I don't live here but i can surly tell you folks the world is infested with mice and rats and a lot of other bugs all them big beautiful homes you all see that looks so clean there's big rats and mice all in the walls they are everywhere nothing we can do but kill the 1's you can and live with all the other 1's you can't be thankful you have a dry warm place to lay your headGod Bless!

I do not recommend these apartments because of the mice and bugs that invest the building. I reached out to property management and attempted to contact the property owners but the issue was not resolved. I was completely ignored by the property owner and only told by the property manager she would reach to the property owner. I even emailed him personally but was ignored. I put in 4 requests in one week to seal the entry points the mice were coming through yet the requests were closed without the work being finished. The only pro about living here is that the other residents were very welcoming and kind.

I just moved here but so far it’s been a very friendly and welcoming place. Sure there’s been some hick ups but what place doesn’t. They are really doing their best to liven up the place and make it a better place for the tenants. And they are quick to fix any and all issues if they are brought to their attention. The property manager is a nice and bubbly person who always asks how my day is going and that makes a great impact on my day. So far I’m glad I moved here and it’s nice to have a place to call my own.

Most of the residents that live at 888 Franklin st are low income or in vulnerable situations so they will put up with inhumane conditions of this building. Infested with roaches, mice, and god knows what other varment. Leaky ceilings, broken air conditioning, faulty electrical outlets, and mold. No smoke detectors or heat. Some of the residents have chosen to “fix up” their units but if your paying rent you shouldn’t have to do that. If it wasn’t for the good hearted residents that reside there that building would have been shutdown along time ago. It’s just a playground for the “management “. The city have popped up several times and this building was hit with multiple code violations. I was even told to find some where else to live due to the violations. I’ve had to throw away so much of my belongings due to rodents chewing up everything and making nest. Loud arguments, violence, we had to strategically time when it was safe enough to leave the building. Downtown East Apartments is not healthy or a safe place to live. Yes it’s in a nice location but if your sick or scared to go outside then you can’t enjoy it. This building needs to be shutdown.

Been here since August the first 3 months the elevator didn't work I had to go up for flights of stairs. Thank God when I came home with baby it was fixed. But even thought I sprayed and pretreatment the apartment so the bugs would be eliminated they're in the walls. I have caught over 37 mice since move in. Yea its cheap but if you have children it is not safe with how much diseases mice carry.

This place is a slum! My electricity goes out multiple times a day, all my requests for maintenance are ignored. There are mice and the halls are filthy and smell like urine. Management is hardly there, and I have yet to get a mailbox key. I've been here for a month, and I tried to make the best of it but I'm fed up. Being a disabled veteran who has diabetes I'm going through enough without having to deal with these poor conditions. Do NOT rent from here!!!!!

They have rats , the stairs hallways, and elevator is dirty, the tub is always stopped up the rent people don’t care and the rent to high for the low quality of living they provide

When I first moved in over a year ago, it was ok. The management at the time really didn't care about the tenants. Recently the name has changed and the building is under new management. Since we have new management things are getting done. Extra security has been added to make sure we are safe and sound. You have on site laundry and you know how your bills will be every month. You can't beat that. I like the fact that is close to downtown. You can walk or catch the bus. Working at the stadium makes it even a great location for me. I walk to and from work. There are parks nearby for the kids. It is a work in progress but it is getting better everyday.

Plus: roof over your head and all utilities paid. Also plus: the OWNER, Robbie (NOT so called manager) will do something if you call him OR he will let you out of your lease. He just wants you happy.Negative: MICE, roaches, falling down ceilings, leaks, stairs that are rusting out, trash, gass in parking lot, mail boxes broken and mail held hostage until 4pm and NOT given on sat. Building management, Shiela, is down right mean, you'll have to call owner of building to get anything done. The "managers" boyfriend (who is maintenance) is only worried about selling soda and snacks in lobby. Maybe because he's yelled at if he leaves his selling point to "work". We have leak in roof/ceiling and told him. Said he'd be right up. Never came. Called owner instead who will fix issue or move us. Had to The owner just to get mouse traps and we caught for mice in our apartment in less than a week. We are moving as soon as we can. I would run not walk from this place.

