Prairie Lakes is an excellent community to live in. The apartment and appliances are well kept, and it is quiet and peaceful. I would recommend Prairie Lakes Apartments to anyone looking for their next home.Briana in the leasing office is fantastic and the maintenance staff is great! The few appliance issues I had were fixed within a couple days of reporting.

Best free public pool in Peoria by far!! This place is awesome in the summer. I don't live here but it is so nice that they let anyone use the pool that wants to for free! It's basically one big party with my friends and family. We eat our food directly in the pool with glass bottles of liquor always within arms reach. It would be disappointing if they changed this

We are very satisfied with the maintenance team. Mr. Butch Hermbtom's service is greatly appreciated. When we post a maintenance request, he will immediately solve the issue with great efficiency. The view is amazing and this is a great place to stay.

If you're going to live here, make sure you have a work-from-home option. The maintenance plowed the snow from the road directly behind my vehicle overnight, and it turned to solid ice -- completely trapping me in my parking space for days on end. Why would it matter to plow the roads if you're going to trap people in? If I couldn't work from home, I'd either have to use a week of time off or lose my job. Of course, the office staff blames the residents.The maintenance staff has also been pretty subpar in other situations. The circuit breaker for our kitchen gets tripped by an 800-watt microwave every time we try to use it, and the maintenance staff blamed it on our microwave. We went to the store and bought an entirely different one, and they refuse to replace the breaker. Not to mention the spotty internet and a reputation for keeping people's security deposits for shady reasons.The office tells residents that they replace the carpet whenever someone moves out, and then they charge the previous resident for the replacement if they notice any sort of damage when they were going to replace it anyway. Absolutely disgusting behavior.Stay here at your own risk.

I LOVE the pool here. I don’t actually live here so it’s nice to have a community pool where all are welcome and residency isn’t a requirement. They are extremely accommodating and allow us to eat our little caesar’s pizza in the pool. We have also caught no grief over our glass bottles of liquor (other pools don’t like this). Braskys crew 2024 can’t wait for summer !!

No water in the apartment and no response from anyone.Their emergency number doesn’t work it goes to answering machine from which you don’t get a response.Next day morning when went to the office staff was like it’s not just you, the complete apartment lost the water. No one showed any concern. They’re like it’s not our job, it’s contractor’s. We will let you know via email once it’s fixed.I would suggest you to not take this apartment

Staff is nice through the leasing process. After moving into apartment ok, I was asked to follow regular maintenance for fixing broken dish washer. Burning smell came from the dish washer.. carpet was not cleaned thoroughly.. found iron nails on the floor in bed rooms in the closet... surprised no microwave in the apartment... bought my own... reported emergency maintenance for the dish washer repair...

Poor staff communication. I arranged a tour several weeks ago, and traveled to do physical tour, but was told the last minute that there is no apartment for tour. They wouldn’t show me the uncleared apartments. The worst experience I have had so far with renting a place. Wouldn’t recommend because that’s what’s going to be their response when you’re a resident.I sent an email to the manager who was not even kind enough to respond to my email.

I have been here from 2017. Wonderful community to stay in. Bit pricey when compared to other communities and would be great if it can be reduced. Excellent service given by the maintenance group and office staff. Very friendly and always greet you with smile. Never had a problem with any of the maintenance work. They respond quick and fast. Love the dog park. Pool and the gym area are well maintained.Minor con: when it snows, the walkway are usually not cleared for 3-4 days which makes it difficult to walk on.I would have given them 5 stars if not for the internet service. The new internet provider are good but the maximum speed offered is 300mbps. I would prefer having a liberty of choosing my own provider.

Having resided at Prairie Lakes for over a year, I can confidently say it has been a nightmare. Despite my continuous complaints about the disruptive noise from the tenant above, management has shown zero accountability. Their dismissive response to my documented evidence of late-night disturbances, including vacuuming at 2:30 AM, is unacceptable.Furthermore, when I sought a solution by requesting to move to a 2-bedroom, 2-bathroom unit from 2bed 1bath , the management's absurd rent quote of$400 increase for a smaller space is a clear indication of their profit-driven motives. It's evident they care more about their bottom line than resident satisfaction.After enduring such unacceptable living conditions, I've finally had enough and will be moving out. Save yourself the hassle and avoid Prairie Lakes at all costs. Their lack of regard for tenants' well-being and refusal to address noise issues make this place unfit for habitation.

Disappointing Internet Service and Lack of Provider OptionsI am extremely disappointed with the internet service provided by the leasing agency. The speed is consistently slow, and there are frequent disruptions in the connection. Despite numerous complaints, there has been no improvement in the service quality.What's even more frustrating is that this building complex does not allow residents to switch to other internet providers. This lack of choice leaves us stuck with subpar service and no alternatives.I strongly ask the management to reconsider their policies and allow residents to choose from multiple internet providers. Customers deserve reliable and efficient service, and the current situation is simply unacceptable.Apart from the internet all other amenities are good.

