Our family absolutely loved our time at the Sebasco Harbor property. We can tell that it was at one time a luxury resort, but we actually enjoyed that it's a more casual, family-friendly atmosphere. There is so much to keep everyone busy and active. Biking, kayaking, swimming, tennis, golf...something for everyone! The two bedroom cottage we stayed in provided a much-needed retreat for our family. And the staff was tremendously kind and helpful. We have told our friends and family about this property, and hope to return in the future!

We just stayed for 2 nights and thought it was exactly as advertised, a true family resort! First night we were in a cabin. It was great for families and some rooms were redone. Second night we were in a family room in the main lodge and it was perfect for a family of 5. Kids loved the freedom to roam the grounds and loved the pool and game room. We definitely want to come back with friends and family.

The view in the Trade Winds building is amazing. It's not worth almost $400 for a night, though. The bed and pillows are firm and seem old, the TV is grainy and you couldn't see the picture, the fireplace didn't work, and the carpet is stained. There is no complete walk to room 1 so you are either carrying your heavy luggage from the parking stall to the room, or you are rolling it through the muddy grass and some cobblestones with grass grown over them. We had rainy weather and a long day of traveling so we didn't check out the roof top hot tub.We did go to the restaurant on site and I have mixed feedback about that. The food was delicious but extremely overpriced ($43 for steak medallions with mashed potatoes). The menu is limited and I didn't care for the other options, unfortunately. The service was ok. Our server didn't bring our drinks then tried to blame the bar staff for not bringing our drinks (we didn't see any bar staff at all).The "breakfast" in the morning is a display of blueberry muffins, cold bagels, butter packets, and coffee. The muffin was warm and tasty at least. š

We stayed here for a midweek birthday celebration. We're a senior couple who had been to the resort for dinner at the Ledges many years ago when vacationing in the area, so we decided to come back for a stay. We were not disappointed. The resort was so comfortable, with a very friendly staff, from the initial booking and check-in process, to the dining service, to all the recreational activities. We loved seeing all the families enjoying their time together and hope to do the same when our grandkids get a bit older. There are many amenities for people of all ages....we took advantage of the canoeing and even did candlepin bowling! At each location, we interacted with the resort staff and really enjoyed their friendly conversation. Our room in the main lodge was perfect, a corner room, with plenty of natural light, a nice breeze, and a/c for the wam days. Breakfast buffet was very good with an amazing view!We'll definitely be back.

Beautiful nature but not ideal for solo travelers. Itās definitely a family resort.Pros: The water access was great for Paddleboarding which was my main reason for my visit.The room was very clean. Staff was friendly.Cons: It was loud. Constantly slamming doors and paper thin walls. Lots of children. Made relaxing at the pool impossible.Room was not ready at 3:30 pm as it was guaranteed. Had to wait until 4:00 pm.Definitely a bit on the older side but the price was right for the area.Still 4 stars because I could tell the staff did the best they could and it probably just wasnāt the best place for me just seeking a couple peaceful days in nature. They had tons of activities for families if thatās what you are looking for.

This was my familyās first trip to Maine. To be honest, I stumbled upon Sebasco Harbor Resort while perusing places within driving distance to Booth Bay, where most of our planned activities were. Check-in was friendly and informative, with a map, info about the restaurant and scheduled kidsā activities.Our first room was in the Main Lodge. Even just walking around the resort and catching the sunset over the harbor is nice. Lots of activities here: saltwater pool was pretty amazing. Cold when you first get in then feels warm. Thereās a small arcade (about 7 machines) if you have kids with you. Bowling, pool, tennis, golf course. I didnāt take advantage of those so I canāt say much. Iāll review the on-site restaurant separately. Thereās a mercantile with snacks for purchase. There are posted quiet hours after 10 pm which even the rowdy people seemed to respect.The first night, around 9 pm, we discovered our air conditioner was making a startlingly loud buzzing sound every 5 minutes. It was weird, the unit looked new and high tech. I made a call to the front desk. They walked us through resetting the unit(we had already turned it off on the wall). They offered to come by and help but said they wouldnāt be able to send anyone to look at it until the next day. They also said they would work on moving us. Thankfully after turning the unit off, it only made the sound a few more times during the night.They called around 3:30pm the next day and offered to move us. We had been told weād be called before maintenance came to look at it. We never got a call. When we inquired about it, they said someone was coming next week.We were only staying one more night so almost said no to the move. It was an upgrade but they said no additional cost. It was a beautiful king suite with a balcony and spa bath. However, we had 2 kids with us and we donāt do the family bed thing. We called the front desk and they brought one twin inflatable bed. So we had to call again and they brought another. They were kind and accommodating each time. Check out was conveniently contactless by text and leaving the keys in the room.There is a friendly village feel to this place, and we would definitely stay here again. My kids loved it. I guess itās been there since the 50s, and there are times you can tell. I found the prices reasonable (other than the restaurant) and the staff helpful when we had an issue. The views and amenities are nice. Breakfast is a nice buffet spread but not included in the room price: $12 adults, $6 kids under 12.