Rat, mouse, and roach infested slum. Moved stove to clean and found a six foot hole in the wall. Stove has at least a cup of feces under burners. Owners refuse to fix properly or solve problem. Will be calling health department and housing authority on Monday. Manager told me she's not a maid. And I'm pregnant. Unsafe and health hazard

Lived here two years ago infested with rats, roach and bed bugs. I found rats sleeping in the bed and in my dresser. Black mold every where. When something is broken they just put a band aid on it an call it a day I am surprised it is still standing with all the water damage and foundation damage.the lady in the office is very nasty and treated tenates like they are trash. They control when you get your mail and will hold packages and not say nothing to you if you ask her about it she will flip. No security and definitely needs it. This building need some serious tlc. A lot drug deals were going down in the stairwells.

I thought this place would be good enough for a couple months. I was wrong. First they claim they do not offer units with a/c. Well it's hot af here in jax and kinda need a/c in the summer time. I'm not sure yet how winters work so not sure if the heaters even work because they are painted over. The halls are always dirty and the elevator breaks often. But anyway it can't be too bad right?? Well there's more. The water is turned off frequently for repairs, my place is stupid clean but I have to live with Mickey and his family and a ton of roaches. Still not bad you say? Well when it rains.... being on the 4th floor the roof leaks. The mgmt really doesn't care about anyone's issues. She said she'd send an email about the roof and roaches are sprayed for monthly and for Mickey and the gang she gave me glue paper. Doesn't work btw. The walls are crazy thin so you can pretty much hear what your neighbors are thinking which sux. The only positives I have for this place would be rent is cheap and reflective of the conditions you'll live in. Neighbors are pretty cool and just about everyone is respectful. I hate to jump back to the negatives here but what do you think about getting your mail whenever you want. Well here that doesn't exist here. You get your mail at 4:30 pm or not at all. The office is not open on weekends so you guessed it, no mail. No hot water for washers and funny thing.... mgmt told me that you shouldn't wash any clothes in hot water anyway so everything is all good. That's funny right?

I have been here for 11 months. The office and staff will work with residence especially when you are kind and courteous with them. We are conveniently close to corner stores, downtown, and the stadium. The residents here are kind and friendly. Any work orders that we have will get done in a timely manner. If the staff can not help than the owner is happy to assist residents in any way possible. The office is always open during the day, until it closes at 5pm, so residents can just walk in at any time with our concerns and problems without needing to make an appointment.

From my point of view their willing to work with you but you need to maintain, as well as you’ll need a cat because you will have to deal with mices and roaches too . However, i feel you can remodel your place to where it’s a place you can call home and it’s a lot of schools in the area and fairgrounds up the stree by the stadium and you’ll enjoy the fair and transportation right up the street and corner store. #watchyourkids

I've lived here 4 years, The maintenance of these apartments is unacceptable. The water is off at least once every week and the plumbing is still below acceptable. The advertisement picture doesn't represent the apartments here.

This place should really be shut down and it's a shame the city allows this out of state company to take money from the people living here. Electricity barely works and doesn't work well enough to even use a microwave, leaking roofs and severe roach infestation. I'm shocked the whole place hasn't burnt down the electricity is so faulty.

Ive lived here before back in 2011 and there was a diffrent owner he was nice but anybody and every one came in the building.Now that were back they have a great team that are very friendly and keeps the grounds up around the apartment. Alot of people complain but coming from were i came from i have none.Home is what you make of it in your apartment minding your apartment and your business.So to sum it up There trying to get this place together but it takes time and patience and hard work.

The"SO CALLED" live in manager! Is not a friendly person. She's VERY, VERY, VERY, rude! Nothing gets fixed, unless you go to the city for help! She allows her boyfriend to speak to the tenants. When she's supposed to be the one they deal with! The city needs to go there and look that whole building over! Those people need help that lives there! !!!!!

The apartments are being better taking care of there's allot of work that's being done as you speak the managers are nice there's new flooring in the apartments if you need anything done it get done right away I have not had a problem since I been here and things are starting to come together

I lived there and just moved out a few weeks ago every place u stay has some kind of issue.The minor issues i had i was fine with and they was addressed in a timely manner with respect .The new mgr the past yr has made alot of changes and progress at the building from remolding the units to flooring alot things and he is very fair with the tenants a mgr that cares is always important the improvements has been good .The atmosphere is very good at the building your utilities are included in your rent which helps alot ,while u getting back on your feet.I have nothing bad to say about this place at all , continue with the improvements and all.

I am terrified to even walk on the steps in here it felt like I would fall through plus there was an overwhelming sense of dread being there like that gut feeling something isnt quite right. I was terrified here and glad to run the hell away.