It was a great place with nice staff until I realized there was no heat going to the bedroom from the hallway, in late December, when it was -3 outside and the window was leaking cold air into the bedroom. When I brought it up, the maintenance guy said it must be the way it was installed, and I should get a space heater to combat the ice build up on the inside of the window, it got so bad it looked like the inside of a bulk freezer. Not to mention the wifi issues and ridiculously high rent for a 1 bed+1bath. After moving out, I was charged for a dirt spot on the carpet that they deemed was "beyond normal wear and tear", and that it did not come up when the unit was "deep cleaned" which is funny considering the prior damages to the apartment prior to my move in.

Me and my family have been staying here for 3 years and we absolutely love it. The community is amazing and views are awesome. The management and office staff are wonderful and are always there to help with anything. I would absolutely recommend this place for everyone.

I spent 3.5 years living at Prairie Lakes and had a wonderful experience. The professionalism and friendliness of the management team have been remarkable and greatly contributed to making this community feel like home. The policies implemented by the management are reasonable. And we loved the clubhouse, the gym hand the pool. Highly recommend.

Prairie Lakes Apartments is undeniably a beautiful property, but my time there was overshadowed by a deeply grieving experience. From unfulfilled promises regarding carpet maintenance to unreasonably high rent increases, this once-promising apartment complex fell short in multiple critical aspects.The beauty of the Prairie Lakes cannot be denied. It boasts a serene environment with well-kept landscaping and impressive amenities. However, beneath this exterior lies a troubling issue. I was initially assured by management that I need not concern myself with the condition of the carpet when I moved out. They even stated to me previously that the carpets would be replaced for new residents. This promise turned out to be far from reality. Upon vacating my apartment, I was denied the return of my security deposit and, to add insult to injury, I was unjustly charged extra for carpet replacement. This inconsistency between their promises and actions is disheartening and casts a shadow over the otherwise beautiful property.They also stated that if I don't fulfill the payment, then I will be charged extra for my delay; hence forcing me to fulfill the payment.In summary, Prairie Lakes Apartments, with its beautiful property, had the potential to be an excellent place to call home. However, my experience was overshadowed by a lack of integrity in dealing with carpet issues and the unbearable burden of skyrocketing rent prices. While the property itself is undeniably beautiful, I cannot recommend this apartment complex to anyone due to the unsettling discrepancies between their promises and actions. It is with a heavy heart that I reflect on my time at Prairie Lakes Apartments, a property that left me with a grieving experience that will not be easily forgotten.

I lived at this community previously from 2013-2015. I recently moved back here in 2020. This community has the best value for the price and is so beautifully maintained. I love living on the lakes and all the amenities offered, such as the fitness center and pool. The staff is friendly and helpful. Paige the community manager is very friendly and professional in her leadership role here. Over $1,000,000 collected in rent every month and the property is to greedy to hire any sort of quality snow removal. Doesn’t keep salt buckets full and tells the residents if they want to get their cars out of the snow that property management barricaded in, they should go get a shovel. Hard to do when you can’t get your car out. Edward Rose and Sons is getting greedier and greedier and their properties are getting worse and worse. Forcing your employees to do snow removal on a property this size for sub-$20/hr is downright unethical. But hey ‘A part of your life’ is sure it. The worst part.(Posted here because the company intentionally hides any negative complaints from residents and also after doing quality snow removal for a professional company for the last 12 hours. Coming home and almost crashing 4 times getting across the property is wild)

The view in Prairie Lakes Apartments is pretty beautiful, my husband, my cat and I had a wonderful time living here. The leasing office is high-efficiency and all staff here are kindly and helpful, the maintenance is very quick.All of us love this apartment!

I absolutely love living here. Staff is constantly working to make sure the grounds are kept clean. This place has been a safe haven since my divorce. I sold my house, so looking for somewhere quite and safe away top priority for me. I’m so glad I made the decision to move here. The entire staff at Prairie Lakes are wonderful and always willing to help. The manager Lisa is extremely kind and welcoming, she is always willing to assist and answer any questions or concerns that the tenants may have. I am truly grateful for the entire staff.

Overall, this is a beautiful place to live in.However, I was in the middle of an important meeting when my home internet suddenly went down for no apparent reason. I was in the middle of a presentation, and I lost my connection! As of then, the meeting was already over, but the internet hadn't come back up. I called the Internet support to inquire about the issue, and they told me it's due to unscheduled maintenance. I asked whether it was your engineers working on it or if it was on our community's end, and they confirmed it was related to our community.I then reached out to some friends who also live in the same community, and they were facing the same issue, disrupting their work as well. This has significantly affected our work and daily lives. Not to mention, I have subscribed to the most expensive package, and this kind of service is simply unacceptable. This situation has happened multiple times, usually at unpredictable hours, and it's becoming incredibly frustrating. Could you please clarify what kind of maintenance is ongoing day after day, and why the network still remains so unreliable?What's even worse is that right at this moment, as I'm composing this Google review, my home internet has disconnected three more times within just the last 2 hours. That's all about what I want to say living in the place.

