We had a great stay at Pleasant Valley. We came in sore, hungry, and exhausted from all of our hiking and driving in the days before so it was a very welcomed experience to rent a cabin and have a home cooked meal. The owners were very kind, accommodating, and friendly. They cooked us a delicious burger and barbecue sandwich.The cabin was quite nice. The stand up shower had good temperature and pressure. The bed was quite comfortable. I thought the price was quite good when you compare it to similar places and what they cost nowadays.I liked it enough that I booked a cabin there again for when I am going back to the area in a month. I definitely recommend this place!

Jimmy and I had an amazing time during our stay here at the campground. We had rented a tent spot. Jimmy elk hunted while I stayed around the camp.The store has everything you need so you don't have to drive 30 miles to town. There is also a restaurant if you don't want to cook. The food is very good. And the pies, they are homemade. You can't leave without trying a piece of pie. Best pies around. Campground is next to the Cimarron River. Very relaxing to hear the water moving through the rocks. The owners are very friendly. We got to know them very well. We are going to miss you guys. Jimmy and I both feel like we are family. And we can't forget the sheep. They were a joy to watch. We had such a great time.

Booked a cabin here via Airbnb last minute-ish when we found out that a 4-mile closure on US-50 a little to the east of here, from 7pm to 7am, would prevent us from staying at Black Canyon NP past dark and driving to the cabin we originally booked for that night in Sapinero. The owners were very accommodating of us - the office closes at 7pm, but they set it up so we didn't have any trouble getting into our cabin at nearly 11pm. Presumably largely because of the overnight closure on 50, there wasn't any issue with noise coming from the highway.That said, we did experience a few issues. First, the fridge was unplugged and wide open. After carrying our cooler on the back of our SUV from sunny Mesa Verde National Park, through hot and sunny Montrose, and into hot and sunny Black Canyon of the Gunnison National Park, we were expecting to have a nice cold fridge and freezer to deposit drinks and other perishable food items in for the 10 hours or so we were planning to stay.Second, it was toasty inside. Obviously, gets pretty warm here, and this wasn't the first place on our Colorado road trip we stayed without AC. But the furnace was running, which didn't help matters much. We discovered a note covering how to run the unit taped to the side, about 4 inches off the ground, about 20 minutes before we departed the following morning. So even though we slept with as many windows open as we could, and the box fan running, it remained warm inside.Third, the water situation. Only place we noticed in the few days we spent between Montrose and Gunnison. Hot water from the sink in the bathroom was a little cloudy. Cold water had a yellowish tinge to it that we only noticed after filling up our Brita pitcher and keeping it in the fridge overnight. Dumped it out, filled a clear cup we had with unfiltered water... same yellowish tinge. Needless to say, we didn't drink that water anymore than we had the night before when getting ready for bed.The cabins also appeared to be fenced off from the Little Cimarron Creek right behind. There were fences between our cabin and the adjacent ones, and between those and the buildings or gates closest to them. We weren't sticking around long, so I didn't bother with trying to find out. But it seems like you may only be able to go down to the creek if you're in an RV or camping. Or a little more ambitious than I was.

Well I'm I wasn't on a room but had one of the best double chz burgers ever! The nice owner Cindy/ Sydney .......... I guess my ears are going.... is all so pleasant. Now, the good is a bit higher than you'd expect but it's a biz out in the middle of no where.And. Now,I sit on US 50 due to a 7 mile alt lane traffic closure. Expect delays.

UN-Pleasant Valley to say the least... Honestly for the money they charge, I would have expected much better. Plus, I have 2 WELL behaved dogs with me and I felt like eyes watching me at ALL times... It was just an eery feeling there. They had a real STRICT pet policy so if you have dogs, maybe not the place for you - something about how they spent so much money on the grass and it never grows, etc.. I couldn't figure it out though because you're literally feet from an endless supply of water (the river) and it rains all the time? THEN the front gate code wasn't working... sat in front of the gate for 20 minutes trying to get in. Thankfully someone was leaving. Would not recommend this place...

We did a staycation and stayed at Pleasant Valley in cabin 8. It was me, my boyfriend, my mom and dog. The cabin was nice. The owners were amazing. They were so helpful and knowledgeable and were able to answer questions about fishing and sight seeing. We had to try the homemade pie and it was so flaky and full of cherries and was amazing. We also tried the Wild Boar and Elk burgers and were not disappointed. We will definitely be back again.

Great location, just a few miles east from the National park. Set up our tent near the creek. The guy at the reception was nice. However the restrooms had horrendous smell because of the smoke, it almost made me puke.

This place was so welcoming and cozy. You can feed the sheep, roast marshmallows by the fire, walk around the huge property, have a picnic under the cottonwood trees, etc. Their cat Marmalade was just so charming and fun to walk out on the deck to. Cydney is a kind and good soul who wants to help you out. She gave my family and I great recommendations in the area for hiking and sight seeing. Come and stay here 100%.

