My wife and I stayed here for 5 nights when we came to visit Acadia NP. Room was clean, had a great view of the harbor, and friendly service. We would occasionally hear the guests upstairs moving around so if you are a light sleeper, beware, but it didn't affect our stay at all. Should we come back we would check first to see if Harbor View Motel & Cottages had availability before anyplace else.

Nice little motel! Employees were kind and helpful. The room was clean and quiet. We rented room 4 which was advertised as a budget room. The room was exactly as pictured. Very simple, outdated, basic. The price was great and we had no complaints! We actually loved this location for proximity to Acadia. It was so much quieter than Bar Harbor. Beds were comfy! Room 4 is a great option if you are looking for a budget friendly place to sleep!

Nice area on the harbor with pretty views. Room was clean. The hotel is very close and walking distance to the little downtown area with shops. However, there was no air conditioning in the room (not sure if all rooms come without or just some of them). My fault for assuming, but it was particularly hot when we visited and it made the stay uncomfortable. Woke up before 7am because the hot sun was glaring through the window.

Lovely place at the ocean, very clean with friendly and helpful staff 👌 although the rooms need an upgrade... no AC, no microwave, a very tinny shower bay, hot and cold water taps are separated, and the fridge is very small. The mattresses are quite old and uncomfortable. No breakfast is available, but in the office, there's a microwave and a toaster available 24/7. You can also get free coffee any time during the day. There are many restaurants and coffee shops at a walking distance but quite pricey 😞

Awful place. Stayed in room 102. Beds are hard and very old and pillows haven't been replaced in a while . Screen door doesn't lock. Its impossible to get a good night sleep. They say rooms were renovated well that's not a case with room 102. The guy up front can’t even make coffee on time. Went twice to be told " come back in 15 min." If you want to leave early for hike don't expect coffee to be ready by 7:30 and You need to stay in line to get half a cup of bad one. He doesn’t even looks like he wants to be there. Just bad service in general. Lamps in room are melting from excessive heat and there are stains on the wall. No A/C btw. which I knew so fair game here. Needs major upgrades. Only good thing is a view but hard to care when you awake all night from people slamming the doors. If you want to talk to the front desk ... Well there is nobody there. Even a person walking upstairs you can hear the floor shaking. Bottom line it is a budget hotel needed major upgrades , 30 min drive to most popular hikes with not many dining options around.

Honestly very impressed with this place. It had a private deck with incredible views of the water, very large rooms (we were on the second floor), within walking distance to cafes for breakfast in the morning, and pet friendly so we brought the pup. We felt very safe and comfortable here. Plus you really can't beat the price, especially off-season and for Maine residents. I would definitely stay here again.

Loved it. We stayed in CABIN 18. IT WAS PERFECT! It was clean, lots of comfortable seating, beds were comfortable, great view and walking distance to a great local restaurant. We had lots of hot water for showers. The T.V had tons of great stations to watch. Heated really well, and there was an extra heater to take the cool off quickly. There were extra fans too in case it was too warm. Everything in the cabin looked new too. It allowed for privacy and was nice and quiet. It had a really nice kitchen area too. I wish we lived closer to be able to come back more often.

Stayed here in early May with a friend of mine on what supposed to be a week long camping trip on MDI. The forecast looked pretty bad for the first 3 days of our trip, so we decided to can the camping for the first part of the week and book 3 nights at the first place we could find. By the end of those 3 nights we wished we had booked this place for the whole week, and even came back the last night of our trip to have a full nights sleep before a long drive home.I can honestly say, for the price, there is likely no better place to stay on Mount Desert Island. I can vouch for two rooms in the motel as we spent 3 nights in room 50 and came back after a night of camping and stayed in room 302. Room 302 did not have air conditioning and can get quite hot with all the windows closed, however, simply opening the windows moderates the temperature quite quickly as it is on the top floor of the building and gets a good breeze. I'm unsure whether room 50 had air conditioning as it was comfortable our entire stay there so I never noticed. While some of the amenities and décor were dated, and we struggled to get the remotes for the tv's working in both rooms, the rooms were kept remarkably clean. By "clean", I mean maybe cleaner then any hotel/ motel I have ever stayed at regardless of price. Additionally, the bedding was possibly the most comfortable I have ever slept in at any hotel I've been to. Both rooms had great balconies (302 especially) with some cheap table and chairs so you can sit outside. Hotel staff were also extremely friendly, and though we did not interact with them too much, they seemed more then willing to help us with anything we might need. Considering the price, I could not be more enthusiastic about a motel or even hotel, these people definitely know how to run a business.As far as location goes, Southwest harbor is definitely much quieter then some other places on MDI like Bar Harbor. But the hotels location right on the harbor could not be better. I really enjoyed being able to walk out onto the intertidal zone during low tide. Both rooms had absurdly good views of the harbor. Additionally, it easy to walk from the motel to other stores and restaurants in Southwest harbor.I will absolutely be staying here again the next time I come to MDI.

Loved our stay here and recommend it to anyone looking in the area. Our room was on the first floor of the motel, looking directly out to the water. The furnishings were very nostalgic and homey. The room was comfortable for my husband and I and the proximity to Acadia, Bar Harbor, and Ellsworth is perfect. My only recommendation is adding a microwave to the rooms. We really could have used one during our 2 day stay.

