Low-key cottages with kitchens in a casual, woodsy resort offering outdoor pools & activities. Surrounded by pine trees, this relaxed, woodsy resort is 2 miles from Palace Playland beachfront amusement park, and 4 miles from Ferry Beach State Park. The low-key, 1- and 2-bedroom cottages provide kitchens, dining tables and living rooms. All have cable TV, and decks with BBQ grills; some add screened front porches. There are 2 outdoor pools and a hot tub, in addition to a playground and lawn games. Other amenities include an amphitheater and a picnic area, as well as sport courts, a convenience store and golf cart rentals. Themed activities and entertainment are offered, and parking is included. Campsites are also available.

We spent 4 nights here. It was great! The splash pad was amazing and refreshing on the hot days! And the kids loved it too! They had a “pillow” which was a big trampoline that was fun for adults and kids too. The trolly picks you up right at the gate and takes you to old orchard for shopping and restaurants, etc. It was a short bike ride to ocean park for ice cream or the beach! We had a great time!Nearby activities: You can drive or take the trolley or even ride your bike to nearby activities. The ocean is only about 1.5-2 miles away as well as ice cream /food. Or a little farther away (less than 10 min by car or trolly) is old orchard beach with lots of shops, restaurants, and amusements.Noteworthy details: Lots of kid friendly amenities and activities throughout or stay. It was Christmas in July and they had reindeer come and also a visit from Santa and Mrs Claus!

Arriving at this campground, I was really looking forward to a family-friendly experience. However, the actual campsites did not match the pictures at all. The spots were cramped and disappointing, they shared no resemblance to the photos online. The pool and hot tub are restricted to 21 and over, and they didn't serve alcohol or have any valid reason for why they employ such a restriction. This made my family feel left out. Considering the high price of over $100 a night, I would not suggest coming here, and I will not be coming back myself.Safety: It's so safe that 20 year olds aren't allowed to go in hot tub and pool because it's " too dangerous "

We travelled for more than three week through various states, this campground has been the worst. Expensive, unfriendly staff and no privacy at all on the tiny campsites. The staff gave us incorrect information about the trolley service schedule and we had to wait for a long time.The pool was great, but already closed at 6:30pm and we couldn't reach anyone to ask to open it up (noone was answering the phone). The kids were very disappointed. We couldn't get much sleep at night because we had some very noisy neighbours with 10+ people on the site and plenty of alcohol and loud music. The site manager has not answered our calls until today.On the positive site:The trolley service to the beach is great (not operated by the campground)The pool and water play area is very nice (when it's open)

Although this campground packs a lot of fun for the family, the cabin we rented had a broken toilet(we fixed), oven didn’t work, some lights didn’t work, musty smell, fireplace blower didn’t work, no sink stop so we could fill sink to wash dishes and no broom and dustpan to atleast sweep the floors. It seems for the price you pay you could provide normal repairs and maintenance. The campground is beautiful but the camps need to be more thoroughly gone thru and checked.

Very nice campground! Lots of activities for kids, a nice, clean pool. The pool was completely clear when I last went in, but sometimes underwater it’s harder to see. The splash pad is really fun, especially for my baby brother. Very friendly people in the campground, and a nice and organized store. We have a seasonal here, and come up every weekend. It’s worth the money! Also, for anyone going downtown, you can pay $1 a person for the trolley. It comes every half hour, and has a stuffed bear for kids to sit next to.

The manager of the general store was ABSOLUTELY HORRENDOUS. He insinuated that my siblings and I were going to steal from the store. We were in the general store looking for food and drinks, then the manager came in and was talking to the cashier about how there were people that had recently stolen from the store and she had to look out for that. Then he looked at us and said “Are you guys going to pay for those?” Obviously we were we had a bunch of stuff in our hands if we wanted to steal we would’ve done so more secretly. So we said yes we’re still looking. Then he said “Well then how about you put it up on the counter and pay already.” Which was extremely rude and I think awful customer service. Don’t always assume stuff, it made me feel awful and he should get told to have better customer service. I am appalled on how this amazing campground could have such a bad manager.

Spent 2 weeks camper-style camping and cooking over a fire some nights at Sun Retreats Old Orchard. The employees were incredibly nice and everyone at the camp ground was great. Its a quiet camp ground with clean shower houses. One of the best camp grounds I’ve been too!!