Such a great little place to go and get disconnected from the world and air your head out! Wonderful and friendly staff, super hospitable, super cute and clean cabins. Bed in the cabin was comfortable, lots of fresh and comfortable linens and towels. We had a mini fridge, microwave and stove. Gorgeous creek behind the cabins and lots of great fishing all around you. Breathtaking views!! Gift shop has a little something for everyone, and things you forgot to bring. The only thing I didn't like was having to leave... Cannot wait to go back!!

This place is awesome!! We stayed there 2 years ago, and now we are planning another trip this summer. Reading thru some of these bad reviews makes me think it's the customer, not the place. The owners were so friendly and accommodating. Everyone has their own experience, but also everyone has their own demanding way of dealing with people when they are paying for something. Don't let the bad reviews prevent you from staying here. Our stay was really amazing and I'm sure yours will be too!

The campground itself is very pretty with nice areas of grass, gravel pads, and pretty river. We enjoyed the sheep parading by on the opposite side of the river in the morning. The owner was very nice and we enjoyed talking with her. Would have bought some sweatshirts but smelled very strong of cigarette smoke. The laundry/bathroom needs a good scrubbing and get rid of junk and the area would be more "pleasant". Just a little TLC, clean up, spruce up, would not cost much, could make this a 5 star camping experience.

Love love LOVE this place. We stayed one night and at first my kids were hesitant about being without wifi or their devices but once the night went on they opened up . It was great. No TV and no wifi in the rooms … there is wifi in the store which I used for an assignment. Cydney and her husband were both so friendly and answered all the questions I asked. Don’t add TVs. I like it as is . The food was yummy ! Especially the pie . We will definitely rent from here again.

Another in a long list of bad reviews! We paid for two camping spots for two nights as we are a family of 7, but we left after the first night. Cydney was condescending and rude, Tito was nice though.The toilets plug seemingly after every flush, and then come the rude notes on the bathroom doors and in the bathrooms, along with accusations of using an entire roll of toilet paper at each use of the bathroom. Make sure you shut the door when leaving the bathrooms too. Be ready to get yelled at to close the doors even when you do each time.It was obvious the notes were aimed at us as we were the only campers that were there on the second day of our nightmare that were not new. We followed the rules, and treated the property with respect. Cydney should get some customer service training and at least ask how we are doing before she chews us out because we parked 5 feet too far from our camping spot.Think about it, there is a reason why there are so many bad reviews for this place. Don't waste your hard earned money here. Stay elsewhere and enjoy your getaway instead of leaving incredibly angry like we and so many others have.We took a picture of the handwritten note that was placed on the screen door to the bathrooms but cannot post a picture but here it's what the note on the door said:"USE LESS TOILET PAPER!! YOU DON'T USE HALF A ROLL EVERY TIME ON A SEPTIC SYSTEM!! ONE MORE TOILET GOES DOWN, YOU GET A $250 BILL AND YOU LEAVE"

Came here to camp with family. It was clean, but not worth the price at all. Did not enjoy attitude from owners or the layout from the cabin leaving no privacy whatsoever. Small, cramped shower, and handles in the bathroom that broke just from the weight of towels. The stove didn’t work on its own, we had to light it manually, which for the price of our stay is frustrating. The water also went from scorching hot to freezing cold in less than a second.

Wow, we loved our stay here! The RV spots are beautiful and back up to the Cimarron River. It’s on the road, but the river blocks out any road noise. The area is full of trees and birds and makes you feel secluded and peaceful. We especially loved that there was no cell service so we could truly disconnect. The full hook-ups were great, didn’t have cable, but that’s the last thing we cared about.We’ve heard about the famous pies and had to try one. We bought a blackberry pie, and it was seriously the best pie we’ve ever had, so we went back the next day for another! We will definitely be back, it’s only a 20 minute drive to Black Canyon and also right next to Curecanti, there is so much to do in that area.Thanks Cydney and Tito for a amazing 5 year anniversary!

Had the best time at Pleasant Valley. The owners were very accommodating for our last minute booking. The cabin was rustic and comfortable. It was a great get away from the city. No phones, no tv and no noise. Just peice and quiet and lots of nature. Everything you would like to do is just a few minutes drive from Pleasant Valley. We will come back as often as we can. PLEASANT VALLEY YOU ARE AWESOME!!!

Nice spot, lots of trees, friendly owners. River running behind spot which makes it relaxing, small store with cafe, not much of groceries just essentials. No wifi unless your next to store. No trash service need to take with you. Next town is 30 min away. Lots of trails, national parks, etc.

Stopped for an overnight and there is a For Sale sign. The place needs work!Worst laundry room I've ever seen. Dirty, junk, machines seemed OK. No change and no signs with prices. Oh and no use in the morning! Not good when you get in late...