Needing a place to get away that was dog friendly with plenty of space and things to do, we chose Sebasco Harbor Resort. Just 40 minutes north of Portland, it promised a rustic summer cottage resort on the ocean. The pictures were beautiful. We were agreeable to the price (it was off season). We booked a lovely little two bedroom cottage that was nicely appointed and recently renovated and very clean. It did not pretend to be other than a cottage which is what we had booked. We arranged two nights with our three dogs and my daughter despite a wedding party coming in for the weekend! Arriving late (8:45 pm), we were none-the-less warmly greeted and told the restaurant was closing in 15 minutes so we should hurry. They called ahead for us and we were very warmly greeted there as well. Iāve rarely had better service. I worked in restaurants earlier in life for about ten years and I can say, even as a former restaurant manager, that an order at closing time annoys everyone but the owner usually; but not at Ledges Pub. Other reviewers have called it fair to bad pub fare but being from Portland, one of the most famous foodie cities in the east, I can say I had the most amazing, locally sourced angus burger and fries ($19) Iāve had in quite a while. My wifeās beer-battered fish (haddock!) and chips ($22), which I tried, could have stood up to any seafood in Portland. My daughter had grilled piri piri chicken with lemon confit fingerling potatoes, glazed baby carrots, and spiced yogurt ($26) and definitely NOT pub fare! The prices were less expensive than Portland. I would have expected higher prices at a seaside resort. Not only were the restaurant staff gracious about a last minute take out order, they offered to hold our meals hot for us so we could go unload the car and our dogs! Our appropriately named āDogwoodā cottage was near the bowling alley building and there was ample parking not 30 feet down a paved path to our door, which was at the end of a very convenient ramp. The cottage was amazingly clean and fresh smelling despite likely being one of the designated ādogā cottages. Everything worked. No plumbing issues. Several fans were provided, along with the usual amenities. Our kitchenette was small (which is the definition of a kitchenette) but we had a clean fridge, microwave, coffee maker and toaster with plenty of coffee, etc. provided. The water pressure at every source was very strong (no trickling faucets in this cottage), and the water clean and clear. Other reviewers have described non-working plumbing or stinking yellow slime out of faucets that caused skin infections. DEFINITELY not the case! Overall, Krystal, the manager went out of her way to provide and to ensure amazing service across the board even as a wedding party was arriving and we were last minute arrivals, booked only the day before. I read the reviews and many made me ashamed of how viciously negative some humans can be. Whatever their agenda, these reviews seem hard to believe compared to our experience. Staying somewhere for a fee is a pretty simple process: You look at the website, itās pictures, what it pledges to offer and provide (in this case, a rustic summer cottage resort on the ocean that welcomes dogs and children), you look at the price (with deals available on all the lodging websites), and you agree to pay it or not. Mistakes happen everywhere; staff can get sick, food supplies can run out due to heavy ordering of certain items, kitchens get backed up when itās busy, chamber service, especially, is hard to hire for seasonally and is different post-Covid-19. But our little cottage was exceptionally clean upon arrival. We have already decided to book several days in-season for next year on the water and without the dogs. From what I saw, if there ever were issues during any management change, they are clearly resolved and I cannot recommend this resort more highly. Thank you Krystal and the staff at Ledges Pub for working so hard to accommodate us!

We had a lovely few days here. Staff is incredibly nice, the views are beautiful, and the rooms are immaculately clean. There is an Old Maine/family feeling that is very special, personal and time-tested. Be sure to book a sailing outing with Shawn/Ripple sailing for incredible views of the coastline and nearby islandsāa great escape.Noteworthy details: Great sailing excursions available.

This place is a complete throwback to the simier times in all the best possible ways. If you are looking for luxury, may be disappointed. But if you are looking for a quiet escape, this is the place.It has the feels of a summer camp with the game hall, canoeing, pool, golf, etc. Great place to bring a family or just a getaway for two!The price is a little steep for the quality of the rooms, food, etc. But your stay includes so much more. If you can live with a older style room, this is a must stay!

