive back 100% of my expenses. The weekend at your facility for our first trip was less than satisfactory due to the customer service and lack there of available being short handed that weekend. Multiple times there was no one at the store during business hours, no signs up, or closed early. My sister even injured herself on the bathroom doors that have nails exposed, tried to get first aid and no one was there… again. It seems like a little response would go a long way for an company who got kicked out of the KOA community, as well as having their customer service line ironically be labeled customer satisfaction. It appears you have no concern for the experiences of families and have no character in following up or following through with your promises.

We had a very relaxing family vacation here. Three campsites total were in our group. We had such a lovely time. We were outside almost the whole time even during light rain. The sites were pull through with full hook-ups. This is a very sandy campground but every campground in the area is and we knew it would be.The staff, Courtney and her new trainee (sorry i can't remember her name) made the visit so much more enjoyable. They were helpful when our hose sprung some leaks and gave us a loner to use. The store has many helpful items in it and a gift shop too. The ice cream was delicious and fresh so we walked up to the store every day. The wood they sell is nice and dry for burning.We did not stay in the cabins but we did look inside one. They are so cute and efficient little cabins. They also have yurts!It doesn't have tons of extras but we don't camp for that. We camp to be outside together. We've been here before and will be back again.Note- the online booking site showed the campground almost full but it was mostly empty. I'm sure that the reason why is the booking site being wrong. We notified them at the check-in desk about the problem and told them that's probably why there weren't many campers.Nearby activities: We went to Roscommon for the Farmers market and the train museum. The train museum is very kid friendly.There are other year round activities for adventurers in the area too.

We normally stay at the state parks, but with camping becoming more and more popular, I couldn’t find a site. We went up to celebrate my moms life and to lay her to rest as she grew up on Higgins lake. Courtney was an awesome manager and although looked as if she was short staffed during the weekdays, still took the time to talk with me. She seemed to be a really hard worker which is something that is hard find nowadays. She explained the campground is going to be going through a renovation and I am looking forward to what the owner is going to do with it. We will hopefully be staying here again next year as we look for lakefront property.Safety: The park was gated with keycard access.

Location was good, close to Higgins lake and downtown Roscommon. Our campsite had no grass and all dirt, there were large leaf piles all around the campground including in the roads. The people next to us had sewage coming up from the ground on their campsite. The bathrooms were gross and we never saw anyone clean them. At the very least a campground should have clean facilities which this one did not. Would not recommend and will not stay again.

from start to finish the experience was not good. my parents came up ,first they were given wrong cabin and got moved the new cabin and it was also filthy . it looked as though someone dumped hairballs and dirt everywhere . then they got moved again to a yurt, the yurt was infested with roaches! they were everywhere and when my parents had the management come down they really didn’t care much, they also told my parents that a group got drunk in there and was throwing up in yurt , i cannot believe they would even tell my parents that. They promised my parents they would get the roaches out with some equipment and it never happened. we also had a bees nest in a tree in front of yurt and they promised to take care of that and never did , we had bees swarming us all the time . My parents weekend got ruined and had to leave early and they did nothing to compensate them at all said there’s nothing they can do and my parents spent a lot of money . Then my cousins who came , the heater didn’t work in their cabin , they were promised that a space heater would be dropped off to them , that never happened. we also got a yurt and it was nasty , bugs everywhere , mold all over the top of it , shower didn’t drain was standing in ankle deep water while showering was just horrible and dirty and never cleaned at all. the heater in the yurt was sketchy and we were afraid to use it . The refrigerator in it was dirty and gross, it was a holiday weekend and staff wasn’t showing up to work , cleaning wasn’t done it was a mess . the owners are selfish and i cannot believe they wouldn’t compensate my parents or cousin or even us . we don’t advise anyone to go here it was terrible and should have the health department called on them . thanks for ruining our holiday weekend guys you should be ashamed.

No longer a KOA. There were only four campers in the whole huge campground. Very run down. Two young men spent 2 days raking leaves when so much more needed worked on. Drives needed to be leveled out, huge ruts. No dog park or amenities😔. This could be a very nice campground, but would take money and a lot of TLC. Such a great location by Higgins Lake State Park.Nearby activities: Higgins State Park was awesome. Great hiking trails, beach area, & kayaks!!