Never stayed here; I'm just one of those rude, entitled people the owners ban from their restroom because I didn't see any public facilities along highway 50 and three small children were about to wet themselves since Lake City. Perhaps instead of insulting desperate human beings the owners might try upgrading their bathhouse/restroom so that public use did not put such a strain on them; we would have stayed for lunch and bought some necessary supplies had I not been so turned off by the aggressive note on the door. Here's a thought: maybe the rudeness you encounter from "entitled" travelers is a direct response to the rude and inhospitable greeting they receive.

Accomidating and homey. Beautiful back yard. Down in the back runs the cimmaron creak and across it in a field is sheep and a pond. Very beautiful! Beautiful scenery across in the front to. Fished in the creek but didn't catch anything, pretty swift moving. Delicious homemade pies. Tasty jerky, bought in the little store/front desk. No TV or AC. WiFi but no cell service. We stayed in #6 it was the top floor of an apartment room. It had 3 full beds and 1 twin. Pretty outdated but clean and roomy. It only had a tub with a shower sprayer that came to my chest and the ceiling was sloped so my head touched it and I'm 5'1". They do have a shower on site we could have gone down to but really ours was fine and not much hassle to use. Had table and chairs, 2 other chairs and a recliner, dresser, closet, coffee maker, toaster, mini fridge, stove top, microwave, sink, dishes, dishwasher. Patio with table and chairs. Plenty of soft towels.

A beautiful spot by a small rushing river. Convenient to the Black Canyon and Montrose.I wondered why this campground had very few campers there. After a few days stay, we found out what was wrong.The smell is very bad from fly traps hanging in inappropriate areas. The water from faucets is kind of a yellow brown color. There is only one shower, for both men and women, which is pretty icky.The people who run this place are very strange and seem to resent anyone camping there. The guy goes through your bags of trash.

Many of these reviews are biased and unfair. We had no reservations, Tito locked the store up and showed us what was available.Beautiful sites right on the river. Thought road noise would be a problem but the rushing water drowns out road noise.The owners are outdoorsmen who would like to hunt and fish but rarely get a day off due to demands of running campground, general store,sporting goods,repairs, a cafe and all food was made to order. Kicked myself for not getting the pie.We witnessed people come in from highway and all but demand to use the single restroom/bathhouse, (small one has been damaged by same type of folks). These same people passed by no less 6 restrooms available on the way from Gunnison to Montrose in recreation areas,all free.After owning and running this camp for over a decade Cydney and Tito have lost their respect for people who are rude,demanding or look down their nose upon others. Tito goes thru campers garbage because some campers will not bother separating recyclables which the owners haul in on their own dime.It's old yes,but if you are not an outdoors person perhaps you should be staying in one of the many other facilities available within an hours drive in either direction of Cimarron or Black Canyon.We loved our stay, the owners and adventures we had nearby on foot and vehicle. All with 2 small dogs. Would return in a heartbeat to enjoy great hosts.

I should have known better than to try this place when it was the only availability from Gunnison to Montrose on a holiday weekend. My family was rudely "greeted" upon arrival. The owners did not try to hide their "good 'old boy", no outsiders attitude. The cabin was dirty, cobwebs everywhere, mouse droppings on the table, it smelled moldy, old and saturated with cigarette smoke. Even though no smoking was explained. My family was treated with poorly. If 0 stars were an option, I would have selected it. Do not waste your hard earned money or valuable time in this run down place. Customer service is non-existant, a "family friendly" environment is NOT a standard or value this place holds.

I thought it was fabulous. Quaint cabins, clean and comfortable. Fridge freezer microwave coffee pot and a rockin hot gas heater. There's a store and a cozy restaurant with breakfast lunch and dinner. Elk,venison, buffalo burgers and great pies served by a very personable patron.Very convenient for my visit to the Black Canyon Gorge.It's close to the Cimarron entrance and the damn so you can cross over to the north side.

Don't waste your money! Came out for elk season ended up never hunting because of this place. If you require the internet to stay in touch with your business while away you might as well forget it. That is unless you want to sit in their store or on their front porch when they're closed which isn't very practical when it's 20 degrees outside.Brought a small freezer to bring our game home plugged it inside the cabin.Next day the owner wants to charge us an extra 3.00 a day for power. Which wasn't a big deal in fact we unplugged it since we only had a bag of ice in it. The big deal was that if we wanted to leave it plugged in she wanted us to sign a waiver that we would be responsible for damages since the cabins wiring was so old. Maybe that's why they don't supply you with a coffee pot just a microwave and small frig because they don't draw much power .... right!Can't forget to mention during our 3 day stay every morning I woke up to bug bites . Oh how foolish of me I probably got those bug bites while scouting naked up in the mountains not from the bed.