We had to get new keys 5 times because they kept resetting our door lock. The workers tried to say that we were responsible for this. They had a fire alarm go off at 6AM with no fire and the staff were not even aware of the fire and tried to tell my family and I that we could not wait in the lobby because it did not open until 7. Pool was closed. Food was not worth the price. Breakfast was slim pickings. The staff also loved to openly gossip about the people staying at this resort.Rooms: We found old dog toys under our bed. Otherwise, beds were minimal but comfortable enough to sleep on.

Iām not even sure where to start.. we attended a wedding here and thought it would be a nice place to spend the night. It was $300 for one night, so we expected the accommodations to be top notch.Upon arrival, there was no clear place to park for the āmain lodgeā so we had to park far away and hoof our bags over. On our way into the building it was clear that it was in disrepair. It smelled like mold and dirty feet, and the wire mold was falling off the ceiling and dangling off the sprinkler piping (a clear safety violation, photo attached) Once checked in we went out to try and locate the wedding and there was absolutely no signage anywhere, and the staff was utterly useless.After the ceremony, the staff was still setting up cocktail hour when the guests arrived, and there was no clear understanding of where to go or what guests could or couldnāt have access too.I hoped that the saving Grace would be that the food was excellent, but it was quite literally the worst wedding food Iāve ever eaten, and Iāve been to hundreds of weddings.After the wedding we retired to over run down overpriced room, only to find that the bed may have been the first bed in history. It was so old, the mattress sunk towards the middle, and something must have been broken because when we laid on it our feet were more elevated than our heads. I didnāt dare look.While the location of this place is absolutely beautiful, and the grounds were also quite pretty, there is absolutely no reason to spend the night here, Iāve stayed in a motel 6 for $75 that was cleaner and nicer

We booked our 20 year anniversary get away in February when the previous owners were still there. When I found out ownership had changed I decided to call to make sure our Lobster romance package was still valid. After about 3 weeks of phone tag and numerous emails and voice messages, we were assured it would be honored. My husband paid hundreds extra to have champagne and flowers in the room waiting when we arrived and a Lobster dinner. Once we arrived we were told our lighthouse room (with the champagne and flowers) had accidentally been given to someone else! They tried to offer us a cottage. We really wanted a lighthouse room and somehow they got us one.About 20 minutes after I settled in to the room someone brought a bottle of cheap champagne up. About an hour later someone left a bouquet of flowers in the room with the $25 price tag on it while we were out. They honored our Lobster dinner with a note written on the back of a business card to call the front desk if the wait staff had questions.It was a huge disappointment. They were nice enough about the mistakes, but it put a huge damper on everything. They still charged us full price (I believe we paid over 400 extra for the package) for what amounted to maybe $90 worth of flowers, food and drink with a bogus delivery. Also, Saturday night the restaurant was closed due to staffing so we had to drive to town for food. That's not a huge deal, but the closest town to eat is in Bath. We had had a long day out and when we came back (from near bath) we were planning to eat at the restaurant only to learn we had to drive back to bath for food.We had a great time while there despite everything. The scenery is beautiful and there is a lot to do on the resort.

