Nothing there looks anything close to the model apartment they show. Everything is worn. They sit around and think up fees that they can charge you for. We changed apartments mid-lease. They charge $250 because the new room has been professionally clean, that's fine. Then they say "per you lease you have to pay professional cleaner to clean your old room." Wait... what???? I have to pay to have a room professional cleaned so that you can charge the next person $250 for the service????? They leasing office failed to change the pets name... $250 unauthorized pet charge. DO NOT SIGN ANYTHING THESE PEOPLE GIVE YOU!!!!! LIVE SOMEWHERE ELSE!!!!!!

The place is disgusting! My boyfriend lived in an apartment infested with rats! He constantly called the office to see if he could move or get an exterminator out to look at it. Rats were coming out of the eyes on the stove! After months of trying to get it fixed he was hit with a note from the office. They wanted to move 4 friends in his apartment and he was forced to move In 3 days. I think that was so unprofessional! So he moves into his new apartment and it is infested with roaches! They hadn’t cleaned the room from the previous owner! Luckily it was a girl so it wast to messy! No matter how clean your apartment is, you can expect to see hundreds of roaches everywhere! He and his roommates have complained so many times and they keep hearing the same thing! A man comes to spray every month but it does not work! They sent out notes blaming residents for the pest infestations, but really they need to get someone out to fix all of these problems! I’m pretty sure what they are doing is against the law! Now residents have to have parking passes , but the problem is that guest parking is so far away from the apartment complexes! So do not waste your money !!!!

Didn't clean the apartment before moving in, multiple roaches found, office staff isn't pleasant they're always trying to stick some new "fee" into your rent so you have to keep a close eye on it. Multiple times they tried to say I didn't have renters insurance on file yet I went up there 3 separate times and showed them so somehow they either kept losing it or just didn't care enough to take it. Wouldn't recommend.

I've had an awful experience with the reserve since I moved in August of 2015. We expected to show up to a clean apartment (I understand it is not supposed to be super nice because of it being college apartments). Instead, our carpet was disgusting, the apartment wreaked of cigarette smoke, there was food in the fridge, and some disgusting stuff on the balcony (I'm really not sure what it was). They moved us into an apartment above 3 40+ year old men. One of them actually threatened me and one of my friends. The reserve did nothing. We eventually made friends with the men below us (not really). We decided to live at the reserve again for the 2016-2017 school year. Both years we were woken up multiple nights during the week because of sororities and fraternities riding through the complex honking their horns, screaming and shouting. I understand that this a college town and this happens and The Reserve really couldn't do anything about this, but it was still ridiculous. 10/10 do not recommend for ANYONE to live here. Management sucks.

The Reserve is a horrible place to live, I've been having an awful experience. They let people live there even though they are violating leases, they are liars, and the maintenance people never come and fix issues. I've been without hot water for a whole month. The kitchen and carpet are disgusting and unsanitary even after they claimed to have gotten it shampooed. They don't listen or act upon resident complaints. Also the staff leaves emails unanswered and take forever to return calls. They are unprofessional and careless.

It's good for a college apartment. I like that it is fully furnished. Things do not get fixed though... We have had our carpet up for 6+ months. We finally got our dryer fixed after having to use a pair of pliers to turn it on for 3 months. Overall, I'd reccommend the apartments for college students.

Low rent. Utilities included. There are overages but turning off TV and other electronics that don't need to be on all the time keeps my overages lower than $10. The clubhouse and pool are great places to hangout. But the pet fee is a little high.

So far my experience has been pretty good; however, there are a few negatives. Sometimes it gets kind of loud outside during the week nights and there has been a couple of fights outside this semester. I really like how convenient it is to get to campus from the apartments using the Chief Ladiga Trail. The office staff is really sweet and they are always having events for the residents.

Have had a bad experience so far. Carpet is stained bad. I have a broken window the tub is stained. I hope it doesn't get blamed on me to pay. Also I ended up paying rent twice in the same day and they cannot refund the money. It goes towards next months rent. Bad luck so far.

My daughter's apartment was impacted by the March 2018 tornado and i have NEVER seen such unprofessional management. Rocco management treated the students like they had no value. They were allowed back in 16 days after the tornado and they still haven't given back deposits. Management refused to provide needed information to their tenants relying on facebook as their only form of communications. DO NOT EVER EVER RENT FROM THIS PLACE!!!!

Roommate matching sucks. I asked for non smoking and i was put into an apartment where one of the roommates would smoke weed inside every single day. I had to close all my air vents just to be able to breathe. Then I had to move to another apartment, and there another roommate smoked weed everyday and inside the apartment as well. My roommates were not very understanding and would have parties on nights where I had to work very early in the morning the next day. They would party until 3am and I would get 0 sleep.If you like to party non stop and smoke weed, then sure you will love living here. But if you don't like drugs and barely party, then this is not the place for you.

Don't sign anything I know there's not many options when it comes to Jacksonville but I made the mistake of renewing my lease because they were offering over $300 in gift cards. I didn't get the money and you had to stay a certain amount of time after renewing and I ran out of money by the time classes were over. With little options I asked what I had to do to get out of my lease and they told me I had to find someone else to take it over and they no longer let you pay to get out of it like one of my roommates previously had done. I transferred to UAB since I couldn't find work in Jacksonville and I found a job in Birmingham so I left the reserve. Year later I get a collection agency saying I owe over $5,000 dollars and I didn't get one phone call from anyone at the reserve prior. I'm not sure how many other people they do this to but they charged me for the time I didn't live there. Guess I'll add this to the list of fun things I'll be paying for after graduation this summer. Thanks a lot Reserve for caring so little for the students you prey on!

This is by far the worst apartment complex to live at! The management here is terrible and will charge you for false things. I lived here about two years ago and get a bill in the mail for something that was managements/maintenance fault. When I called about the bill the management claimed they had no idea what I was talking about. Save yourself money and live somewhere else!

They lost my all paperwork that had my signatures as well as two different rent checks! They also charge ridiculous "overages" to utilities. My roommates and neighbors were fantastic but the management was horrible!

If you want to get screwed over every single month with zero customer service by a group of people who don’t care about you at all, then this the place for you. Seriously not even exaggerating here, do NOT move in here. The price looks good until you realize they slap you with ridiculous fees every month.

Prices are affordable, I like that it is furnished already. Apartment is close to campus, and I like the pool. Beds are comfy. I like having my own bathroom and bedroom.