Old campground, needs lots of updates. As far as KOA goes probably the worst one I have been to. The accommodations are really lacking for the price. The picnic table was literally falling apart on every site we visited. if you take your kids to the park you have a nice view of the collection of junk that has accumulated over the years. I don't think the bathrooms got cleaned the 5 days we stayed.All that being said, the staff was great! They all were nice and helpful. The location was decent. Not far from grocery store or the lake. You could ride a bike to the beach but the road to get there is too busy for children. We did have a good time.

Great campground! Everything was well organized and very clean. The sites are very roomy and well kept. The staff, especially the young woman, who is the general manager is very friendly and super helpful. There were no loud and rowdy campers to desk with. We will be sure to camp here again and recommend this as a great alternative to the state campground.

Never once in the 4 day stay did we see a cleaning crew go through the showers/restroom, and they are filthy. Can't blame them for the massive amount of tent worms coming out of the trees onto our campers and ourselves, so that was a nightmare. Not much grass, lots of dirt ground and leaf piles that just get left, no landscaping at all. We won't be coming back unless they lower there price to rustic cost.

Well, I guess I should have read the reviews first, and not just look at pictures…. I was very disappointed, and even more so based on the price we paid. There is basically nothing to do, and things were by far run down.This most likely the reason they are no longer a KOA affiliate.Beware, before you book.Disappointed!

Unfortunately I didn’t get to experience the camp ground but the customer service was excellent. The person I spoke to on the phone was very polite and directed me to an email address. My issue was resolved within a couple hours. I appreciated the quick response!

This past weekend we had reserved 3 camp sites for a family camping weekend. I arrived first as I booked the sites together to only find out sites were not side by side but thought family was enroute try to make the best of it. Issues I was given lot 79 but accidentally pulled into 80, upon my finding my mistake I went directly to the office was was told to move over one spot. Now I booked a 50 amp site, a 30 amp site and a tent site. The move had two issues 1 the site was only a 30 but the worst was if I opened slide outs they were next to trees on each site, the other camp site was down hill and the tent site was at the end of the road. They stated when we left the same day they would refund my card for all three lots in full. This morning my wife checked on the refund as not arrived yet the person at the camp ground was very rude and accidentally hung up on my wife. Never never ever camp at this koa it is the worst I have ever seen. Small lots, dirt parking, dirty bathrooms, unmarked drives and the staff although polite that day we just young adults working with no authority. Miserable.

Would not recommend this campground. Bathrooms are disgusting. Sites are super unlevel with ruts everywhere. Everything in this place is an eye sore. Trash on the ground.. piles of leaves everywhere. Save your $$ and camp somewhere else.

This KOA needs a lot of TLC. There aren't many amenities offered compared to other KOAs I've been to. I went over a holiday weekend and they had absolutely nothing special going on. Not a single event. The playground is very run down. Old rusty equipment. There is no pool. This was the 1st time going to this KOA. I was expecting more from a KOA property. Hopefully they can improve the camp and make some updates. But, unless that happens, I most likely will not return to this KOA.

Our family really enjoyed our 5 day camping trip. We had plenty of space. Wish there were bathrooms closer to our site. We had to trek up a hill to go to the bathroom. More amenities like other KOAs have such as a pool, etc. would have also made this a 5 star location. The mining area was a neat addition for the kids and we enjoyed the movie in the park.

Not bad if staying overnight but the sites are very dusty. I mean dirt sandy dust, inches thick that you have to shake your shoes before entering your camper. I know they can't help the dry weather but how about gravel? Staff is very friendly and lots of nice shade.

We were unable to keep our reservation due to my family getting Covid. Most places at least refund your pet/cleaning fee but not this place. Extremely greedy! The rest of our group that did go stay were completely disappointed with the sites. This is probably the only KOA I’ve ever heard of that doesn’t have a pool or lake access. The fire pits were a complete joke if you wanted an actual fire. The movie they play at night is one you’ve seen a million times. There is however a state park down the road that has a beautiful camp ground & beach access. Save yourself & book with the state park. No one in our group will ever stay at this campground again.

