Very quiet RV park. Clean and well kept. Good for the short term or if you want to get out of the heat, the location is not that far from the city, and out of the desert. Driving up the mountain was easy. The elevation starts from this location.Beautiful mountain roads, biking or by car.

We stayed here in April 2024 for one night in our 26' motorhome. RV site was gravel with ample space for our rig. Sites were very close together but to be expected. Staff was very friendly and helpful, bathrooms were very clean and shower had great water pressure. We were just passing through so did not check out the surrounding area but staff provided recommendations nearby for food.

We found this place because we wanted to do laundry. We are full time RV ers. Laundry was fine, had to get quarters from the RV park office, so we walked through the park. Really well kept, but spots are close. Really nice employees in the office. I would definitely stay at this place if passing through northern Phoenix. Right off the highway, but not noisy at all. Tucked away in the hills with trees!Also, the diner next to the laundry was excellent.

I met some awesome people and made some great friends during my stay. Management were amazing to work with. They made me feel at home and took great care of my needs. I felt they went out of their way to accommodate me. Hard to find such a hidden gem these days. I will definitely be returning to this oasis in the desert.Safety: The resort is very private and secure. Management and staff are top notch. I didn't feel the need to lock up my stuff when I was away. They do a really good job of keeping out the riff raff.Noteworthy details: Property and amenities are well well kept. I seen a lot of improvements during my recent three month stay. The clubhouse and pool area are very nice. Heated pool and hot tub well kept and clean.

We had a large RV site at Black Canyon Ranch RV Resort. Pristine washrooms and showers, comfortable clubhouse, and the pool and hot tub were very warm. Laundry was very reasonably priced. The nicest part about the place was the warm and welcoming owner, Emily. She was so friendly and approachable, and never seemed bothered by our myriad questions. We had a large cactus on our site, and picked a couple of grapefruits and tangellos from nearby trees. We even had a javelina visit our site one evening. I would recommend this resort if you are in the Black Canyon area. We were a 2 hr drive to Grand Canyon railway, and had a wonderful experience visiting the Canyon.Safety: Felt very safe here.

My husband and I stayed for 6 1/2 months while he's here in Arizona for work before moving up North for the winter months due to space availability. And lot #6 is where it's at! When you work from home in under 400sq ft you need to be entertained and I loved our spot because I could see all the action, not that there was much, it is situated off the road in a small town but still, well worth being in that spot. We got to talk to all the residents as they walked their dogs or were just out walking, we got to see everyone who came and went, we even made a game out of it to see if we could remember who was where last. It was a short walk to the clubhouse and trash cans and right at the entrance which made it easy to find for deliveries that did not go to the clubhouse and to see the cows who would occasionally wander into the park. The staff is great, we became friends with Emily and Josh who took over managing the resort while we were there as the previous manager retired. They made some good changes to the resort and are still making some, like upgraded internet which is very much needed and being in-between mountains the service is terrible. Luckily we have an onboard router in our 5th wheel and had very little service interruption with that. The prices are good for the area, the electricity can get pricey in the summer months so prepare for that and as the winter months are approaching space is limited because the snowbirds come back and some lots are owned so make sure you call early for a winter spot, they go fast! All in all we had a great time there and will definitely return if we come back for work again....and there are spots available.

When I arrived I had trouble with my water pressure reducer and the manager came out to my trailer and offered to fix my reducer or loan me one if he couldn't fix it. (he did fix mine!).Great services (pool, laundry, etc.)Would definitely recommend, and will stay here again!

Greetings! Lynda here..Steve's wife...an absolutely wonderful place! It is quiet and serene..but if you would like..there are activities, 2 dog parks, a sparkling pool, piano and pool table, workout equipment and events throughout the year. Josh and Emily, the managers, are hospitable, caring and welcoming. The grounds are kept up too!

The staff is very friendly. The residents are very friendly. Just wish there is more availability so we could stay longer. There's trees and birds and a laundry facility, a swimming pool, hot tub, pool table, and different planned activities by the residents. Clean a quiet place, can tell I would stay here long term if it was available.

My wife and I spent two months here last winter December & January. It is a great RV resort in a great location. Pool, hot-tub, clubhouse and grounds are very well kept and clean. Very friendly management and people with lots to do at the resort and nearby like hiking, off-roading, site seeing it’s also close to Sedona and the phoenix area. I recently had an order from eBay get sent here by mistake I called and talked with Emily the new manager and explained what happened, she kept an eye out for the package and sent it to me in Iowa. She answers the phone and is very responsive and helpful. We would recommend Black Canyon Ranch RV Park to anyone traveling who wants a clean quiet place!

My husband and I love the RV Park with all of its beautiful nature trees. We see bats out at night when we walk. Friendly, helpful service. We like being further out of Phoenix and this fits us. It's a very clean place with nice amenities.Walkability: Can walk around at night without issue.

Our first time snowbirding. A wonderful community. Management was great when we were delayed arriving due to an unexpected surgery. The location Is perfect. Trees for shade and clean park with working amenities. Hiking trails close and Sedona an hour away. Overall a great experience. I wish I could leave more than 5 stars for this beautiful oasis hidden in the rolling hills just north of Phoenix. Its truly a blessing that I found this park! It’s nestled between 3 gorgeous mountains, it has the tallest trees that I have seen in any RV park in central arizona, there is lots of shade! The management goes above and beyond to make sure each guest feels like more than a guest, more like family. My husband was diagnosed with cancer during our stay and Christine was so nice and thoughtful that she brought over dinner for me and made sure I was able to go visit my husband in the hospital. I can’t say enough wonderful things about this RV resort. Thank you so much Christine, Ray and staff! ❤️

We spent our winters here for the last 12+ years. The park has a beautiful setting with a variety of trees and easy access to many hiking, biking and ORV trails. We also enjoyed the pool and hot tub. The park is well maintained and we found the staff to be friendly and helpful. This little town has great mountain views and a nice small town vibe yet close to major amenities just down I-17.

We really enjoyed staying here! We stayed for 2 nights. The owners/hosts are extremely friendly and hospitable. The park is clean and well manicured, with so many orange, lemon and grapefruit trees that you can help yourself to! It was quiet and the lots are level gravel. There’s a large dog park on the property. And I assume access to trails for 4wheelers/side-by-sides since a lot of people have them. We would definitely stay here again!!

"Nice. Quaint, quiet, and very peaceful... "At least, it used to be. With the construction on 17, there are a lot of disrespectful, noisy, and sometimes belligerent tenants in the park. Temporarily (I hope) lowered my rating.Will change again if and when these issues are addressed, or construction is complete.

We had a horrible experience. We rented an RV space for the month of March 2023 and were so excited about it. When we arrived they had given our reservation away. On Feb 20th, we called and talked to someone in the office to tell them we would be a week late and were prepared to pay our rental fee.. we were told that wasn't necessary and that a note would be placed in our reservation to alert them of our late arrival. There was no note placed with our reservation and the phone # they were trying to contact us was transcribed wrong. We drove 1900 miles with our RV and did not have a place to stay. We were extremely disappointed and frustrated. Too bad they don't have more competent people working in their office. Be wary of this place.
