Absolutely amazing. The front desk made sure we had an ocean view room for my birthday! They were so kind, always there to answer questions and replenish room needs. The room was perfect except for the decor. The layout was awesome with the bedroom, cody vanity and dresser in one through the door was the bathroom, couch, tabled fridge sink and microwave. They had every essential we desired. The heated pool was great. Had an overall amazing time and looking forward to going back!!!!

The rooms were bigger than expected, more like a suite than a hotel room. But the construction was odd, the sink was in the bedroom, not the bathroom, and there weren't coffee pods on the rooms to go with the coffee makers. It had beach access but you had to cross part of the parking lot to reach it, the pool was more accessible.All in all, I'd recommend it.Rooms: Two floors, entrance to the rooms on the outside and patio/deck facing the courtyard. Mostly.Nearby activities: You could walk but that's a stretch, it'd be easier to drive if possible.

Stayed one night here and was amazed at how close we are to the beach! Ladies greeted us at check-in and made sure we had everything we needed like K-cups for the Keurig coffee maker in our room. Room we had was right on the end facing the beach. It was a 2 room suite with a bedroom on one side and a living room/kitchenette on the other side. Went out for sunrise on the beach which was spectacular!

Room was quirky but clean. The balcony has a beautiful view of the Atlantic(room63). The lady at the desk was not terrible but not friendly either. Our room was on the second floor which gave us an incredible view but there was no elevator so we drug our 50pd suitcase up the stairs. Just be aware.Noteworthy details: We visited on a Monday and most stores & restaurants were closed. We did end up eating at The Shack which was okay. We felt it was over priced but the food was good. Husband has fish & chips($28) and I had a Haddock sandwich($18).

This place was fantastic, the room was clean and had everything I needed. The staff was friendly and the ocean view and access to it was perfect. I'm definitely booking with them again.Rooms: The rooms are just the right size and they have a home cozy feel to themNearby activities: Plenty to do around itSafety: Everything is clean and solid and well maintained.Walkability: If you walk two mins at max you're at the ocean, and you're not far and easily walkable from all the downtown places as well. First time here. Loved it. Perfect location. Amazing staff. Will be back for a longer stay. Not sure if there is a fan, like a stand up fan available, I would have perferred one, as it was not hot enough for AC and a tad chilly at night.Seriously a perfect place, like a true friendly place. One of the best hotels I've ever stayed at! Wonderful view of the water, a great location, and clean. There is a laundry facility on site which came in handy. Quiet hours began at 10PM which was something I personally appreciate. This was my first visit to Maine and I hope to visit again soon!Rooms: Very clean rooms. The set up is a little peculiar, but it was cozy once you got used to it.Walkability: I personally love to walk so walking around Old Orchard Beach was a breeze. Most shops and cafes were about a 10-15minute walk from the hotel.

I don’t understand the 4.5 reviews for this motel. Just have a look at the pics. It’s speaks volumes. Apart from its location everything else was horrible. Dirty and gross. Mold and soap scum in the shower, carpets are filthy and smelly, ceilings covered in dust from the fan. Walls and doors are dirty. Walls are so thin I could make out what folks next door were saying. It’s in desperate need of a refresh. Oh but the bed was comfy and linens clean.

The shower was both painful and merely a mist. Not enough to wash the sand of my legs! It's been mentioned but the walls are indeed paper thin. Balcony's don't have any privacy. Now for the good bits. The salt water pool is heated which was a nice conclusion after a beach day. The beach is right there and wasn't too busy. Far enough away from the hustle downtown. Everyone is very nice. The toaster, fridge/freezer and microwave were very convenient.

Nice and very clean motel, right on the beach. All rooms have good view of the ocean. The front desk staff was friendly. I rated 4-stars because the property is somewhat dated (but well maintained), the bathroom/shower is very very small, and although there was a Keurig coffee maker in the room, I didn’t see any k-cups/coffee cups. I think you have to go to office and actually ask for these which is kind of inconvenient first thing in morning. Overall though, we would stay here again if visiting Old Orchard Beach.