We didn’t end up getting the room we booked, and no one called ahead of time to let us know we weren’t going to. I called to book and specifically asked if the room was on the 1st flood. I was told yes but to book online. No biggie. Room 102 booked online right then and there. We arrived to a closed office, and we were left room 203. It killed my stage 4 cancer mom to have to climb the stairs the entire time. We hesitated leaving the room to sight see more than once because of this which makes me said because this was her bucket list trip. When I spoke to (I’m assuming) a cleaning lady when we first got there, she apologetically told me that room 102 wasn’t even done yet. It seems as tho the place is being renovate right now. I get it, off season and all. But someone really should have let me know the room I booked wasn’t available so we could have made other arrangements. Especially after I called before booking and asked if room 102 was in fact on the ground floor. Bummer. I really wanted to love the place. The icing on the cake was the hard bed. The only way I can describe it would be two box spring on top of each other. It baffles me because all the ratings talk about a comfortable bed. There’s no way. And I can sleep anywhere! My ribs dug into the bed and I am chunky! I ended up sleeping on the couch and putting my kids on the floor. I didn’t even attempt the pull out sofa. Avoid room 203. Aside from these two things, I would have loved the place. The office was closed the whole time which was kind of weird but it worked out. Someone came by with towels the 2nd day. There weren’t enough the first night even tho I paid extra for two extra people (kids). The view was extraordinary. Best part. I’d stay again and bring an air mattress, but the price was steep with all the issues in my opinion. Seemed clean.

Cute and quiet.. we stayed in cottage #17.. bed was good, nice size shower and water pressure but no soap or shampoo provided. we fund out at check out you need to ask for it. Coffee maker was in the room but no coffee or supplies, you can get that at the front desk as well I guess. We walked to dinner and then to the sports pub for drinks after. We enjoyed sitting on the front porch in the evening but wished we had some sort of fire pit to enjoy. Keep an eye out on the grassy area, the deer came out in the evening nibble the grass. If we come back to the area we will try a different cottage with a bit better view.

Stumbled upon this place while looking for an affordable hotel near Acadia. If you're looking for a clean bed and no frills, this is the hotel for you! The water is only a one minute walk away from all cabins on the property. We enjoyed sitting at the picnic bench on the lawn in the evening and watching the sunset. Seems like it's family run and the owners were very friendly. Free coffee available in the office but no complimentary breakfast. The beds in room #4 could probably be replaced but it was sufficient for two nights. Would stay again if we found ourselves back in the area.

We were very happy with our stay at Harbor View Motel and Cottages. The cottage that we stayed in was roomy, clean and very nice! The view from the cottage was great! Very affordable and also very private. Far enough away from the hustle and bustle of Bar Harbor, yet it is a fairly fast drive to Bar Harbor.

Cottage 19 is being renovated this fall…nostalgic sadness. It’s a midcentury cottage with charm. We slept well and it has amazing views, great light and a fan. No pullout couch. Pet friendly. No bugs inside. Not even a spider sighting. Kitchen is ready for breakfast endeavors: mugged, panned and knifed. Hot water for five efficient showers and no ‘flush scalds the person in the shower’. It’s quiet! and spacious and just what we needed.Deer at dusk and overnight so be mindful of your dog. Ducks, gulls and and sun deck/chairs.We did buy box fans to combat pm humidity but hey that’s us.Hotel staff is so nice and we felt right at home for a 3 nighter.Note that there is WiFi but it’s basically like airline quality: no streaming or video calls. Downloads or surfing. Might be better closer to the office?

We were traveling to Maine for two nights and wanted somewhere affordable to stay. We found that Harbor View Motels and Cottages was the cheapest place to stay and booked it. We booked a cottage and since it was so cheap I was not expecting much but it exceeded all of my expectations! The room was updated and stylish (the pictures provided do not show the updates). It was extremely clean, the shower was large with great water pressure, and it had its own porch!

We lucked out and got a place here last minute to come to town for a summer of COVID mini wedding. We had our little dog with us and this place was perfect! We stayed in the south building and the rooms were newly and tastefully renovated in 2020. They had perfect little decks outside to hang out with the dog and eat breakfast in the morning or lunch in the afternoon. It’s a quick walk into Southwest Harbor. Firm but comfortable mattress and brand new pillows, towels, etc. Coffee, ice, hair dryer, iron, mini fridge, ocean view, they had everything we needed!

We made a reservation at another hotel originally, which was overbooked and had relocated us to Harbor View. I have to say that we were very glad that we ended up coming here! We got the third floor suite room facing the ocean, with a huge kitchen. The room did not have a/c and got extremely warm during the day, but it didn't bother us because we spent most of our time ourdoors. The furniture is quite old but well-maintained. The room was also very clean. Overall, we really enjoyed our stay here.

We stayed here a few nights ago. Didn’t sleep AT ALL. The heater banged and shook every 30 minutes at an unbelievable volume. There was no one there to talk to. We left early in the morning not having slept and it ruined our trip to Acadia. Would have asked for a refund if you could get a hold of anyone. There was also a floodlight shining directly into the room.