Very peaceful and well maintained. The noise level is very reasonable, with the exception of the occasional airplane. We have only lived here for about two months, but we really like both the community and the apartment itself. The neighbors all seem to be polite and respectful of boundaries. Lots of kids that play outside, so there's a very youthful and safe atmosphere around the place. The picture is one that I took on my phone while on my morning walk with our dog- no filters or special effects.

I moved in a month before from South Carolina, had a smooth and pleasant moving in. Location is so good. I am enjoying my patio time. . Lake view from my apartment is so scenic. Staffs are so cool in addressing concerns. Had few issues with the appliances and maintenance team addressed it and even changed with new ones, Internet is really an issue here, facing frequent disconnection. Maintenance team doing a great job but the turnaround time is more.

Prairie Lakes Apartments are beautiful, clean, and spacious with a beautiful view. They have excellent accommodations…in unit laundry, walk-in closets, patio. In addition, they offer an outdoor pool and fitness center. The staff are friendly and very helpful. Maintenance is quick to respond and resolve any issues. I am happy to have discovered this lovely complex.

Me and my fiancé are seriously in love with our new home. Doesn’t even feel like your living at an apartment. The views are great and so is the community. And even better, I work here and get a nice discount on rent and the pay is great. So far, we’ve been loving living here and I enjoy working for this company.

Update 4: This review is what you expect after you leave the community. Be prepare to be estranged by the staff, manager, and Edwards cooperate office. You were once their interest who used to pay $1200 to $1800 per month (they kept on increasing the rent in past 2.5 years). I payed my last rental dues 45 mins late (actually I was not late but the payment confirmation email came 45 mins after the due date), and was finned $25. Well, I came to know about it, the day I was supposed to hand the key, but the manager told me that my account was closed, so the cooperate office will decide if they can waive it or not, and they decided not to waive it. Then I asked for justification of $1000 bill for carpet replacement. I am okay to pay, as long as they can explain it although the staff told me that I should not bother about it as they would anyway replace it. Today, I called again to resolve the issue, but the lady on other side of cooperate office was extremely impolite. She said that they sent the pictures, but I never received it, and now she will do it by the end of business day as she has other important things to do. I have never experienced such customer services and tone before. I really wish that I could have left this place with my best memories with the friendly staff, but the cooperate office has ruined it all.Update 3: I was warned by the comments on google that internet is a serious issue in this complex, yet I took a chance as no doubt its very well maintained apartment complex in this area, with very friendly staff. However, when it comes to solving your internet problem (which stopped working almost twice every month), its the worst service I ever had experienced. The service provider blame modem and can only issue a service ticket to the housing management. The housing office usually shows up after 3-4 days, realizing problem with their servers and broken blackened hardware. For person working from home, this is a big no no. Apparently, the housing office doesn't have any tech guy for the job and have to hire one when the problem appears and to save their cost, they wait until all many such requests are pileup. The staff is good, but perhaps they are helpless in front of management. Unfortunately, internet is considered a luxury, and not serious need like other utilities.The other bad thing about this complex is that they are not environment friendly as there is no recycling dumpsters and the entire community throw the recyclable material in regular trash.The third bad part is my loud neighbors that doesn't bother to shout and hit each other sometimes at 4:00 am in morning. The episodes of cries and foul language goes from 30 mins to 1.5 hrs sometimes. I have left many messages outside office hours to housing office, but never hear any response on it.One star for the staff and maintenance guys that show up on time when a plumbing, house maintenance or security issue appears.Update: Its been 6 days and they haven't done anything related to internet issue. No one has visited to check the problem.Update2: I had a great detailed discussion with the manager. She is kind and considerate, and admitted that internet issue should have been resolved much earlier. So, my internet issue was solved on day 6th afternoon. The management can't offer a solution for recycling dumpster, but I will try to make awareness to fellow residents. I have been assured that management will take care of loud neighbors next time. For that reason, I am bumping up the rating to three.Update 3: Finally the management has decided to change the internet provider. I hope it will be best for all residents. They keep on improving, making me believe on them. The staff is the best!Pictures attached are the free breakfast distribution today. This was very kind of them.

Posting this specifically to shout-out Jason, one of the maintenance guys here. We needed a dishwasher repair and this man did an exceptional job. Took out the old one, brought up a new one, installed without hardly any noise in less than 45 mins ALL BY HIMSELF! I’m thoroughly impressed, he was so kind and truly made my day on a day where I’m stuck sick in bed. THANK YOU JASON!! You are awesome!!! Ask for him if you want amazing work done!
