0/5* (Continued from last post) I don’t recommend this place. Trust me you won’t like the experience of staying in a sick place. And I felt bad that I chose this place as a family trip destination with my mom.If I could do this again, I would drive an hour to redding for a clean motel even it was at midnight. After all safety and wellness is always the top priority.

My wife and I enjoyed our stay at Living Springs! The cabin that we stayed in was clean and comfortable, thanks to Susan whom never stops moving to make sure that everything around the grounds stays that way. Peter was a great host! I would recommend Living Springs to anyone that is looking for a place to stay while visiting Lassen National Park.

Best camping experience we had in a long time! From clean rooms, wonderful settings to super friendly staff! Peter at the front desk was very helpful with pointing out where all the local attractions are. We will definitely be back soon with more friends!Rooms: Very well equipped and very clean!Nearby activities: So many to list. From Lassen to Burney Falls!Safety: Felt very safe and secure.Walkability: Many trailer around the campground.Noteworthy details: AAA+

Complete ripoff. I reserved a cabin on a weekend and paid with a credit card. The posted rate was about $135 a night. But with all the fees, including a pet fee, the total was $224 -- for a cabin with NO indoor bathroom. When we were forced to cancel due to an extreme heat wave (traveling companion has health issues), the host Peter Stone, told me I'd have to contact VRBO if I wanted a refund. VRBO said the host determines the refund policy. Back to the host, he said it was too close to the date for a refund. Not only did I have to pay the regular cabin rate, I had to pay more than $80 in stay-related fees. Did I mention we didn't stay there? Peter Stone could have at least refunded the fees for a second guest and the pets, but when I got my credit card statement, he'd charged me the full $224. Greedy, greedy, greedy.

We stayed in one of the resort cabins (Farmhouse); this review is mostly about that. So the area and resort grounds are nice. The staff was friendly enough. The 'Farmhouse' cabin though needs some work. Recently they've added a nice awning over the deck. Sadly, that's about the only nice thing with the 'Farmhouse.' The cabin is an OLD mobile home that's in bad need of a top to bottom cleaning and renovation. I kid you not, the place is a dump. Dirty stained sheets, black mold in places, you can really smell the black mold (probably in the ceiling, walls and floor). Dirty and stained throughout. One would expect some dirt and dust, after all it's camping; however this cabin is filthy. All this for $300 a night, oh joy...NOT.

This place was awesome. Campground was clean and beautiful. It's close to the river and a little pond. So close to Lassen National Park. They have 2 showers, which is nice to have when one goes camping.Camp hosts were very nice.

Amazing place! Wish we could stay longer. Spent 3 days and loved every minute of it. Staff is very friendly and helpful. Cabins are cozy and equipped with everything you might need, very well decorated and clean too. Public bathrooms super clean all the time. They have picnic tables and wooden two person swings along the creek, great for some time to yourself, morning coffee or reading a book. Walking trails around the campground. Mini store onsite and they even have some organic options. Had great time and can't wait to come back!

Great place. The perfect combination of a tiny motel experience with camping options. There's basic camping spots, RVs, personal cabins, and a few medium cottages as well for a variety of lodging needs. The office is staffed by friendly people, the rental we stayed in was clean and warm with a few amenities (mini fridge, microwave, and electric kettle.) They even turned on the space heaters prior to our arrival. While it was only my husband and I we could've easily brought a couple kids and two more young adults for the bunk beds in our cabin.If you find yourself needing snacks or some other items the office is also a little store. The woods are lovely and we enjoyed our short stay in the snow immensely. Smart and fun place to stay for a good price.

We absolutely loved the yurt!!! Lots of families with kids, creek was cold and refreshing, and very friendly staff. Close to a number of lakes and trails, including Lassen Volcanic Park. A bit dusty in camp w so many kids on bikes and kids having literal dirt fights but we were next to the water so naturally the kiddos were excited to hang out there. Lots of fun for everyone! Highly recommend!!

I have lived 25 minutes from here my whole life and never knew what I was missing. Even if you are a local and just wanna get away with the family and kids or take your lovely partner somewhere romantic. This place has it all. Totally private, amazing staff, perfect little creek, I mean they even have free bikes for the kids to ride and fishin on poles laying around for use at the lake. Fantastic place. I’ll be back soon. And you shouldn’t second guess it.Justin C

I originally left a not so great review, however, after talking with the owner I feel that things were handled much better. The cottage was very clean, roomy and beautiful. It turned out the heater was left on and we did not realize it and we were so hot ugh. That is truly the only bad thing I could say though. They had a great selection of movies that we could watch, there were 2 full sized refrigerators in the cottage and it was so nice to be able to cook a bit with the full kitchen. I would like to come back again and make sure the heater is off lol. Very nice staff and most were very helpful.

My hiking friends and I got a cabin here for 3 days and loved it. Mary is a gem and made sure we had everything we needed and even dug up a small coffee pot and mugs for us because we forgot ours. So pleasant at night as it was nice and quiet. Clean cabin, bathrooms and showers. Decorated cute too. The sheets were wonderfully soft and lots of nice fully pillows. A great experience and we'll be back! Oh and it is very close to the Lassen park gate.