This is an old school OOB 'city' style campground, and we've stayed at a few over the years. You'll get to know your neighbor because you don't have a choice as it's tight in there. They won't bother you if you let loose a bit. I didn't see much regard for the 5mph speed limit, but I did crawl through with my breaks constantly applied as I do through every campground much to the consternation of those wanting to be somewhere else more quickly. We camped with several other families with older (non-teen) kids and really had a blast. Pool(s) are on point. Great horse-shoe pits. The majority of the sites are seasonal and people have some amazing set-ups which look like many seasons in the making. Everyone was welcoming. My only ding was the beer selection in the store - add at least one craft brew to satisfy the beer snobs! We'll be back for another weekend in the future.

Cabins were very nice. Love the screened in porch. Was disappointed we had to refill the propane on the grill which ended up taking most of the 1st full day as the store did not have keys to the propane cage. Then the cable was out for most of our stay. Kids were bummed that the arcade didn't have much. I feel like it is not a very family oriented campground. No activities for kids. After spending over $500 for our stay, we left a day early. Probably will not go back.

Not the best!If you have a family with little kiddos it’s not the best!You are literally all around seasonal campsites, we have a travel trailer and we felt totally out of place! We are leaving after being here one night. Mind you the neighbor we had (seasonal person) told us to keep the bikes off her grass!! Yes I told my children but come on kids forget and I can’t be on top of them constantly bcuz I have an infant.We will not be returning. I do not recommend this place.

Tiny sites, Scott the manager not particularly helpful or affable, and didn't have time to listen to my concerns about people speeding and my special needs kids almost getting hit. I think his exact words were, "it's late I need to go, is that it?" Scott urged me to not be afraid to police the people speeding lol. Get plate numbers, don't be be shy about yelling to slow down, get descriptions of vehicles he requested....Right have me make enemies of the speeders lol. That is simply not my job. We just want a safe place for our children and pets. 1 speed bump strategically placed and placed correctly would have eliminated the speeding. Such a simple solution and very effective if done correctly.Scott sadly misrepresented about not having speed bumps available. I saw 2 sitting out back 1 day after he told me they didn't have any. He also said they moved around because they did not secure them so he didn't care for them. Yeah that is what happens when you don't secure them.. I offered to help even. I wondered why Scott was the most mentioned person in the park amongst the campers; now I know sadly. Months later no speed bumps and the speeding continues.To recap my experience. Scott was dismissive and could not care less in my humble opinion. Speeders, smell of strong weed, selective enforcement of rules and fees like golf carts (some charged and some not) theft, and management that is out of touch with the pulse of the community. We did enjoy our new friends a lot, the pool, and the bands! We also really liked Megan and Mike a lot! Thanks!

The place is nice but the rules are not really followed all of the time. Lots of people speed and don’t get corrected which is rather dangerous. I just think they need to reinforce their rules but otherwise it’s awesome. It’s also a little strange that you have to be 16 to go into the hot tub. I feel it should be 10 and up can go in because you can’t just leave your kid at home when you want to relax.

I love this campground they keep it very clean they do alot for the kids arts and crafts every weekend 3 -5 times a day. They have a kid swimming area and an adult pool with a hot tub . there is a play ground there is a store with facilities to have functions at. Everyone is very friendly. My daughter can ride her bike or scooter and i dont have to worry there is a 5mph speed limit that is enforced. This camp ground is awesome.

Great place to bring the family! Best part about the really crowded campground is the pool and the play area next to the pool which is like a small splash town so the kids have something to do. I really enjoyed the place except for the terrible smell the people before us left. They dumped old lobster juice on the ground which didn't set well In the heat. After telling the staff about it we waited for them to help but I don't know what they could have done about the problem. Maybe if they reimbursed for the trouble it would have been right but still it was a pleasant time! Plenty of restaurants near the location and they have laundry on site.

Nice staff. Clean showers, bathrooms and pool. Nice size playground. Can rent golf carts to use on camp grounds, and there’s a trolley that takes you to the beach and Palace Playland for $1 during the day and $2 during the evening till midnight. Overall, we enjoyed our stay. However, I would recommend that the store open earlier in the day, and that one could borrow or rent a sewer hose extender for those of us that rent an rv.