Absolute Nightmare, wish I could get my money back, and will never go again.We spent two nights at Sebasco Harbor Resort and unfortunately it was 2 nights too many. I called to check on our room at 2:30 and was told there is a guaranteed check-in for 3:30. So imagine my surprise when we arrive at 4 PM and our room is still not ready, nor were the rooms of any of the other angry guests waiting in the heat. No one was apologetic about the fact that no one could get into their rooms, in fact they seemed annoyed with all of us who were upset we couldn't get into our rooms an hour after check-in time. Once our room was finally ready around 4:30 we lugged our luggage a half mile across the resort and into our dirty room. The bathroom was dirty and the refrigerator reeked of fish. I put my 6 year old in the bathtub and after a few minutes it became evident that the water was a yellowy brown color. I went to try and shower her off and the water to the entire resort had shut off. Now my 6 year old was covered in some sort of yellowy brown film and we could not clean it off because the entire resort had lost water. I called the front desk to see what was going on and the girl who answered yelled at me and hung up. After the water came back on an hour later, it was still spitting out yellowish brown water. I had to wipe down the tub to get the dark and dirty film off of it that was left from the water. My 6-year-old ended up with a skin infection. God only knows what was in that water. The people in the room above us had small children and they ran and jumped off of the bunk beds until well after midnight every night. It was so bad that the people below us called the desk and complained because they too could hear it. Then on night 2 the front desk called and said that there was a noise complaint about our room (it was really the room above us) Around 11 at night our entire floor was awoken by a man smashing the doors and screaming swears and profanity about the running children. A man in the room next to us opened his door and eventually calmed him down and got him to go back to his room. What a terrifying experience and way to be woken up in the middle of the night. I never slept again that night out of fear and as a result we could not check out fast enough. However, in my haste to depart the resort from hell, I left my refrigerated medication in the fish-smelling fridge. Once I realized what I had done I called the resort to come and get my medicine. The front desk continued to tell me that the room had not been cleaned yet and I could not get it. After hours of waiting and NEEDING my medicine I finally took my children and went and sat in the resort office to make someone get me my medicine. They continued to call the head of housekeeping to no avail. Finally after another guest checked into the room, someone brought me my lukewarm and unusable medication. While sitting in the office at least 5 other families tried to check in to their rooms and all were told their rooms were not ready... close to 5 at night. Once they gained access to their rooms they all promptly returned to say that their key cards did not work and they could not get into their rooms. I felt terrible watching this play out as I waited for my medicine, knowing what these families had ahead of them in the next few days. I will continue to post my lengthy review anywhere and everywhere unless I am refunded the exorbitant amount I paid for this nightmare. I have forwarded this review to them and no one has acknowledged it or responded.

I think this resort use to be fabulous. We stayed at a time when management changed. Upon arrival at 4pm, our room was not ready even though I called and they said it was. it was finally ready at 5pm 2 hrs later with no apologies. We asked about restaurants reservations and told do not need them. Went to dinner at 7pm and were told they could not seat anymore people and they were booked until closing. There is one restaurant near by and beyond grateful they were open as well as best lobster we ever had. We felt sorry for the staff, they were working hard. you can feel their stress! We over heard a few staff members about being over worked. Management never returned my phone calls. I hate to complain due to the hardworking staff, but the management should be ashamed. for what you pay to stay there, I would make sure its up and running like it should.

I find myself torn between 3 and 4 stars. So I'll start with the pros, then hit the cons.Pros: Hannah (SP?) in the coffee shop. Just say please and thank you and you'll get amazing service. Servers in the restaurant were great and friendly. Kayak trip was worth twice what we paid. Rooms in the two air conditioned buildings were fantastic. The views are priceless. Loads of fun things to keep the little ones entertained.Cons: With one restaurant open, excluding breakfast, the selection gets really old, really fast. The two cottages we had needed serious upgrading. Felt more like camp than a resort. Communication between the front desk and other resort entities needs work.

Yes. I have stayed at your resort before, as it is where one of my best friends was married. This bad review is related to the poor customer service that you offer your guests at other hotels that you own and manage. Perhaps some accountability would boost your reviews up a little bit. If there was a rating for deflecting ability, you would surely earn 5 stars.

GREAT family activities and wonderful hard-working staff. We went hiking (nice trails across from resort), played Pickleball, tennis, yoga, went swimming, shuffleboard, corn hole, bike riding was a lot of fun and the kayaking was fabulous! Accommodations were fine (old but clean) and food was good. I gave 4 stars because only one restaurant was open and we had 18 people on a meal plan so the menu got old for lunch and dinner. Otherwise I would highly recommend.

For nearly 20 years, every summer we have boated from our place in Harpswell to Sebasco to play golf and have lunch. No more. No Harbormaster before 10 am. No launch to ferry boaters to the dock. Deteriorating unused moorings caked with barnacles and weeds. Next time we play the course, weāll have to go by car, if we do. A sad deterioration.Nearby activities: Nice nine-hole golf course, which we have not played this year due to inadequate boating access.Noteworthy details: The moorings have been neglected and are pathetic. The Harbormaster does not appear until 10am. No skiff service to take boaters ashore.

A really beautiful spot with probably the best staff there is. Itās truly in the middle of nowhere and itās stunning. Thereās a lot of built in activities each day: like a sunset boat ride or kayaking. This is the perfect spot for families with kids since thereās space and activities to keep them entertained and enjoying their summertime freedom. Thereās a few on location restaurants, there isnāt a huge amount of options for vegetarians but thatās totally cool and to be expected. Would definitely visit again

Lovely family friendly resort. We loved the room and the location. The harbor tour with Captain Phil and the Kayak tour with Melanie were both great fun and I highly recommend them. Our only complaint was the pool which was strangely cloudy and felt unsafe because you couldnāt see to the bottom.
