I have seen so many mixed reviews about this hotel. My husband and I went for our honeymoon and it was fantastic. The front desk was super friendly and suggested several food restaurants. The rooms were very clean!! The linens on the bed were free of stains and the room had an amazing view. We have already booked a room for our 1 year anniversary.

This was my 2nd time staying in this hotel. My first experience was fine just a clean place to sleep for the night. My 2 visit this past weekend 2/4 i woke up with strange bites all over me. After googling bed bugs bites and comparing them i knew immediately. I checked both beds and didn’t see any on the surface. However now that i am home they have also found a way in. After calling the hotel they gave me 101 excuses about how they cannot possibly have bed bugs. The photo attached was taken in the bathroom after 1 night stay in room 212. Now i have to pay $1200 to get my house exterminated and wash every item of clothing/fabric. I hope this helps prevent any future problems.

I booked this room off of Priceline late and without much research because I was tired of driving. The 5 stars listed on Priceline should have been enough to know something was wrong but as I said I was very tired. The guy at check in was nice and that was all that was even halfway decent about this nasty place. However, he wasn't nice enought to refund my money even after we saw 2 spiders and a fly immediately after entering the first room 101. They all seemed to be living out of the ac under the window which upon inspection with my phone was EXTREMELY DIRTY! I went running out of that room to the front thinking surely he would offer my $80 something dollars back but instead he offers room 107. There were no spiders in this room just some kind of tiny bugs and again a disgusting ac, floors, toilet/shower area. Just horrible! We never even put our stuff down anywhere. We just left the key on the table and got the heck out of there. It is by far the GROSSEST HOTEL I HAVE EVER SEEN IN FL! OMG how do people stay at places like that?!Noteworthy details: If you are driving along the coast pass this hotel up and get over to Panama City Beach if possible. It isn't worth saving a few bucks, trust me!

Stayed here on 10/9.Pros and ConsPros:The guy at the front desk was politeCons:-The room was packed with furniture making it tight to walk through.-Tiny tv-Had big bull Ants in the bathroom-Had a roach crawl across the top one of the stands.-Unknown stains on the matress and the fitter sheet.-Wifi did not work Had to use my phones hot spot.-There was dog barking 10-15 minute intervals for about 2 hours-Had to travel 20 mins to another town to get food. Not one restaurant was openI would not recommend this place.

I would like to start by saying that the customer service here is top notch. The young gentleman at the front desk was very polite, kind, and accommodating. The rooms were clean, and the location was ideal as well. Carrabelle and the surrounding towns are very quaint and peaceful, so I will definitely be back to visit!!!🌴🌲🌳🦌🐿🏖 🦀🐠🐬☺️

The location was a bit out of town, but not too far. A good, no nonsense type of motel. I liked the fact that you can park just outside your door. The rooms have directTV, but not a lot of channels. The room we had was for handicapped persons so the restroom was very large and clean. Excellent service. The breakfast was only a bunch of packaged snacks. Overall, a very good place to stay if you like clean and quiet place.

Good sized updated king bed room,clean,laminate floors,fridge,microwave, in room coffee maker. No breakfast but Mornin Bite restaurant and downtown only 1mi easy drive. Carrabelle beach 1 mile. Great quiet location. Pet friendly and easy. Definitely will stay here again!

This is are place to stay as a family or just my husband and I, (for fishing trips) the place is clean, and the staff is super friendly, this is not the RITz, but it’s a place where feels home. ( when I travel with kids I look for floors not carpets, refrigerator, microwave, coffee maker and TV this place checks all of this). The manager Vanessa is the sweetest she greeted us, and help us out with our questions. And Rose cleaned our rooms daily, every time we came from fishing, our room was neatly tight up and was always so kind. I love their sweet spirit and smile. We will keep coming back as long as we keep seeing their sweet smiles! Thank you for making our stay awesome.

Stayed at the Franklin Inn here in quiet little Carrabelle and loved it. Only stayed for a night while visiting family, but I enjoyed my experience thoroughly. The staff was all super friendly and helpful. And although the outside isn't much to look at, don't let it fool you. The rooms seem to be newly renovated, so they are quite nice, especially the showers. Beds are firm yet comfortable. Also, a good mid sized fridge and microwave. With the Inns, small size comes with the perk of being to park directly in front of your room, so unloading your luggage is a breeze. And you are also only seconds drive away from Carrabelle, where there is an IGA grocery store, Dollar General, and a couple of small restaurants. I highly recommend you choose the Franklin Inn if you're traveling in this area or staying. Thanks for the great stay, Franklin Inn!

I wish there was a zero star rating. The hotel room was disgusting. The bathroom door didn’t latch shut. There were people partying and blasting music in the parking lot until 3 am. At 5 am I put my foot on the floor to discover the floor was flooded. All of our cloth luggage was soaked through. The room wreaked. We believe it is sewage water that was coming up from through the floor. Don’t try to save money by staying here. To make it worse the hotel wouldn’t refund our money and charged us more for the first night than the agreed to amount. A full refund should have been issues. The absolute worst hotel experience imaginable and is ran by dishonest people.

Staff were so nice and a joy to interact with. Rooms have recently been updated and were very clean. We had a plumbing issue in the bathroom the first night but maintenence got right on it and had it fixed in no time. Even more impressive to me is he was happy and pleasant even though it was a Friday evening and he had to deal with the issue after hours.

Nice clean room. All brand new room from obvious hurricane damage around the state. Owner was nice and the price was about $125 for two queen size beds per night.

The room was large, comfortable and clean with a working refrigerator, microwave and coffee maker. The bathroom was surprisingly spacious as well. The staff were friendly and helpful, all at a reasonable rate. The motel is located a very short ride from the amenities in Carrabelle proper.

Looked great from outside. There was somebody lurking around in a truck when we checked in and throughout night-sorta thought he might be back to steal our car ... Shower in room had problems-dripped ALL night. Floor was even wetter the next morning than when we checked in. Shower curtain was VERY moldy on inside. Didn't use it. Shower head couldn't be adjusted because it was about 7 feet up the wall. Not enough towels in room (2 towels, 1 washcloth) for both of us. Laundry (which was one of the things we needed) were both out of order. No filter for coffee maker-not that it mattered-wouldn't have drank anything from the dirty rusted thing. Woke up with roaches crawling on husband. Yes-they were in the bed. Will never return.

Clean room. Older but clean. Furnished with refrigerator which wasn’t listed in ad. Spacious and furnished with lots of table tops which is convenient when traveling. Comfortable bed.Only complaint is lady in next room smoked outside her door and it came through our door.Had problem connecting to Wi-Fi and host came to check that it was working

A great little hidden treasure... Very nice hotel, rooms were clean and updated. Heat/ac worked perfectly. Employees were very friendly and very welcoming. We had a nice weekend and plan on returning to explore more of the area soon.. thanks for a wonderful stay.

Very quaint motel. Very basic with 2 standard beds. Room was very clean. Office staff on evening and nights were very kind and helpful. Front desk very friendly. Room cleaned daily. Less than 1/2 mile to public beach. Nothing fancy. No pool. No view. No bells or whistles, just a clean place to sleep with comfy beds and pillows.