I wanted to love this place. I read a lot of reviews before booking my trip and was sure I had found a great place. Especially based on reviews. All I was looking for was a relaxing camping experience. I grew up with a seasonal at Pinehirst, so I have experience with campgrounds and how they are run. I was a bit surprised with what I experienced. First, there was a list of things broken/not working in our cabin. Now, if I were paying minimal prices, maybe it wouldn't be such a big deal, but at over $300 a night, you expect everything to be perfect. Upon checking out, I handed a list of the broken things to the person at the desk who simply gave me a cheerful "thank you!" Which left me extremely confused. No "oh I'm terribly sorry, we will get someone to contact you, etc". Another thing that was extremely frustrating. First night there, entire campground was without power. They made no mention of it, didn't try to make it right. The entire stay there, we saw every possible piece of heavy machinery go by our cabin... A bobcat, a wood chipper (and you should really tell your employees not to sit in the back of them...one short stop and there's gonna be a bad accident..)... THREE leaf blowers walking down one tiny patch of street big enough for maybe one car to pass by (I have video) and this was at maybe 9-930am? We were camping. Trying to relax. Also put by the main road so all we heard was cars zooming by. It was honestly the biggest waste of money. I don't think I could ever recommend this place to anyone. We met a couple of really nice seasonal people, and they tried talking me into buying a seasonal site on the other side, which surprisingly was so much quieter and nicer than the side I was on. Even the people who were on my side were awful. I told my kids, you smile and wave to people going by, that's campground etiquette.. well people just gave nasty looks and didn't wave back. But on the other side where it's mostly seasonals, they were wonderful (I took a tour with Diane, a seasonal camper). Feeling like I need a vacation from my vacation and like I wasted a lot of money.After the canned response from the owner I will definitely not be returning. You should have made some sort of apology or compensation. I spent almost an entire paycheck on a 3 day vacation which was not relaxing in the least. Will be sure to tell family and friends to avoid this place at all costs and be sure to post this on my social media accounts.Also be forewarned they do not adhere to covid regulations. Not one person required masks being worn, as there were kids running around without masks and they were actually making fun of my kids because they were wearing masks. When I checked in I was not asked any questions such as did I have a fever or was I around anyone who may have been exposed to covid? For all they knew I could have had it and came into their park with it. They exercised zero guidelines.

Great place to stay in either an RV site or cottage, we utilized both and thoroughly loved each of them. The location is close to many places to visit in southern Maine. The staff is super and made every effort to make our stay wonderful. I read the review about the noise in the cottage and it's a tiny two lane street behind the cottages! My friend stayed in a cottage and absolutely loved it, they are like brand new. I recommend Wagon Wheel highly and will definitely be back!

I have come to Wagon Wheel Resort in Maine for the last five years for 10 days every summer. I am here as I write this review. I will never nor have I ever written a poor review on anything.or any where. I will not be coming back again next year. For the hefty price I pay every year I expect to at least have a store that is open even though if I asked the office they would and said they would get me whatever I needed. I went to the onsite store two days ago and they did not have milk and the gentleman in the store said he would have milk in two days. Unfortunate for me as I do not have a car with me. There is a trolly that takes you down to the beach area that runs every half hour. This is the reason I have stayed here every year. My husband goes back to work with our vehicle so I don't worry about needing anythingUntil now. Store has been closed all day so I will be able to take trolly to get what I need. When I arrived on Thursday we attempted to move the picnic table and the boards on the table popped up because it was rotting. One of the bench seats was rotted and broken also. I politely asked two days in a row.if I could get a different picnic table, response on second time I inquired was they have them ordered. Six days later and still no table. It poured rain yesterday so since it was nice out would go and move existing table into the shade. It is water logged from the rain and not moveable it.is so heavily soaked because it just is so old.it absorbed all the rainIt is so water logged if you try to sit on the table bench.you get wet pantsbecause it's still rain soaked . I have three out of ten days remaining and if my husband was here with me I would just pack up and go home or see if could find another campground to finish my once a year vacation. I took a walk with my dog and noticed broken tree limbs close to the family pool. Splash pad and basketball court. Not safe with kids running around.playing. positive is the new splash pad for the kids pad and they have an adult only pool. Really nice feature. The location is nice and the trolly is a definite plus. No hassles of trying to find parking or pay for parking down at the beach. Hop on the trolly for a dollar and you are at the beach. This campground is owned by Sun RV and there are I believe two more Sun RV campgrounds within a five mile radius and from appearances going into these other campgrounds on the trolly that picks up at these also, they look very well maintained. Next year will stay at one of the other Sun RV parks. When I get home from what has been such a disappointment I will call the corporate office. For ten nights I paid just short of $600.00 and expect at least a store that is open and a picnic table you can use. I would advise to spend your vacation and money elsewhere. I am dissapointed and again have stayed here for five years every summer. The majority of the campground is now seasonal but on a positive note they have always been able to find a space for me to call home for ten days. I am thinking that perhaps now because the majority of the campground is seasonal they have made the transient campers less of a priority. If a short weekend stay is what you need and you dont spend much time at camp Iwould say go for it but dont have high expectations.