My husband brought me here for a surprise getaway as im a Nurse and always giving to everyone except myself. We can in right after my 3rd 12hr graveyard shift for the week. We spent the day at the pier which is a solid 1 Mile walk from the motel one way. We came back so I could grab a nap so we could enjoy the OOB nightlife, Had no such luck. The walls are paper thin you could here people's conversations on the top floor and both sides of the walls as we were in room 12. I was so exhausted I couldn't enjoy myself with my husband who I never get too see or spend time with. Then quiet time...Lol..Thats funny! Because we were kept awake all night long and I finally had enough of the noise level that I made my husband check us out and go home early. I was puking sick from pure exhaustion from this horrible experience. All the owner could say was " oh im so sorry" . He doesn't care he knows someone less appreciative of their sleep will come along.

My sis and I stayed for one night, it was perfect. The room we had was so cozy and the views from our balcony were breathtaking, we sat there most of the afternoon. The beach is right there and you can walk to the pier. It was nice to see the owner walk about and say hi to guests. Will definitely go back. The Keurig coffee was a special touch. Thank you to the entire staff, they were all so welcoming.

Love this place! Perfectly right on the beach, nice private pool area. Great room size, clean rooms, great prices. Only major downfall is the parking. Way too tight and not monitored enough because we’ve had to hunt people down to move their cars cuz apparently common sense hasn’t made a comeback yet. SUVs park in the compact car parking and on the other side cars aren’t pulling up all the way make it so you can’t even drive through.

Extremely comfy and clean beds, when we arrived we had a problem with some loud guests next door and we told them and they immediately moved us to a beautiful room with a view of the ocean. since then it was a quiet and very enjoyable stay. I would absolutely recommend this hotel to anyone looking to stay in the area and it's not a very far drive from Portland which is very nice as well.

We've been coming here for 30+ years and to OOB for well over 40. The Friendship has a very friendly staff that go out of their way to make your stay enjoyable... and it's right on the beach... paradise...Located directly on 7-miles of one of the best beaches in Maine with a width of 100-150yds at low tide. Lots of opportunities to savage what washes up or is exposed by the tide-drive waves... shells and other flotsam, sand dollars, crabs and other marine animals, etc...The multi-generation owners make improvements every year to ensure their guests are happy during their stay. New refrigerators, better sliding doors, replaced lots and walks and more reliable wifi are just a few of the changes made over recent years.OOB and the OFS have changed over years, but it is still a wonderful place to spend a vacation!!

Our 4th year in a row staying here. 3rd in a row in the same room. Needless to say we love this place. Very clean. The entire staff is extremely friendly. The layout is perfect with all 2nd floor balconies offering a superb view of the beach / pool area and nothing else as the parking lot wraps around the opposite side. The first floor rooms don't get the view of the beach, but instead of a balcony they open directly onto the lawn around the pool for quick access to the pool or beach. Both options have their advantages. Far enough away from the craziness of the center of OOB, so it's quiet at night. Close enough to walk to the pier. Only a mile on the pristine beach or sidewalk. Did lots of research before booking this place the first time and it's absolutely hands down the best in OOB.

This is my most favorite place to stay when I go to Old Orchard Beach. Love the atmosphere and the rooms are wonderful. The staff is great and I truly Love going there for my happy place! The pool is Amazing, it's a saltwater pool and it's also heated I believe. The beach is literally right behind the property, as many rooms are ocean rooms/suites! Even when they are not Beach views in most of the rooms you can just poke your head out and still see the beach. Such a wonderful place!! Go book those rooms but not too many, you need to save some for me and my friends! 😉

I am 12 years old this is what I think about this hotel. Nice ocean view. Good size, salt water, heated pool outdoors, decent pool seating, all rooms face the pool. Great place for kids. Free tea and coffee in office. Fireworks every Thursday night I the summer, off the pier. Queen size pull out couch, for additional bedding. This is a great hotel, I have come here almost every summer for at least 5 years.

We've stayed here a few times. Always a great experience. An awesome view of the water, since you are only feet away. A great pool, great staff and close to so much in the area. It's the first place we check for reservations when booking.

Would definitely stay again. Great location. Friendly staff. Bathroom wayyyy too small. Very very small shower without a place to put your things but not enough room to bend over to pick them up. Also not for anyone over 5’4”. Great water pressure on upper body but not where you really need it. No sink in bathroom. Wonderful kitchenette. Still a great place with excellent view and would happily come back.