DO NOT STAY HERE. The bathrooms are disgusting and weren’t cleaned at all during our stay. The place is run by high school kids. We never saw one adult working there. No amenities like a pool. Had a playground for kids that was super run down and old. I will never be back. The area is awesome though, just camp somewhere else.

I'm giving this campground a one because it did provide a nice pull through site with full hook-up, otherwise it'd be a 0 star. I hope you're not making the same mistake we did and read the reviews AFTER making the reservation. This campground is a disappoinment considering it's a KOA. The campground definitely lives up to its reviews - the worse KOA ever. It rained majority of the weekend but there were still 0 activities planned. The picnic table tops were under so much moss, dirt, and caterpillar poop, I wouldn't even let my dog eat at it if I had one. The dump station was flooded to the point you'd have to pick the flap up while searching in others' waste. ZERO to do for children. The playground was very rundown, to the point I wouldn't let my child play. The outside movie area looked to have not been used this year, yet. There were several seasonal campers and, for the most part, looked abandoned. For prime camping season in Michigan, this campground was vacant. After saying all this, I must share that they still are allowed to charge the KOA price. Don't bother contacting corporate, as they told me to take it up with the manager on site.As I'm sure they're being hit with staff shortage just like everyone else right now, this is uncalled for. Reading reviews as far as two years back, the reviews are just as disappointing. There's no reason to blame on a staffing issue.

If this entire campground were to be described in one word it would be: neglectedThe sites were small and on top of one another. The shower/bathrooms had no hot water in one and the other flooded everytime you used it. Not one staff member was seen outside of the store and the sign that asks you to call because staff is on the grounds was up the entire weekend. We had to call anytime we needed a question asked or buy something. Customer service was lacking. We peeked into the unused yurts thinking maybe we would stay in one next time. I would not recommend 😐 they were in shambles on the inside. Kids had very little to do but did love the mining sluice when it worked correctly.

Checked in and very nice young lady working the office. I had read the reviews about this KOA being very difficult to get level; old, worn out facilities; and just plain lacking routine day to day maintenance and repairs. Here right now on the second Friday in July and there are many empty sites. The state parks close to here are both full and there are many reasons for the vacancies here. We will never come back.

Started camping here in 2013 and it was a lot of fun! Unfortunately EVERY year back it got worse and worse. They got rid of more and more through out the years. (Rock climbing wall, many bounce houses, the playground used to be much better). Scheduled craft times never take place and staff is NEVER the same etc.)The amenities are not up to par at all and we stopped camping here 2 years ago. We have always checking in on it by visiting the Kamp store and driving around. It is in rough shape. A lot of the "regulars" do not camp their anymore which is really unfortunate. This location has such great potential being its so close to the water and we've seen what it can be in its "best" shape. I predict that the location will be closed within the next few years unless sold to a better owner. I miss going there but they need to step it up. The only thing keeping this a float is its sister KOA in the other location. (Which is where all the "fun stuff" got transferred to)

We enjoyed our stay here and would do it again. We stayed in a cabin and it was a nice clean modern cabin. The staff was friendly and helpful. The campground was pretty full but it was still quiet and peaceful even over a holiday weekend. It is a short drive to Higgins Lake, with a beautiful beach. Some things could be improved: The "game room" is a completely empty room. The playground is pretty nice but a lot of the equipment looks very old. They had breakfast on Friday/Saturday but the person cooking it did not seem to know how to cook for multiple people at the same time, resulting in a slow and very disorganized experience the day that we were there.

Sites are very uneven mixed in with sand (each site differs) most sites are on a large hill. The sites need to be extremely leveled. We were put on a site that should of never had a large travel trailer on it, almost couldn't get out. We asked to move because our camper didn't fit well, the girls were nice and were able to accommodate.Power, sewage, water seem to require longer adapter to reach. Not spaced very well within the site for easy access. Recommend watchdog power protector or similar device.We've been twice, unfortunately will not return, don't want to put up with the hassle fighting the sites.The playground is in need of TLC and other areas need TLC also. It was like this last year too. I can't fault them for things shut down due to covid, but very under staffed, 2 people at office and that's it. A lot didn't follow the rules (campers) and no one around to enforce them.Campground close to Higgins lake North State Park (5 minutes). 20 minutes to south Higgins lake state park