Excellent place for families with young kids. I love they have an adult pool for a quick escape from kids in the park. The rental cabins are perfect. Close to beach and boardwalk and all the fun stuff.

Campground has really gone down hill over the last year. Extremely short staffed. Home of the fun police! Staff has no problem yelling at kids until an adult is around. No activities for kids or adults. Very sad, it used to be a nice place.

This is a great campground, lots of activities for the kids, a trolley / shuttle to take you to the OOB pier. There are lots of campsites designated for year round use, so book a site early. Or do like we do and book a fully equipped cottage! 2 bedrooms, a full bathroom and kitchen with plates, cups and utensils.

DO NOT try and get to this park from the south west direction on Old Orchard Road and do not turn left when leaving the park. 11 feet of clearance that direction. Enter from Saco Avenue. There really should be signs and notifications about this. Very nice place and very friendly people. Great laundry facilities and well kept park.

We love this place, in fact we come back every year for either a weekend or week depending on what we can fit in. Very clean and the amenities are up kept as well. We did have a small issue with a tent from the people behind our site, they put their tent on our site but to their defense the sites aren’t clearly marked but we talked to management and they took care of it, we just don’t like to do that as it makes it uncomfortable with our camp neighbors.

Staying in a cottage which is right near the road. Noisy! Absolutely no privacy from our neighbors. Our fire pit is right between their porch and their window, it's also right near the AC unit which keeps going on! Adult pool is dirty and they don't enforce the adult only rule. Fairly clean but dirty silverware was left in the sink and screen porch had chips all over the floor. Some webs and dust thru-out the cottage. Bed is 4 feet off the floor, I need a step stool to get in. Would not want this cottage again!

The good news is the showers are hot and free. But they clean the entire bathroom by spraying it with a hose. Nothing gets wiped down. The sink has toothpaste left behind even after the facility has been "cleaned". The shower still has gobs of hair. the floor stays wet almost the whole day because of the concaved floors and inadequate drains.Location-- the camp was located past a really busy, difficult to navigate intersection that caused stress every time you go to the beach or the store.The staff said the beach was a mile away--it was really 2 and half miles, glad I didn't end up walking.The camp store prices are ridiculous. $7 for 4 sticks of wood, $3.26 for a bag of ice ($1.79 at Rite Aid down the rode)The ADULT pool closes at 8 p.m!There is nothing resort about this place. There were no advertised activities, it seems like they just wing the schedule. The weekend we were there was "beach and water theme" which consisted of a bounce house for a few hours (again, not posted/advertised--I had to ask about it). People had signed up for an exercise class that was posted at the registration desk (the only posted activity) but the instructor didn't show.The sites are not shady and grassy--they are sunny and dirty/sandy.While they were "cleaning" the bathroom staff were overheard loudly talking about f(swear) bi-sexuals. Fbomb was dropped at least 3 times (loudly)I have been to campgrounds before where the times that reastrooms were closed for cleaning were posted so patrons could plan accordingly. At Wagon Wheel I witnessed a staff truck pull up to 3 people walking toward the facilities with towles and toiletries, the staff shouted (rudley) "one of these rest rooms is going to be closed for the next 15 minutes-you choose which one" the gentleman let the 2 women shower while he waited for the men's room to get sprayed down....so much for the customer comes first.

My family has a seasonal site here. The grounds are well kept. They have fun activities for children & theme weekends all summer. They have an adult pool & hot tub on one side of the campground & a family pool & splash pad on the other.
