They claim this place as a resort it's not a resort it does not have any amenities that a resort would have plus the beds in the rooms are 6 inches off the floor with frame and they want a lot of money for each room I wouldn't rent the place I go to Salida Colorado before I stay for the cost it does to stay there because at least in Salida you have a pool and other amenities that you would not have their in Howard

So lucky we found this gem. Nice accommodations and the owner made sure we were taken care of. Felt like we were family while we were there. Perfect spot for your Colorado adventure. Even got invited to an old fashioned cookout(best blackened chicken ever Ricky!). Can’t wait to come back.

We have NOT stayed at the Rocky Top River Ranch but had a VERY DISAPPOINTING experience with the management...On our way back home after a couple days of a road trip one of our kids complained at severe stomach pain and asked to stop at a restroom. We stopped at the very first RV park as the problem seemed to be serious. It was around 7:40 pm (7/7/21), their lobby was closed and there was nobody around. As the kid went to the restroom a woman (about 50+ y.o., blonde short haircut) approached our car and asked us what was going on. We told her that we had an emergency to use the restroom for what she replied - "Five Bucks!". We were shocked for a second, then asked her "For what? Restroom usage?" And her answer was "Are you guests here? No? Then five bucks! You know, I'm doing my job here... It's a private property and you haven't even asked a permission to use the restroom!"Well, who did I have to ask permission at a night time when everything was closed and nobody was around?!I tried to look for some cash in my wallet but I had none and my wife's wallet was somewhere deep in the trunk. I told her that I had no cash on me and she turned around and yelled "Rick?!" trying to threaten us. No Rick came to us but I asked her if she would take a credit card and she said that it would be $10 if we did so.After a few minutes of moving bags and coolers I found the second wallet and gave her $5. She took the money and walked away saying NOTHING. Neither thank you nor goodbye...Extremely rude!Do yourself a favor: STAY AWAY FROM THIS PLACE!

Love this place. Rhitt is such a great host, and has been for many years. Bathrooms and showers are clean, plenty of space for the kiddos, RV spots are spacious too. It's nice all the power posts have 30/50 Amp feeds. Also, so many campgrounds have Karen's running around being the fun police. None of that nonsense here. I have 4 boys and they're not always silent haha. If you're not sure if you should stay here, do it!

We are very pleased with having stayed here two months. Rick is a great host, Riverside restaurant next door serves awesome food, and the views right next to the Arkansas River and the Rocky Mountain peaks all around make it a perfect place to rest and relax.There are miles and miles of fishing and rafting and canoeing and plenty of state parks right within a few minutes drive.

We stayed for a long weekend at Rocky Top and had a great time. The bluegrass concert on Friday night was so much fun. It really showcased the great community here in Howard. Thanks to the owner we never went without anything we needed.

I would give the ranch a 10 star if I could. Little peace of heaven in Howard Colorado. Great location, close to endless outdoor adventures. Staff was a pleasure and went out of their way to ensure we had a wonderful stay. Definitely recommend.

Yes, you are in the small town of Howard, but you are right off Hwy 50. When I checked in the door was unlocked, then when we returned for the night noticed that the dead bolt didn't lock. Both locking mechanisms should work. We did enjoy our stay.

Rocky Top River Ranch is an absolute gem. Low-key establishment with a restaurant on site, RV hookups, motel and an A-frame cabin. River access is easy. Plenty of grills on site. I will definitely be back for another stay!

I have been here at Rocky top river ranch since June of 2020 in a long term spot I really loved it here it's peaceful and beautiful Rhitt is an awesome host he is always willing to help out when you need him .. I recommend this place to anyone who needs a vacation Rhitt treats the people with respect .. in the summer he has great entertainment for everyone.. This is a great place to come and enjoy yourselves by the river and have awesome food at the restaurant...