Living Springs is a beautiful place to visit. The cabins are very comfortable and clean. Ours even had a wonderful a/c that cooled us down during the hotter hours. They have a "toy shed" that my grandkids enjoyed,too. They also have a picnic area for anyone to use with large barbecue pits and a propane griddle I was able to cook two pounds of bacon and pancakes at the same time. There was also a pond and a creek on the property with small waterfalls to enjoy. The staff was friendly and helpful. I only met Angela Jason and Mary. They were awesome. I will definitely recommend Living Springs to my friends and will visit again.

Strange, patriotic place at the end of a long road. Small items relating to the constitution throughout the park. Good spots for large RVs and definitely would bring my tent here as the grass is good and the spots nice and shady! Great shade throughout the park, 2 bathrooms with showers, outdoor sink handy for washing dishes. Small pond for looking at, some trails to walk. Grassy area, quiet and pet friendly. NO STORE on site and town is far. I believe they had sodas and firewood for sale.

The family and I loved staying at Living Springs. Quiet and well kept, fire pit and barbecuer, owners even offered to warm up the cabin before we arrived. To bad we missed the email, but does not take long to warm up. Our 4 boys played outside all day and we are totally looking forward to making it a family trip back to visit the hot springs and volcanic history.

Oh how beautiful it was. I enjoyed every minute of it. The trees, the cabins were nice, it was so peaceful and relaxing. The staff is wonderful. Made sure we were taken care of and beyond. The drive was beautiful. The little town there was nice too. I do plan to go back again. My son had a great time up there.

Wonderful! We left our place late and hit awful traffic along the road. I called to say we were running very late. We arrived at 8:30PM so exhausted. Not only did Peter and his wife wait for us, they also guided my husband into backing into our site. Who does that???We stayed two nights and wish we could have stayed longer. It's very peaceful and serene. Quick drive to Mt. Lassen's west entrance. Such a great underappreciated park. I wish we had more time to explore the area but that is what the return trip is for. See you again soon!

If I could rate a zero star, I would. But it has nothing to do with the property. The "host" Peter was very unprofessional. We had to cancel that same day as it was impossible to get there due to extenuating circumstances (roadside emergency). I called him and left him several messages and he did not get back to me for over 5 hours. I did receive their cancellation policy, but still requested a refund due to something that was unavoidable. When he did correspond, he was smug, pompous, uncompassionate, unprofessional and rude. I hope he's not the owner! And if he's not, I hope the owner of the resort will look at who they have representing their business.UPDATE: The only thing truthful from this response is that my review had nothing to do with the property as you can see I stated above. I called the same day to notify that we would not be coming and got no answer. I sent two messages on the 3rd party site (Airbnb) and got no response until over 5 hours later. We were never a no show. They had a no refund policy, but I did ask to see if they would make an exception based on our circumstance. My review and opinion is based on the excessive response time by the host and the unprofessional manner to my requests.

Probably the best campground near Lassen National Park. Family owned, not a large franchise. Large sloped wooded property. Many amazing vacation rentals like cabins, cottages, tiny houses and some cool tents! There are some RV and tent sites and some were spaced out... not very close together. Everything is super clean and very well maintained but kept the rustic look. Many bathrooms which was very important for our large wedding group. Cute little lake and a super cold creek on the property. Wifi is OK which is understandable because Frontier DSL is the only internet provider available on the mountain. Samsung phones with T-Mobile worked fine... iPhones not so much. Will be back with friends. This is our new go to destination!

Overall, this is a nice campground. One very annoying aspect is the need to pay for a shower! Nobody told me about this and I could not get the hot water to work. The Camp Host knew nothing about this. Finally I discovered a coin machine opposite the shower. 50 cents for 3 minutes! I have had to pay a quarter for 3 minutes at a county run campground but that was $24 a night. Living Springs is $63 a night! Showers should be included!

If you camp with kids or pets you have come to the right place. Nice place, play area for kids, lots of trees, and the people working there are very nice. I would recommend staying here, trailers, cabins, even teepee's. Restrooms, shower, laundry room. I hope to come back again.

This was the perfect site for our Lassen National Park travel trailer Labor Day vacation. We pull our RV travel trailer with an electric Tesla vehicle and were able to fully re-charge our car during the stay so we could continue our travel without having to worry about finding a charging station. The trailer site was well laid out and had all of the hook-ups needed for our stay. The drinking water came directly from the site faucet so we did not have to carry our own water. The site was clean and well-maintained, making our stay a very pleasant one.

Stayed in cabin D with my fiance, worst bed I've ever tried to sleep in. I cannot believe they even make beds that stiff, and I usually sleep on a thin air mattress in a tent. They claimed they bought new mattresses for all of the other cabins except ours when I brought up the horrendous mattress to the manager. I was trying to make my fiance more comfortable because she was new to the outdoors. We would prefer the tent. Extremely overpriced for what it is. The camp manager was even confused about our reservation which we made 2 months in advance. We will never be back.

This place is great! Loved being engulfed in pine smell, needles and huge trees!! Spots are tight for big rigs, and it’s not high end but we great place for the weekend.Couldn’t get service on any carrier unless we had a mimo antenna and then was fine. Booster didn’t work for us here.
